cornice crack - nothing else has shifted or moved in any way - a reflection of the quality of work they do. All of the fixtures and hardware is great - high quality in all the fitout - I know they are a slightly pricier builder, but you really do get what you have paid for. Right from the initial conversation with Jason I felt comfortable they knew what they were doing. Went through a couple of design changes (wider house to suit the block, and a bigger garage - both no dramas, drawings provided to show how it would all sit on the block, council permits sorted and minor adjustment to suit council request. They had Interior Designers help with colour and materials selection - a great help to be sure it would all look great. Build time was 11 months - the communication throughout the build was really good - the app to keep track of what was happening is really useful to see how it is progressing, tho a couple of things did get delayed but they shuffled things around and just did other works instead. Overall, 2 years in and still love the house, so happy with everything.

All I can say is that our houses are exceptional in every way. They really have the 'wow' factor and we can not be more excited about our dream homes. Davrose Homes

with Davrose and they told me they needed a leak detection report.
The leak detection report was expensive and unfortunately did not identify the root cause of the leaks.
As Davrose had insisted I needed proof of the water leak… and the damage to the walls was not enough… and because the leak detection report didn’t show the root cause of the leak… and the damage would not abate, I felt I had no choice but to engage a contractor myself.
After finally getting rid of a tenant who wouldn’t let any tradespeople in the house or pay their rent, I contracted a waterproofing specialist.
When the specialists stripped back the shower tiles, they immediately identified 4 installation defects: 1. no polyurethane caulking compound installed to the bottom shower walls onto the lip of the shower base 2. no polyester flexible bandage installed to the bottom of the shower walls to the top of the shower base 3. the liquid membrane that was applied was very thin and … had no primer applied first 4. should of been two coats of liquid membrane applied with primer, which in this case has not happened
The installation had not been completed correctly and the waterproofing had failed causing leaks that had progressively gotten worse.
I needed to get the property water leaks and damage fixed as quickly as possible, so I had the contractors take photos of the issues, as proof of the problem, and complete the work.
When I presented the evidence to Davrose, they were quick to dismiss themselves from the situation. I was informed that the product was now out of warranty even though I had initially raised the problem within the warranty period. They seemed more interested in proving why they were absolved of any responsibility than to provide honest customer service.
There was never any attempt by Davrose to investigate the situation. I tried to have Davrose take at least some responsibility for this. Perhaps to contribute something towards the losses that was identified to be defective workmanship upon installation. But again, I was quickly informed that the product was out of warranty.
The years I had to live with this, watching my property deteriorate as the water damage continued, coupled with a tenant from hell and a builder who wouldn’t help, I ended up with lots of stressful moments and a very hefty bill.
I‘d like to warn others to perhaps be more assertive than I was along the way, especially if you encounter the same problem.

From our first meeting with Richard at an older display home in Mount Duneed around three years ago, he was friendly, approachable, and very knowledgeable. When we met again at the Leopold display home, his passion for the home and the details that Livegreen had incorporated into the design really stood out.
Throughout all of our dealings with Richard, we had a fantastic experience. At no point did we feel pressured to sign a contract or pay a deposit, which we really appreciated. All of the build timelines he discussed with us were met in full by Livegreen.
We also had numerous consultations with Kelly, both online and in person, and ended up with a beautiful combination of colours and finishes. Kelly’s experience in interior design, along with her building knowledge, was incredibly helpful in guiding us through the many choices involved.
Tim was our site supervisor, and I developed a great working relationship with him throughout the build. He kept us informed about all scheduled works and progress along the way. We did experience a couple of delays during the build, both of which were outside of Livegreen’s control. However, these issues were handled professionally and resolved promptly by Tim and the construction team.
We are extremely happy with the beautiful home designed and built by Livegreen. The passive solar orientation and efficient building design have created a wonderful home that is light, bright, and energy efficient.
We have already recommended Livegreen to friends and would definitely consider building with them again in the near future.

Faz and he assisted me in acheiving what I was wanted changed, He was helpful and compromising and presented some good suggestions. Some minor changes were done without any extra fees (which Builders can charge). There were times that he wasn't liking something and he would call me to discuus it and I appreciated this because most of the time (this monor amendment) he was right and it now looks better than the Plans.Some changes couldn't be done as they were structural and would have required an Engineers Report etc, and I understood this. I am still building (almost there) and have been extremely happy with the progress and time frame. It's almost done(March 2026) and ahead of schedule. If I was to build again, I would definately give Faz a call:- no hesitation.

The contract stipulated that the construction period would be 18 months, but handover was done 5 months after the construction period was over, with no compensation mentioned in the contract, While we lost so much money in rent and additional payments to bank. Everyone is lying in their office, and good luck communicating with them. No one replies to any emails or calls.
After the handover, we sent a three-month maintenance report in March and have been trying to establish a clear communication line with someone from their office since then. No one replies to any emails, and every time we call the office, there is no one available to talk to except for the reception staff, who have no clue what they are doing. GOOD LUCK IF YOU ARE BUILDING YOUR HOME WITH THESE GUYS.

