Gardeners models and in particular single story three bedroom one. We were able to modify it to our requirements and very quickly were able to engage GJ Gardener to build it. We found the initial meetings with GJ Gardener easy to understand and flexible to our specific requirements. So we went back to the UK. The builder started and we had weekly reports on progress including photos. We came back to Skennars Head 8 weeks before the expected closing date. We had good access to the work progressing. The closing procedure was efficient, We are delighted with the finished product. The house was spotless on closure and we had a valuable handover time. We are totally satisfied with the new house and have found dealing with GJ Gardener to be efficient and easy.

through construction, selections, finishing and handover—I can confidently say that choosing AusDream was one of the best decisions I made for our home.

From the beginning, what impressed me most was their willingness to listen to what I actually wanted rather than simply trying to fit my ideas into a standard project-home design. I had a very particular vision for the house. I wanted something modern, spacious and premium, but at the same time practical for our family and designed around the way we live. There were many custom elements, details and changes along the way, and the AusDream team worked closely with me to turn those ideas into a finished home.

Quality of construction

For me, the most important consideration when choosing a builder was quality. A beautiful design means very little if the construction and workmanship behind it aren't equally good.

Throughout the build, I was impressed by the attention given to the structure, workmanship and finishing. AusDream didn't make me feel that I had to accept something simply because it was "within tolerance" or "good enough". Whenever I raised a question or wanted something looked at, the team was prepared to discuss it and find a practical solution.

The finished home has the solid, premium feel I was looking for. From the overall construction through to the internal finishes, cabinetry, tiling, electrical work, lighting and detailing, there is a noticeable level of care throughout the house.

A genuinely customised home

One of AusDream's biggest strengths is their flexibility.

This wasn't a situation where I selected a standard floor plan, changed a few colours and called it a custom home. I was personally very involved in the design and wanted to incorporate a number of ideas that were important to me and my family.

There were plenty of discussions along the way—some ideas were straightforward, while others required more thought and problem-solving. I appreciated that the team didn't immediately say "no" when something was outside the ordinary. Instead, we would discuss what I was trying to achieve and work through how it could realistically be incorporated.

That collaborative approach made a huge difference. The result feels like our home, rather than simply another house built from a catalogue.

Communication and dealing with issues

Anyone who has built a house knows that a construction project of this size will have challenges and decisions along the way. I don't believe a realistic review should pretend otherwise.

What matters is how the builder responds when something needs attention.

This is an area where I had a positive experience with AusDream. I was a very involved client and probably asked more questions than the average homeowner. When I wasn't satisfied with something, I said so. When I wanted clarification, I asked for it. The team remained approachable and worked with me to resolve matters rather than becoming defensive or disappearing once construction was underway.

That accountability was extremely important to me.

Value for money

When building a premium home, it is easy for costs to escalate quickly. My focus wasn't simply on finding the cheapest builder; I wanted to achieve the right balance between design, construction quality, inclusions and overall value.

Looking at the finished result, I believe AusDream delivered excellent value for the level of home we created.

More importantly, I never felt that the objective was simply to build the house as quickly as possible and move on to the next project. There was genuine pride in delivering a home that both the builder and homeowner could be proud of.

Local builder with a personal approach

Another thing I appreciated was dealing with a builder where the relationship still felt personal.

With a home of this scale, you are trusting a company with a significant investment and something your family may live in for many years. Being able to have real conversations, discuss ideas and speak openly when something needed attention gave me much more confidence throughout the process.

AusDream has also been a long-term supporter of our local community, including supporting the Macarthur Region Nepalese Community and its Teej celebrations for several years. As someone actively involved in our community, I value businesses that don't simply operate locally but also contribute back to the communities that support them.

The final result

The best compliment I can give AusDream is that the finished house reflects the vision I had when we started the journey.

There is a huge difference between looking at drawings and selections on paper and eventually walking through the completed home. Seeing all those individual decisions come together into one finished house was incredibly satisfying.

Friends, family and visitors regularly comment on the design, space and overall finish of the home, and I'm genuinely proud of what we created together.

Building a home is a major financial and emotional commitment, and choosing the right builder is probably the most important decision in that process.

Based on my own experience, I would happily recommend AusDream Built to anyone looking for a builder who can deliver a high-quality, customised home and who is prepared to work collaboratively with the homeowner rather than treating them as just another project number.

much trouble and she was always available to take our calls. Colour selection with Tyler was amazing. She was super patient and gave us time to sort out our selections. It was one of the highlights if our build. We did have some delays due to weather and trade shortages but our site supervisor Mitch was very good at relaying any information he had. He always took our calls and kept us up to date. He was also really good at making changes as we went or rectifying any issues that came up during the build. We were extremely happy with Mitch as our supervisor. Finally Donna, such a positive and pleasant person to deal with. She has been looking after our post construction issues, which are few. Very prompt service and nothing is too much trouble. All in all it was a great experience dealing with the Brookvale Sydney North team and the final product is amazing. Very well built and we love our new home!!

And now no response despite nearly 60 emails, phone calls and texts. If I could give -10 rating I would. So glad I have decided to not build with them, if we are struggling now I can only imagine how the build would go. Even pre Covid we were having issues with them. Disaster of a company.

We contacted the contractor multiple times via phone, SMS, and email requesting that he come and inspect the problem. Despite repeated attempts, we received little to no response and no effort was made to address the issue.

We have now been left to deal with and fix the problem ourselves.

Very disappointing after-service and communication. Based on this experience, we would not recommend.

Used a sub-contractor without discussing it with us, then claimed they didn't use one.

The shed had significant leaks that resulted in damage to furniture, shelving and other items stored on the shelving. It took RHM 3 attempts, drawn out over 2 years, to resolve.

The cause of the leaks was the peaks of the roofline was actually lower than the roofline over a metre before the peaks, so water was pooling at the 'peak', running in under the barge caps and then tracking everywhere behind the insulation.

RHM's fix was just to pump ludicrous amounts of silicone under the barge cap to stop the water ingress.

Within a year, the insulation was falling apart. I had a shed insulation manufacturer inspect it and they confirmed the insulation was ' factory seconds' material.

RHM tried to blame this on the sub-contractor they used.

They eventually replaced the insulation in the ceiling, but not the walls.

6 years on from the build and the wall panels on one side are rusting and the powder coating is bubbling off as the rust is growing under it.

RHM are blaming it on BlueScope/Lysaght, the sheet manufacturer claiming it's a product defect.

I've had the issue inspected by multiple people, including BlueScope and I am also a marine corrosion expert. The root cause is the installation of the panels is not in accordance with the installation manual from BlueScope.

It states the sheets must not be in contact with the ground or with any concrete. That is, it must have an airgap from the bottom of the sheets and the back of the sheets.

The sheets are installed hard on the concrete pad and are pulled hard against the rise in the concrete that prevents water ingress into the shed. The insulation is also hanging out from under the sheets, so this hold water there for extended periods too.

RHM have cut off all contact, despite BlueScope confirming the shed build is not compliant and the 25 year product warranty is void.

I'm over 7 years on and have no resolution to multiple issues.

The business has continued on the the owner's son and his wife and they are no better than the Father and mother. They taught their son well.

A disgusting operation that I would not trust to build a flat pack shoe rack.
