Hello Valued Members,

I am seeking your feedback on a decision I need to make. I am currently in the process of signing a contract with Burbank to build a double storey house in Fraser Rise, Vic. However, after reading through this forum and seeing some of the feedback and questions raised, I am feeling a bit skeptical about moving forward with this builder.

I would greatly appreciate any advice or recommendations you may have regarding the best builder to work with when building a double storey house in Fraser Rise. Additionally, if you have any personal experiences or insights regarding Burbank or any other builders, I would love to hear about them.

Thank you all in advance for your help and input.

Hi - the overall outcome was good. In this current market situation, Burbank is better. However you need to pay more attention and demanding to get the best outcome. If I need to build another home, I will build with Burbank. Issues I faced: Poor colour and electrical selection process. Poor workmanship in installation of floor board. Thank you

More of a statement to burbank and wanting to see what excuse you can provide? This is on an experiece we have seen from a build that started 2021 and is still not even suffiecently at lock up stage yet with alot of outstanding work to do and no time frame given as to when the house will be completed.

Burbank Management outside of the SS has given every excuse under the sun as to why this build is taking this long and can not give an honest ansewer being they are completely out of depth constructing double storey building in Regional Victoria.

Speaking with the SS, it seems they are completely out of their Depth aswell and that management just do not care about this build and have brought the area around where 1 house started at the same time and has been in a year where as another was build and completed in that year while this is still not even close to being finished.

Every excuse from Trades not responding and respecting SS, to not showing up, to shortages. All in all it just seems Burbank can't do it. And don't even get me started on 4 other double storey Burbank houses in the area. They are in the same state, which truly shows this company can not do anything.

So Burbank in a public forum, how can you address this:-

You have 4 builds in a town in Regional Vic, that are around lockup stage and you have failed to get them anywhere in 2 years? How can you justify shortages when several houses and several Burbank single storey houses have come and gone in this time? How do you deal with Sexism in your management when apparently tradies won't listen to Supervisors? How can you reemploy tradies that have done the dodgiest of jobs on a house and yet are recontracted to do so, knowingly that they are the bottom of the barrel and say to customers you'll hire new trades? How do you justify, in these times of finicial crazy, that a build that should of taken at most 9 months, given that other Builders in the area can do this for the same level and styling of house, that this and other builds are nearing 24 months?

Hi Jamie, There is no point providing that information to you. No matter whom i have spoken to, I get the same run around over and over again. Besides, I am sure you would be able to find out by doing something that Burbank is not capable of:- Legwork. So reach out to your Site Managers and your Managers and maybe then we can talk once you have been able to do some leg work. For now though the Nightmare continues.

OMG they are a nightmare!! Weep holes and damp course, on a boundary wall, are below ground level on a sloping block. They wont release the specific engineers report to us. They had planned to turn up and fix it this week, pity we didn't know what they are going to do, apart from lay a pipe and connect it to our stormwater pipe. Let alone consult the neighbour whose land they need to be on for the fix. We now wait for a meeting to happen next week. ( next week at our request). What is to be gained by keeping the engineers report secret?? I have an email from one of their senior managers asking me to be mindful of the impact my posts have on their employees. Maybe if Burbank built the house, without the need to fix so many defects to start with there would be no mental health concerns for anyone!!

Hello Burbank, How much time does it take for Burbank to rectify issues reported in the independent building report after the frame stage completion?

It's been more than 2 weeks and I am afraid that some issues will not be rectified and will be hideden by the next stage works.

How long from which point? our whole process has taken 2 and a half years so far and still so far away, the excitement, the gloss, the shine, the vibe all gone. Literally don’t give a care if they finish or not anymore it’s taken that long. October 2020. As soon as it’s completed will probably sell it as it has left such a bad experience. Excuses, delays, excuses, delays for all manor of things latest one was delayed due to Chinese new year, how stupid do you think I am?? Can I ask why our children who signed for a house in early 2021 are still waiting for their house to be completed. We understand the significance of covid and the delays caused by this, but their house is at lock up and they have been advised of delays due to cabinetry which is bizarre considering you have had plans completed for months and months. They recently received a delay due to 'unforeseen circumstances' which it turns out the painter was a no show! and they still don't have a painter, and now another due to weather, which is interesting considering the works inside should be continuing and should not really be impacted by the weather. Their latest advice is that the completion has now been pushed out to late July which is absolutely appalling, considering the house should have been completed last year. Just a question if your tradespeople are no shows and you only use your own trades people, which is what they got told. Why are you using such unreliable trades people and why can't we arrange a painter who we know will show up, and provide you with their contact details and what you would have paid your 'no show tradesperson' be paid to the guy who will do the work. Also why can't items outside the house eg: the driveway and the back landscaping be done if there are no other trades on site surely this could have been done. Each question they ask is met with a 'there is a process to follow! Cool well follow your own set process and get their house built, obviously your process isn't working. They have also had 3 different site supervisors which is concerning, reading your responses to questions and reviews just seems like an automated generated response like the recorded messages you get when you call banks / telco's etc.

