Hi Ellie, the cost of building in the region is more expensive than in the Brisbane region due to factors such as wind ratings and material delivery, I believe. If you are on the website, it will provide you with the cost of building in the Hervey Bay Region, and you will also see what it would be in Brisbane, for example. The only additional cost for us was the higher price we had to pay for the footings due to the soil type, but that could happen anywhere.

True, they charge high fees for upgrades. We had a negative experience with Coral Homes' administrative process during the pre-construction stage after sales. Everything goes smoothly until the sales phase, but their customer service significantly declines once the contract is signed. They do not provide approximate pricing during showroom tours or selection appointments; the actual price is revealed only in the variation document. Interestingly, two of our friends also building with Coral Homes experienced different pricing for simple fixed upgrades like toilets and three-phase power, even though we were all at the same stage.

Furthermore, they overlooked one of our major structural variations during the file transfer from sales to administration. Despite our early notification, they didn't address the issue until we were close to the site start date. As we awaited the site start, they informed us that we needed to redo the building approval due to the overlooked structural variation. Although it was their mistake, they reintroduced the structural variation to our plans with a different pricing structure than the original one we signed. When we brought this to their attention, they failed to provide a proper response. Our site start was delayed due to their lack of accountability.

Just wanted to warn you before you go ahead signing the contract.

Personally I had a awesome expirence and would build with them again. I found there pricing was good and they had good upgrade option packages. So yes

Honestly, dont go coral. They [Content Removed] with us a lot (Yes, me and my friend built our houses next to each other and we both chose CORAL because we think it was good but no. Aside from the finance side, we also had like lots of site supervisors and issues with them that they didnt even try to rectify. No emails about progress like we need to initiate what the [Content Removed] is happening. NIGHTMARE! signed the contract January 2021 finished just this May 2023 and we actually have accepted the handover even if we said that they still have things to be fixed after we have inspected it because they just took forever to fix the issues and the rates are increasing and we are paying the mortgage but no they dont care about that.

Hi Wayne our building days for single storey was 186 days . Build was completed in 26 weeks . Hope this helps .

Our single-storey build states 239 Days (NSW), so far ok with a few hiccups with pre-slab and electrical rough-in. I am sure most companies understand customer service, however, some are just needing to move on to another field.

Hi Sehar How long you need to wait for building ? If I sign contract now, I need to wait till Feb of 2023 and the building period can be up to 458 days. They never told me but asked me to pay deposit to lock the price for half year. What's the point to lock the price for half year if they know they can't start building until Feb 2023

I signed the contract in March-my land was registered and loan was approved-still they couldn’t start our house on time -our start date was 29th sep, then we hit by 15k-yeah they should change the words on contract which they call Fixed price contract. We can understand Covid situation-but they should not sign so many contracts if they were not able to complete their projects.coral is big company they must know that what’s their capacity to complete the project. Asked the questions whatever In your mind-read the contract properly.don’t believe any verbal conversation.we trust them blindly as their feedback was so good till last year.I have not heard any complaints but these days….

Thanks Sehar, I paid the 3000 deposit in November 2021 then signed contract and paid 5 percent deposit in January 2022 to lock the price. It seems a bit fast. My friend who asked Brighton to build can only pay 3000 and lock the price. Now my land registration will be delayed and probably the contract will expire. Don't know if the 5 percent will taken completely.

I heard from my workfellow, that he terminated his contract With coral due to a price increase. and he didn't get his 30k back. he was planning to seek legal advice. I haven’t asked him recently-will check with him tomorrow. Also, they started our house, they getting a little better now. they are not building on fast track but not very slow as I was expected.

Yes they are a nightmare to build with it’s been two years and I still haven’t got service and warranty done

These are questions you should raise with Coral. I built in NSW. I can give you an opinion. My guess is transport, travel, management and costs for trades in those areas. Labour is the major cost in building. NSW is more expensive as well. The price changes are schedule every 3-6 months. You can search through the Facebook forums to see previous ones. People have been talking about the price increase for the last 8 weeks, well before the change in the grant. We did not qualify for the grant as we had signed our contract before it was announced. I would have liked an extra $25 or $15K. Some advice: expect to add $20-40K to the base price for your basic upgrades. We spent $80K+ in extras and we still came in significantly cheaper than other major builders

The $44,000. difference on the 1 plan equates approx. to 20% increase on a house plan that is built in 2 different areas of approx. 150 Klm apart & also in the same state. Yes, I intend to take it up with the local builder & yes, $80,000. for extra inclusions sounds better on a base price of a starting price of $44,000. less.

Although we didn't build in Coffs area I strongly recommend you DO NOT build with Coral. 5 years on and we are still waiting for issues to be fixed and these are not small things. Our upstairs carpet has been ripped up 4 times to get at the creaking floors to fix. And floors still creak. Have been waiting over a year to have Coral replace the ripped up carpet. Sure, they did say go pick some carpet..... But then haven't gotten back and told us what range we can pick from. So can't pick carpet if we don't know what range. So they make out they are dealing with issues but then in actuality they don't. Waiting years to have our discoloured bricks and ruined metal work from over zealous acid washing to be fixed. Made all the noises of saying they are going to fix it.. But then don't return calls.

Simple advice - don’t do it. 12 months after the hand over our internal doors are splitting and according to Coral this is a maintenance issue and not their problem. The customer service with these guys is disgraceful

Save the heartache and go with a different builder they are the shonkiest builders and they never get back to u.
