I now have 3.5 years experience with the reviewed paint and am still very pleased with the results and value for money. I don't have any experience with other roof paints but have bought more Nutech Nuflex for later roof and shed painting jobs at a different house based on the original results. Preparation by thorough cleaning and removal of loose debris from the surface to be painted seems to be key to the successful results. If you are repainting a colorbond roof think about replacing the roof screws as well if you are keeping the property long term. Regards, Vaughan

Dennis, I had the same problem on a near 40 year old roof and now again on a 25 year old roof. The best answer is that you need to replace all the roof screws with new ones. As well as the rust you can see on the screw tops, there will be rust you can't see on the screw threads and in some cases the threads have probably rusted away reducing the integrity of the screws to hold the sheets down in strong wind. Yes, its a big job to replace the screws (took me about 16 hours total over about 4 days on a 300m2 roof) but otherwise the rust will show through the new paint in a short time and you still have the integrity issue. In my first case for a house 40km from the coast, about 15-20% of the old screws had integrity issues. Cheapest source I could find for DIY was Bunnings boxes of 100 Zenith or Buildex roof screws. The other issue that I and my neighbours have had on older roofs is that after about 15-20 years, the daily temperature cycling of the ridge capping against the roof sheets can wear holes in the roof sheets at the edge of the ridge capping, causing hard to locate rain water leaks. My fix for this was to use Protectadeck 45mm x 50m Flexible PVC Joist Protection strip (again from Bunnings) between the ridge capping and roof sheet with a visible overlap beyond the ridge capping of 10-15mm. If you do this before painting, it is not visible from any distance after painting and you can rest easy that heavy rain with not find this insidious leak point which seems to be remarkably common for the commonly used ridge capping that has an edge that presses down on the roof sheet. Oddly, I once owned a 35 year old house about 12km from the coast with a different less common ridge capping profile where the edge did not press down on the roof sheet and this point of leakage was never an issue at that house. Dennis, My only experience with roof paint is with cottage green Nutech Nuflex on bronze olive colorbond house and carport roofs. Still very pleased with the result of two professionally applied coats on the house over thoroughly cleaned colorbond sheeting after over 3 years service. No sign of peeling and the fading is no worse than that of adjacent new colorbond sheets. I myself sprayed two coats over my 40 years old thoroughly cleaned colorbond carport 50m2 roof using a cheap Wagner DIY turbine fan air sprayer about 15 months later and that also still looks great with no peeling. If you have over 50m2 I suggest using a professional painter as the DIY sprayers are much slower and tend to clog frequently. I am moving house now to a coastal location and need the next house 25 year old 250m2 pale eucalypt colorbond roof re-sprayed and will be happy to use Nutech Nuflex again applied by a professional painter.
