modular build. What initially turned us off a slab build was exactly that—the slab itself and the impact it would have on the environment. However, Stroud Homes' Facebook marketing caught my attention, and their home designs felt different from everyone else's.

After reaching out, we discovered they could customise their plans to suit our needs. Following our first discussion with Travis—who is so genuine, honest, and completely open—we learned the house could be stepped down to follow the natural slope of our land. Combined with their generous inclusions package, it exceeded our hopes and dreams.

As our trusty council seemed determined to throw every possible curveball in both our and Stroud Homes' direction, it really highlighted a couple of stars on their team.

First, Sandy (Contract Administration). I'm sure she hears this all the time, but I've cried, laughed, and celebrated with her over the phone. She is absolute gold at what she does—efficient, professional, honest, and personable. Those qualities are hard to come by these days.

Then there's Cam. You only meet him a handful of times during your building journey, but every Friday between 1 pm and 3 pm, you find yourself eagerly waiting for his update. Without fail, he lets you know what has been completed, shares photos of the progress, and explains what to expect over the coming week. Those updates became something we genuinely looked forward to.

The contractors Stroud Homes work with were brilliant and reflected the family-like culture the business has created. During our colour, electrical, and selections meetings, the lovely lady helping us (I'm so sorry I can't remember her name!) was an absolute delight and incredibly knowledgeable. She gave us confidence in every decision we made, leaving very little chance of regretting any of our choices.

Our home is so perfectly suited to the area. It is welcoming, warm, and will be a haven for our family for many years to come.

While Stroud Homes may be part of a franchise, the Wollongong team feels like a genuine family. Every person we dealt with supported us, encouraged us, and guided us through what could have been a very stressful journey. For that, we cannot recommend them highly enough.

It was one of the highlights if our build. We did have some delays due to weather and trade shortages but our site supervisor Mitch was very good at relaying any information he had. He always took our calls and kept us up to date. He was also really good at making changes as we went or rectifying any issues that came up during the build. communication....good for record keeping but the software is bit 'quirky'. Our sales consultant was excellent and provided sound advice. -The actual build appeared to use quality components and the overall workmanship by their contractors was excellent. Importantly, our Building Supervisor at AUSMAR was also very professional and excellent and he made all the difference getting something resolved when some minor issue occurred. Even after the handover, the same supervisor continued to assist us with small items. -Overall, the home build at AUSMAR was fair value, well designed and constructed well with quality items and finished ahead of the contract deadline. I am not sure if they would but I suggest you do your due diligence by asking for referrals. Workmanship is nothing compared to the builder who did our first home. the workmanship throughout the house is excellent. The trades involved in our build did a great job, and I am proud of the home that was delivered.

Like most builds, there were some challenges along the way. Communication and administration could sometimes be frustrating, and there were times when I felt I needed to chase information or clarification myself, which added unnecessary stress to what is already a significant life event.

That said, any issues that arose were ultimately addressed, and the team remained willing to work through concerns as they came up. Building a home is a complex process, and while the experience wasn't always seamless, the quality of the finished product speaks for itself.

Overall, G&P delivered a home that I genuinely love, and I appreciate the effort that went into bringing my vision to life.

