Hi Hallmark We built our house with you 13 years ago and we have cracked roof tiles. Is this covered under a structural warranty as friends who have built at the same time and neighbours do not have the same issue. Thanks

Hi there - yes we do use waffle slab systems on the majority of our homes. The soil classification will determine exactly what slab design we will use.

Hello there. In order to answer your question we would need more information about your home and which items are affected. You would be best to contact our Maintenance department in our Head Office to discuss further. We may need to come and do an inspection of your home to ascertain if these items are covered by any warranties.

If we submit our revised plan and building covenant and sign off and hallmark have neglected to read the covenant properly who foots the bill if there are extra charges due to covenant laws just wondering as we had issues with another builder and if it happens again I want to know who's paying?

Thanks for your question. Covenants are an agreement between the land owner and the developer. Whilst we take as much care as possible to ensure compliance - covenant documents are very detailed and vary from development to development. It is difficult for a builder to be 100% on top of what every covenant requires as there is often a lot of fine print for the varying type of lots in each development. It is very important for Owners to read their covenant guidelines carefully and discuss with their building sales consultant to ensure that all items are included in the contract for the new home. If items are missed when covenants are lodged for approval we will always work with our clients to find a reasonable solution.

Hi there - the typical building time for single storey home is around 16 weeks. The process to get to starting on site (quoting, contracts, approvals) takes around 6-8 weeks all going well. I am down to choosing between 3 builders in Brisbane. HMH is one of the builders I have shortlisted. The question I have is - if I pay the initial deposit and then am not happy with the quote I get back, am I able to get a refund for the money I spent minus the soil test and contour survey costs?

I don't think so, however your sales consultant is the best person to answer this just in case the policy has changed recently. When I did the policy was initial deposit was not refundable. In my case though the estimate I got before paying deposit was pretty accurate, intact final quote came slightly under the estimate provided

Hello, I'm the sales consultant based at riverbank display centre at Caboolture. With the experience that I have I am confident that our sales team would be able to give you a very accurate quote for the home you are looking at. If you have had a soil test done you can bring it in and that would give us a good indication what to allow for. Hallmark has equipped us with plenty of info, so there would be no need to be out of pocket for deposits until your happy with your quote. We have plenty of support from our team an would assist you in the best way possible. Feel free to give me a call to discuss your options further. In answer to your question however, the initial deposit is not refundable. Hope this helps.

Hi, me and my wife is looking at going with hallmark homes for building our first home, we are currently renting, and I know it does take a certain number of weeks for the completion of the house. I know some builders do offer a start and completion guarantee - and willing to pay you for the extra week that they go over the specified number of weeks. Is this the same case with hallmark homes,? As we really don't want to spend much with paying rent, at the same time paying the mortgage.

Generally the build time will be stipulated in the contract which, the builder will stretch as much time as possible. The payment the builder must make to you if they go over contract is known as liquidated damaged (LDs). This also is entered by the builder and in most cases, clients are not made aware. Both of these can be negotiated with the builder prior to contract signing and entered into the contract. This will ensure that a) it is in the builders best interest to complete the home ASAP and b) in the event the builder goes over contract, you are suitably covered for your expenses. I have seen builder's enter some 280 days contract time with $150/week LDs. We always recommend to all our customers that the builder should have no more than 120 days and LDs should be a minimum of $280/week. In most cases, if the contract hasn't been signed, the builder will agree to ensure the contract is signed. Verbal agreements mean nothing once the contract is signed.

Why Hallmarks homes threatening review site users instead of fixing their issues? I am a neighbour of Hallmarks Homes construction site and being helpful, I gave the consent to Hallmarks homes to access my land and they did damages to my turf and used water illegal. When I post about their behaviour as a commend on this site, I got before response from them "This information has been sent onto our Solicitor to commence proceedings for defamation. You have absolutely no evidence or experience with our company to comment on our quality of construction as you are not a client of ours."

Do I have to be a victim client for posting my bad experiences with you? Why are you threatening review site users rather than taking necessary actions to fix messes you have made?