Hi I am building with Burbank in Melbourne’s north Ref job : 172249 Started the building process with Burbank in June 2021 last year and went to site 4 months ago in Dec 21 and it is such a shame that slab has not been poured, still stuck at slab stage and construction has not yet commenced . The construction site has been left unattended and abandoned for months . The adjacent sites in our estate with other builders all started just a few weeks ago and they have their slabs poured within a couple of weeks and construction progressing well . We were informed that the next forecasted work is slab boxing and pouring but we have no timelines provided for that yet. I am extremely unhappy with the communication ,planning and execution during the construction phase . Can someone help with speeding up the process and providing estimated timeframes on construction milestones ?

Same here, its a joke waiting waiting and waiting 7 months now. Slab done in September 2021, now April 2022 and im still waiting for timber. Its so frustrating! Burbank did not deliver what has been promised. Why to take new contracts when you cant deliver service?

Burbank
Burbank   DM

We understand that this is very frustrating for you, and we certainly share in that frustration. We are working hard to get through these unavoidable delays, which are impacting builders around Australia. COVID, delays on shipping and the political unrest overseas are all impacting supply, while furloughed staff continue to be an issue across the industry, meaning some elements of the build are taking longer than we would like. We want to assure all our customers that we are working around the clock to rectify these issues, despite many of them being outside our control. We want to see you in your new home just as much as you do, and we are doing everything we can to get you there. Our new home coordinators are in regular contact with all our customers directly, but if you have any questions in the meantime, please reach out to your New Home Coordinator or write to forums@burbank.com.au.

Mick G
Mick G

That seems to be the typical answer from everyone at Burbank, but what is not answered, is why the common complaint is people being left with slabs, while other builders, who presumably have the same issues as Burbank, seem to be able to get timber, and build houses, and Burbank can’t explain why. Like in our stage of subdivision, 60% of all blocks are now at frame stage or better, and all blocks settled at the same time. Some houses are even handing over, yet the two Burbank lots are left with just a slab. Why is that. Why can these builders build houses, seemingly with the same constraints as Burbank?? A straight forward answer would be nice.

Burbank
Burbank   DM

Hi Micheal, Thank you for your enquiry. Timber as well as a complete range of other building materials, have been difficult to obtain due to the unprecedented uptake of the HomeBuilder Grant over the past few years and it's a situation that the entire sector would be experiencing one way or another. Additionally, the challenge has been further compounded by the unfortunate global circumstances around availability, transportation and general logistical difficulties encountered with regards to COVID.

Our teams are working with our suppliers daily as well as sourcing new timber suppliers trying to work through this situation.

Thank you, The Burbank Team.

Mick G
Mick G

Hi Burbank, I don’t dispute there has been some delay, but when our slab has sat there for three months and will be for at least another month or more; yet 60% of the stage we built in is at timber frame stage or further, with some houses already handing over, while our slab sits idle for so long, how is it that ALL these other builders have been able to obtain the timber they need, but Burbank can’t, and still can’t give a DEFINITE timeframe for timber, just scheduled timeframe, which of course will change. We keep getting told industry wide, yet anecdotally at least in our development, this is not the case, as a majority of blocks are now well on the way to completion but our block still sits with a slab of concrete. It is a really bad look for Burbank when everyone is building around it. Our neighbour’s slab was poured at the same time as ours, and yesterday they were getting the inside of their house painted.

Burbank
Burbank   DM

Hi Mick, If you could please send us an email to forums@burbank.com.au and we will look into this for you.

Sowmya

Agree with Mick on this . Other builders building in our estate Henley, Simonds , Carlisle, Porter Davis, Boutique Homes, Orbit homes , escape homes, GJ Gardiner. Aston homes and even small not so Popular small builders have almost completed or progressed way ahead with their projects. Some of them just started a few months ago but way ahead of us . looks like Burbank is the only one leaving sites abandoned for months without any activity after slab . Looks like there is something seriously wrong with Burbank ‘s team when they can’t even get an update on how and when timber can be sourced . Started with the building process with Burbank last June , It’s been such a frustrating experience for us building with Burbank . Hope we had chosen any other builder

Hello, Burbank. I'm working with your new home consultant. Actually I've started it in July 2021. I also already put the deposit $1500 and got a preliminary quotation with previous new consultant. In the middle of the stage just suddenly It's stopped. I tried to contact with previous new home consultant and she said she will resign. She made me contact with her co-worker. But I needed to wait again. I tried to contact with another new home consultant and waited again until today. Finally I've got a call today and she said the fixed price's increased and asked to me further deposit without the details. How can I go through it at this time. I've got so much stress. I just googling for solving the problem and find this page. Please help me.

Hi recently after 3 years in our Burbank built home, we had an European wasp nest under the window sill that had damaged the structure internally. The wasps entered through a non-sealed area in the concrete. Pest controlled had cleared the nest but the structural damage is still not rectified. Looking for a solution through Burbank homes- can I avail the warranty as the infestation occurred through an unsealed opening near the window exteriorly.

Post contract variations is a $1,000 fee. This is also available in your T&C's.

Hey Grace,

It is 1 fee per variation. So if you change the doors on the 1x VO you would pay a cost for the doors and the variation fee.

We hope this helps!