[Name Removed] the builder and [Name Removed], all of their trades and most contractors repeatedly lied and failed to take responsibility for their work. There was no accountability at any stage of the process.The worst defect was the main bathroom and front bedroom, which both suffered from severe water and rotten wood. The front bedroom was damaged by a nails driven through a water pipes The Main bathroom the water proofing was faulty leaving us without a usable bathroom or bedroom for almost a year. Roonsleigh repeatedly refused to fix the issue properly and kept denying that any of the timber was rotten. Every person involved — from their carpenters and plumbers to the tiler, builder, and maintenance man — insisted there was “nothing wrong” and said they would just spray the area with mold killer. After a year of excuses, they finally walked away saying they wouldn’t do any more work.  With over 50 defects Roonsleigh prepared a plan in 3 different stages as the scope of work was enormous.  Roonsleigh couldnt even get stage 1 complete It was only after I lodged with the QBCC that they came back and properly repaired the damage to the bathroom and bedroom.  Another major issue was the water tank which was never plumbed to take in rainwater despite being connected to the laundry, toilets, and garden hoses. We had the installed underground beneath our driveway to help save water. But Roonsleigh struggled with the plans and failed to plumb up for the water tank.  Roonsleighs carpenter told me the Plumbers  forgot the water tank was going in when doing the plumbing even though every house in the estate has to have one. Roonsleigh thought i wouldnt notice — meaning it would have remained permanently empty and useless. Two weeks after I moved in, they came back to pump out the tank empty which was had gravel and mud in it. It then it remained empty for 10 months. Roonsleigh knew why the tank was empty but sent out pipe camera twice.  As long as they kept me away from knowing why the tank remained empty utimately if no problem identified no fix can be done. Was getting no where I mentioned going to the QBCC they finally came back and plumbed up the rainwater to collect into the tank — but even that job is still defective. The pipe is just below ground level and pipe runs uphill. The kitchen stone benchtop also came apart at the join only a couple of months after moving in. I was told they had contacted the contractor on many occasions but couldn’t get a response, and when I asked for the contractor’s details so I could follow up under warranty, they refused to provide the name. The benchtop is out of warranty now. I’ll have to replace it myself — a costly and unnecessary waste after spending so much on what should have been a quality finish. Roonleigh feels i am responsible to fix and payEvery window in the house is also defective and now needs to be replaced. Because the issue wasn’t addressed within the first year after handover Roonsleigh knew that they were defective  I’ve been left to pay for that myself — another major expense that should have been covered under proper workmanship and warranty.  Roonsleigh lies and promises to fix has worked out for them having success with dragging out repairs with more defects to stop moving on to other defects so in one years time the customer will become responable for all repairs.Only two months into the build, my wife and I stopped visiting the site altogether. The communication was terrible, and the constant mistakes made the experience unbearable. What should have been an exciting project turned into months of stress, frustration, and financial loss.These are just a few examples out of more than 50 defects I’ve had to repair and pay for myself. Every promise to return and fix issues was broken. The lack of honesty, accountability, and professionalism from this builder was appalling.

words can explain how amazing she was. She is a design and sales consultant as well as a valuable asset being on the front line for Nuvo Homes. I had a very small block 356 sqm, and there was literally no other builder that was willing to do the work to try and custom fit and design my home on my block. Jo has met with us week after week and answered all our 1 thousand questions. She was always polite, helpful, experienced honest. She always followed up with and email to confirm what we spoke about or agreed upon. Thank you, Jo for going over and above in every aspect. We LOVE our new home. Being a first time designer build home there was sure going to be some hiccups along the way, I had a few run ins with my site supervisor with regards to incorrect items being supplied on site by the supplier, which was cleared up and corrected after confirming with the office and Jo. As for the director Tim Routledge, he is a man of his word, wherever there was doubt or a grey area in the specs or design, he always gave us the benefit of the doubt. If I had to think of some room for improvement for Nuvo Homes, I would suggest that, with regards to owner design builds, Jo the design consultant should work very closely with the site supervisor during the build. I would also advise that you clearly have a good understanding of the cabinetry design terminology, specs and 3d layouts this can be a bit misleading. A huge thank you as well to our electrician Ron, who knows his stuff and gets the job done and has been very accommodating and gave a lot of advice regarding our electrical lay out. All in all we are very happy with the build and the finish product of our new home, and how I know its really good, every visitor that has come to my home cannot firstly believe that such a huge house has fitted on a 356sqm block and secondly they can’t fault a single thing.

disappointing. During the sales stage, several inclusions were verbally promised but later not honoured after signing the fixed contract, which felt misleading. The biggest issue was the handover. We were called for practical completion when the house was clearly not finished and not habitable (missing oven fixture, incomplete fixtures, and numerous defects). Despite this, we were pressured to make the final payment. There were many workmanship issues, including paint and plaster defects, misaligned architraves, gaps in finishes, damaged items, uneven cabinetry, and a bowed ceiling. We also experienced a subfloor noise issue, which the builder initially refused to take responsibility for. We ultimately had to escalate through QBCC to get defects resolved. Only after this did the builder address the outstanding issues. The process was extremely stressful and time-consuming. We spent the first six months after handover dealing with QBCC, followed by ongoing repairs with multiple trades coming in and out of our home, which was highly inconvenient. There were over 50 defects identified at practical completion. We are only posting a few photos as proof. Based on our experience, we would not recommend this builder
