because they had a higher quality fit out at the same price as the other 'off the plan' builders we had looked at, we also found the initial contact and information to be much more friendly and informative than the competitors.

Ronald Young helped us right from the initial stage of choosing a block of land, meeting us on several blocks to discuss the pros and cons (and extra costs) to build on certain blocks, and because of thier advice, we ended up purchasing a more expensive blcok that we didn't think we would be able to afford as the costs to build on this block were lower than a lot of the cheaper blocks (either sloped or rocky, or needed septic etc) so we are very thankful for this advice as we love the area we ended up buying in.

The planning and design phase was flawless, with great advice from Paul and his team on the best way to situate the house and they were very accomodating with the tweaks to the plans we asked for.

The build started very quickly once land titles were issues and every part of the build was well organised, with no big gaps between tradies, we were in in a little over 6 months, including the xmas break over the build period.

Build quality has been amazing, we had no warranty claims during the warranty period, and despite being on highly reactive clay (and being advised there may be some minor movement) we have had zero movement of the house.

The only 2 things that have been a problem are an electrical issue from a tradie who clearly either made a mistake or was lazy and wired 2/3 of the outlets in the house to one circuit (including the dishwasher, dryer, washing machine & microwave outlets) causing the power to trip when using a combination of appliances - RY were very responsive when we found this out and arranged an electrician to upgrade to a 20a breaker, which while it hasn't completly resolved the issue, has minimised it.

The other thing is the one set of soft close hinges in the kitchen has failed. After 8 years of constant use, and that's it - a 4 bed, 2 bath house and in 8 years really there has been 1 minor inconvinience and 1 partially resolved issue.

All in all, if we build again we won't even bother going to another builder - we have already referred several family and friends to RY and from what I have seen, thier houses are just as well built as ours.

Nick was very professional and knowledgeable in the manner he went about constructing our home, nothing was a problem and he kept us informed at all times on how the house was progressing and resolved any issues we had promptly. We would recommend NLB Homes to anybody thinking of building a timber/steel framed home.

an external 1.8m glass door with a wider one. We jad asked an engineer to prepare and design an engineering report for the removal of the walls. We approached several builders with the report. Out of 6 builders, 4 builders said they could do them without any issues. Rob was one of the two who flagged potential issues. In fact Rob was the only builders who then declined the works because he was concerned about the potential damage to the bathroom directly above these walls. He then called the engineer and communicated his concerns that notwithstanding the prescribed steel beem, there would be deflection that would crack bathroom tiled walls and waterproofing membrane and potentially would cost us ten of thousands of dollars. The Engineer acknowledged his concerns. Rob then drew and recommended change to the drawing which was then accepted and approved by the engineer to demolish one wall instead of two. His knowledge is superb

I find Rob to be honest, trustworthy and reliable. He takes pride in his works - a rare trait of an old fashioned tradesman. He is neat and tidy and always cleans up after work. He is generous with his advice and patient in answering our questions.

Because we were happy with his works we wanted to give him more works. He said he could do but would not recommend because it would not improve the value of our house compare to the money we spent.

His prices are not the cheapest but is competitive, fair and reasonable.

My wife and I are satisfied with the quality of his works and therefore are happy to recommend his to anyone who wants to renovate his/her house - small or big works. I am happy to talk to anyone who wants to know more details about what works he has done for us. A good builder is hard to find these days so I wish to spread the good news about this 5 gold star rated builder.