Did you speak to the Site Supervisor of the build? It is always better to go straight to the source. They would have been responsible for all of that. If you couldn't get a hold of him I would have gone to the Head office and speak to whoever was in charge there. That way you would have received a quicker response.

Thank you for your reply. I’ve done all those things you have indicated before posting this. Their supervisor is hopeless and they don’t care after getting done their work. We were helpful and gave the consent to access our property for brick layering and rendering. But they didn’t pay any respect once they get done their work. Their landscaper tried to put a few square meters some buffalo grass even without knowing what exact buffalo grass we have got. I didn’t want them to make further messes. Even more seriously they had used water for their needs without our permission and when I contacted their construction manager he asks for the proof for the amount of water they have used. I don’t read the water meter daily, so I don’t know how much they have exactly used. But we have evidences that they have used water for putting their drive way on.

I posted my experience as a comment on this site and I received a above mentioned threatening message from their construction manager asking me to remove it immediate saying I don’t have right to commend not being their client. After reviewing with ProductReview, found that I don’t have to be their victim client for posting our experiences.

However, after posting this, I have received a polite response from them apologising. We don’t expect anything and just one polite response would have been enough to resolve such issue. And also I want to stop this happening for other neighbours.

We originally were going to go with Hallmark Homes at Warner Lakes... But it took the Sales Rep there over 2 weeks just to adjust our quote from a $1500 electrical allowance to a $3000 allowance so we didn't go over budget.

We also got no response for a further few weeks until he did eventually get it through to us then hounded us every day for a week to see if we were signing with them... We werent happy which is a shame :(

The Malibu is a nice design but, find another builder is my advice. The trouble I had with hallmark built in 2007. Tiled roof, chipped, broken,cracked,leaks due to no sarking and faded. Gutters bent, interior paint so thin U could see thru it. Waffle slab, cracked thru garage.Loose bricks. Mica benchtop, shows up every mark. Gaps in cornices corners, had to fill and repaint. Dux hotwater was not hot enough on handover, I had to pay for new logic box twice, and fan within 4yrs.Shop around.

hi scuds,we have built 4 homes with hallmark and had no serious problems and minor ones quickly solved.i have altered every house ive built and not had a problem. if you are building north side go see Graeme Roberts at northlakes, been with hallmark forever and knows everything! very helpful. I have always found there is never enough storage in any home .our house is the vogue 224 and I used the media room for storage, put north/south wall up the middle with door to garage for storeroom, then divided other half into two and now have walk in pantry and walk in linen, only cost me extra wall and shelving.i would build in laundry with drop in tub, cupboards under and broom cupboard on end for vac, brooms etc.if you can do without bed 4 , move it up to back onto kitchen then divide in half and shelve it for w/I/ pantry and w/I/ linen. if you can afford to lose some space in rumpus, put w/I/ pantry in there. what about full height wall of cupboards on wall of meals/ living? your salesman should be able to advise you re alterations. good luck and hope this helps, cheers,lee.

I just incorporated the display home kitchen in my home. I now have the butlers pantry etcetera. That went with that particular kitchen. I am very happy and the whole process went well,it is very practical and very attractive too.

I am looking to have an investment house built in brisbane, and then my own home. Is Hallmark homes all part of one company or are there separate builders who own the franchises. I would like to know the area's of bad reviews and good reviews. I am a carpenter by trade, but currently in estimating and project management. I currently live in Mackay and am looking for a builder who is reliable and builds good quality at a reasonable price. I have noticed that you have some extremely good reviews and some unacceptable reviews, can you confirm?

hi adrian, i am not associated with hallmark in any way, i have built 4 homes with them and would do so again. i found them to be truthful, good pricing,and always there for followup or questions during the building process. i made 70 odd changes to this plan, moved walls,changed layout etc,nothing was too much trouble and you are told at the beginning what the extras will cost, no hidden pricing to be discovered after the contract signing. we deal with grahame roberts at northlakes who has been with the company for around 13 years so they must be doing something right. he would be the best person to ring, very knowlegeable and very nice. his email isroberts.grahame@gmail.com and phone is 0412 710 002.good luck with your building,lee wilkinson