The minor modifications in floor plans, which started in late March 2024, was finalised on the 10th of May! The updated drawing was emailed to me on the 25th July! Tender was updated upon my request after two weeks! They started to communicate with me again in October to proceed to the next stage! At that stage we decided to pull off from this builder after engaging a significant amount of money. Very slow pre construction process and they do not provide a wide range of custom things I asked for, even though they claim them as a custom builder.

Zuccala Homes
Do your research before selecting Zuccala Homes – We entered a contract to build a new home with Zuccala October 6th, 2020, with a completion date of March 30, 2022, being 350 days construction time… Read more
as calculated and defined in the contract. The completion time was extended by 5 weeks because of an owner requested variation (3weeks) and a Victorian government Covid 19 shutdown (2 weeks) both of which were fully documented by the builder as required by the contract as was their notice of a new completion date of May 4th, 2022. The May 4th completion date has elapsed by almost 8 weeks and despite numerous requests to Zuccala Homes to provide a formal reason for the delay and a new completion date, as required by the contract, all such requests were ignored. As a result of the lack of response we issued a notice of intention to terminate the contract which did trigger an immediate response from Zuccalas Solicitors who informed us of their position as follows.
1. Whilst the contract does require the builder to notify and justify delays and provide an estimate of the duration of the delay this is not an essential term of the contract therefore the builder can ignore and doesn’t constitute a breach of contract. 2. The builder can take as long as they like on condition, they are liable for penalty payments. (and don’t exceed 1.5 times the contractual construction time, which is a regulatory maximum). 3. The builder refuses and will not provide a new completion date and they are not required to.
The building contract, as do all contracts, contain clauses which can be regarded as essential or not. If a clause is regarded as essential then any breach is actionable, if not essential then a breach is bad luck and the party suffering the breach has to live with it and suffer the consequences. In our case the completion date, together with the required notice of delays and delay duration is considered by Zuccala and their solicitor to be non-essential. This is the attitude of Zuccala Homes, in the meantime they hold both our home and our lives hostage as we could not make any plans and had to remain in our temporary accommodation indefinitely. Whilst they acknowledge responsibility for delay payments these don’t come close to the true cost of the delays, not to mention the aggravation and anxiety the uncertainty is causes. If any readers are contemplating entering a new home contract be aware that completion date potentially means very little to the builder even though it’s the foundation of the owners’ future planning which can turn to crap very quickly. The whole building experience turned into a nightmare with no end in sight and the anticipation of moving into a new home had been completely eroded by the experience. We did not get handover until September 2022. Besides the issue of not knowing when the house would be completed there were a huge number (+30) mistakes or instances of poor workmanship throughout the build, some minor and some very major including the required gutting and rebuilding of a fully completed bathroom. Whilst the builder has acknowledged and attended to all items they did not do so voluntarily in all cases.
We engaged consultants to undertake the final inspection and a defects report was provided to Zuccala Homes as per the contract requirements, additional defects were then discovered and reported to Zuccala Homes within the defect liability period. We have now been in the home for 12 months and whilst some defects have been rectified the majority have not even though the contract deadline for defect rectification has well and truly elapsed. Whilst Zuccala have accepted responsibility for the defects they continue to either ignore requests for completion dates or makeup excuses why a particular item is delayed. In some cases the excuses are an outright lie and contradict what has been documented by official governing bodies such as the municipal council. One of the items of unfinished and/or defects is the footpath and crossover rectification. Zuccala damaged the footpath to install plumbing and told us they contacted the council who would make repairs at Zuccala’s expense. This was not true as we had council inspectors knock on our door, a few weeks after handover because of another resident's complaint. They not only informed us they had not been contacted by the builder they also informed us they do not pursue the builders as they hold property owners responsible and a building permit was required for the rectification works. We relayed this information and a copy of the council follow up email to Zuccala who agreed to submit the building permit application. We have been following up almost weekly with Zuccala as to the status of the permit and rectification work for the last few months with their response always being they are still waiting for the permit. Their most recent response was June 30 2023 however we know the permit was issued June 8 2023, as the home owner council sent us a copy. Zuccala either do not have This is an absolutely critical item to attend to as there is a safety risk to pedestrians and potential liability for the property owner not Zuccala as informed by council inspectors. If I accept Zuccala were unaware they had received the permit this indicates their management of building works is substandard and lacking accountability otherwise it’s just an outright lie with no other purpose but to deceive the home owner.
Had we anticipated the amount of aggravation and how little protection the owner has under the contract we would not have signed and will never put ourselves through this again as it’s not worth the impact to physical and mental health. I have no experience with other builders and this review is not a comparison only a brief description of some of our experiences with Zuccala Homes.
