I asked my dad's doctor if he could use the Cubbi being that he's 90 years old, he said absolutely. My dad would like to know if you have any guidelines on how many minutes it should be used, every day or every other day? Do you have a workout plan or suggest something to help him?

Hey! Loving the question but I think you might have mistaken Cubbi with an exercise programme or equipment. Cubbi is an online rental platform that makes managing a rental property really easy so I don't think it's what you're looking for. However (assuming so many things and having a bit of fun) my advice would be to start very very light for a short period (say 5 minutes) every day then build up (duration and/or weight) over time, say increase by 10% every couple of weeks. Don't risk injury by going too long or too heavy too soon.

How many minutes are effective on the cubii?
Hi, I have a two bedroom villa unit at Essendon North which is currently managed by an agent. I wish to migrate to Cubbi. The last tenant moved in on 26-02-2019 and the contract/agreement was signed on 04-02-2019. I am unsure about how to proceed. Please guide me through. Lalit
Hi Lalit, you just need to sign up and then click to add your first property and then select 'Switch from an agent'. You'll enter your agent details in and create a termination notice,sign it online and then it is sent to your agent requesting the information needed (including leases). If you're unsure on the notice period required you can upload your agency agreement and we'll tell you how many days notice you need to give. Typically it's 30. You can elect to have Cubbi send a trackable postage paid envelope to pick up the files on switch over day (or you pick them up), that's also the day your tenants sign up to start paying their rent through Cubbi. Just wondering if you have updated your payment systems so that when tenants pay rent, it does not take the current 5-6 days to hit landlords
account?
Morning! In short, no we have not updated our payment system, however, we have been working hard with our Payment Provider to speed things up. The root problem is all Direct Debit payments in Australia take 3 business days to clear (become guaranteed funds) before the payment can be forwarded to you. The banks together have been working on a New Payments Platform (NPP) for the last few years which allow instant payments (but designed for personal use between two people) so it's not clear yet if this will allow instant Direct Debits in the near future (where a 3rd party like Cubbi can initiate the payment). The NPP is now live (with limited ability), Banks and Payment providers (like ours) are working hard to integrate with this platform - currently in testing phase.
We love Direct Debit for the reason it lowers rent arrears and allows the owner to more reliably rely on the rent being paid but the obvious problem is, it takes 5 business days to reach your account. We are hoping by September the platform will allow us to bring the time down to 3 days. Obviously all that is relying on Banks and Payment Providers which is why we like doing most things in-house. We are working on other solutions in-house that will still allow you to still get the rent reliably, keep within Residential Tenancy Act (law in each state) and ofcourse get the rent to you instantly (or within a day).

Do we receive a normal year end fiancial statement from the Cubbi system? The charge we paid to Cubbi must go along with formal tax invoices bearing ABN/ACN and address of the service provider for audit/accounting requirements.
Hi JFH, yes it's fairly standard. Cubbi creates tax invoices for the Cubbi service fee but you do need to enter your own expenses in Cubbi. With tax time coming up shortly we have a new 'Tax Return' release coming out over the next 3-4 weeks to streamline the process a little more so as long as the expenses are entered in (and you attach the invoices) it's extremely easy to download all the information your accountant needs in one hit to lodge your tax return (eg fill out the Rental Schedule required by the ATO). A lot of people who use Cubbi don't know the process so a big focus is to guide you through. Hope my long winded answer covers it. Mike.

Hello Heather. Thanks for your question about selling a property. We do have testimonials from vendors who have used Cubbi in our reviews which you'll need to scroll through. They are few and far between because we don't do a lot of selling listings (it's always come secondary to our main business which is on the renting side). I'm not sure of your suburb but ~$4k is on the high side, you must be in a very competitive location. All our For Sale listings are Premium (the best you can get on realestate.com.au) with international exposure and off-line advertising hence the price tag. Many of the for sale by owner website competitors have standard ads that you could choose at a much lower price tag if you wanted something basic. Hope this helps! Thanks again for your question.

Hello Trish. In terms of advertising commercial property through Cubbi it's not really possible. The only situation were you might is if you were potentially going to offer a residential lease. The other major problem is we don't advertise in the commercial section (of realestate.com.au - realcommercial.com.au) therefore I'm not confident you'll attract the tenants you need to.

I want to rent out a house in Bundaberg, where I live. I intend to do most of the maintenance myself, but what happens when I am away and something needs to be done? How would the emergency call out work in Bundaberg?

Hey Marc. When a tenant requests maintenance you'll receive that request straightaway. You can then decide to use a tradesperson through Cubbi's partners or do them yourself. So first one tick. If you're away then you should click the link to use one of Cubbi's partners - they'll call you first to discuss before going out.
However if it's a Home Emergency (no power or water for example) your tenant (or you) can call the home emergency number. (you get upto 4 call outs per year upto $300 each call out). The tradesperson would go out there to fix the emergency. If it cost more than $300 you would be called to confirm payment of the balance of the cost. More info here: external link

As you are apparently not located in Townsville, then how do you get prospective tenants to view the property ?
Hey Leigh. Thanks for your question. You show your own property. Most people who use Cubbi show their own property. In some locations we have inspectors who can show tenants through but not in Townsville (yet).

In terms of attracting tenants to your property (getting enquiries) in the first place it does not matter where we are located because 86% + of people go online to search for property and we advertise on both Domain and realestate.com.au. In fact all our listings are 4 times the size of standard ads and are higher up the search results on realestate.com.au (for the first 30 days) so you should not miss anyone.

Hi there I havent done this before- so I wouldnt be 100% if my suggestions are 100% accurate. I'd just ask the r/e agent how the finances work from there part. That will give you a guide as to dates and how the bond works (may vary state to state)
Id then get the tenants to start paying directly to you or nominated account
If in Victoria- the external link may help you with the bond transfer from the r/e agent.
Outside of Victoria-Im not too sure as some states vary.
It's a learning process, but pretty easy - and when I did this myself- well, it couldnt have been any smoother (but I didnt have a r/e agent to worry about)

Credit checking should be the responsibility of the property owner. Having said that Rentmyestate can offer some template guidelines but without financial liability. Credit reputation is only a reference and does not guarantee that the tenant will behave exactly in the future. Regards Kevin Y

No real estate agent can do 'credit' checks however checking the tenant on the National Tenancy Database can be done through rentmyestate. This costs $25 per check. Michael
