great communicator and organizer of trades and supplies- we couldn't believe how neatly he lined the trades up in the 6-7 month build so that there was barely any days without trades at site! Being a tradie himself he was able to fix up little things and was always open to hearing any feedback we had. He always uploaded pics on friday and was always up for a chat if something needed to be discussed. and has been riddled with an endless stream of errors and non compliant building techniques.

I paid for supervision but the amount of problems demonstrate little to any supervision on this site. Except for the roof nearly everything is this house has been done twice.

They used filthy muddy bricks which had been submerged in flood waters in Taree in 2025, laid without washing, despite the contract specifying “ all building materials must be new”. The mortar encased the mud and is now bleeding out mud stains.

The kitchen installed wrong and replaced, despite paying extra and it being on the plan, cupboards , bench top all wrong dimensions. All three bathrooms will need to be redone, I specified continually I needed all shower openings to be a minimum or 900mm wide. Nup. I have 700mm, 800mm and 500mm

Plans specified wall hung vanities. They weren’t.

The internal stairs, I specifically wanted a minimum width of 1m. I asked the owner of Matto Luke Pty Ltd on the day I signed the contract, “ Are you sure these stairs are 1 m wide?” He got quite cranky with me and grabbed the plans, shoving them in my face and saying “ the landing is 2 m wide, of course your stairs are a metre wide”. Except they weren’t. Try about 89 cm wide after they installed widest handrail possible. Stairs were also ripped out and done twice, to no avail.

Every single door, including cupboards in bedroom was hung damaged, painted, removed and rehung.

Carpet was then laid MONTHS too early, not covered up for 5 days and then only covered with loose black plastic, allowing a huge amount of grit, sawdust, plaster dust etc be ground into the pile. The foreman, said he would get the carpets shampooed, and “ what was my problem?” The carpets are ruined and not a sorry word in sight. When I said to the owner of Matto Luke Pty Ltd in March 2026 that I did not accept shampooed carpets full of grit and smelling musty his response……” I’ll see you in court”.

No batts were installed in the floor cavity, despite me telling them it had to be done. I was ignored. They had to rip down the entire garage ceiling, which had been painted, corniced etc to put the batts in. Ha ha ha. I did enjoy watching that being done at their expense.

I paid Matto Luke Pty Ltd to construct a retaining wall because I thought they would do it properly. No, silly me. Wall was not back filled, causing the neighbours garden to subside. My partner and I worked all Xmas to back fill this wall with no acknowledgement from Matto Luke Pty Ltd.

The entire build has been a stuffup from day one. I have never encountered such unprofessional and amateur conduct along with no moral compass. The lies have never stopped, with fabrications and variations of lies piled one atop each other. I have 3 lever arch files documenting this sorry saga.

This build has ruined my life, destroyed my health and caused no end of grief. I have scrimped and saved for 40 years to build what I had thought would be a nice house. I regret every day of my life ever signing up with Adenbrook Homes Port Macquarie.

The main company of Adenbrook Homes in Sydney have not offered any support or rectification, not even the filthy carpets.

agent I get to go through many homes and would say I have an eye for detail and have been accused of being to fussy. Felicity will keep you well updated along the way, makes sure you are well organised so there are no hold ups and is always happy to give her professional opinion on colours, tiles, etc. Deano is the most easy going builder to talk too. If you have an idea he will do his best to make it work for you. He is also willing to add in some suggestions that may save you some money or to create the look you want. They have a great bunch of builders with whom you can have a laugh, but they are highly professional on the job. next week. This kept repeating for no reason, they weren't behind or anything. The house was built with several smaller defects and two major ones. Examples: 100mm duct taped onto unit with 125mm outlet, choking the exhaust; missing corners covering cladding; lift of hinges installed upside down; heaps of missing silicone in bathrooms; missing paint; etc. What was the most frustrating was to get them to fix things. It took months and I had to threaten with report to QBCC - then it was done in two days. The major things were however poorly vibrated slab and the slab sticking out (as in the house didn't properly cover the whole slab). We have since sold the house but I recently talked to some people that have a world of trouble currently building with Ausmar (including Ausmar sneakily using cheaper materials) and I thought I should share my experience. Definitely not the transparency and integrity they like to throw around! You're getting cheap builder experience for premium price - not worth it.

their mistakes and even send them Proof of upgrade because they refused to admit they made yet another mistake. They lies were constant and they charged us lots of hidden cost.

[Irrelevant Content Removed] They took over 10 months to complete our home, where they committed with us, we would handover home within 4 months after council approval. They also promised our work quality is best. Finally, I do not think their work quality best. because I facing lots of problems with builder.

Now 6 months, they handover me home but still lots of mistake that are not fixed. Even everyone knows earlier march 2022, Qld had flooding and my brand-new home roof leakage, water come into rooms and due to water leakage, was shot circuit and power cut in whole house and fan of rooms not working at all and furniture damage. I notified them and still waiting for their response. Lots of their positive reviews are from them trying to make themselves look better, don’t fall for them!

direct line to the building commission. I am sharing our story not to tell you who to pick, but to offer insight into what you might be signing up for.

Communication was the first major hurdle. We were promised updates every fortnight, but the reality was more like a lottery. We received only eight updates over the course of 35 fortnights. It was a frustrating mystery game wondering if anyone had actually been on site or if the project had been forgotten entirely during those long gaps.

The timeline was just as problematic. Our home reached completion more than one hundred days past the date in our contract. Even at the end, we had to fight for the final invoice to be corrected because the builder initially requested the full amount without accounting for the late fees they owed us for the massive delay.

The quality issues were where things truly went sideways. We discovered that indoor-rated zinc screws had been used for our external stormwater system and all external air vents. We also found missing insulation in the walls that was initially denied and then covered up. This was just one of many issues that led to a formal intervention.

We eventually had to get the QBCC involved. This resulted in an official direction to rectify 15 separate items, including structural slab damage from poorly placed anchors and sliding doors that were never sealed correctly. It took a formal inspector and a lot of persistence to get these issues sorted out to a professional standard.

Aside from [Name Removed], who handles post-handover issues and was genuinely great to deal with, not a single other person we dealt with was helpful or nice. It never felt like anyone had our best interests at heart. Every single step was a fight, and while [Name Removed] went above and beyond, we should never have been in a position where we needed his help to begin with.

If you do decide to build with CJ, I'd suggest you do these things:

* Hire a private inspector: Their reports were the only way we documented these defects early, even if they get ignored initially. We use Darbecca.

* Monitor your contract and document everything: Keep track of completion dates and the agreed-upon late fees.

* Involve the QBCC: A formal direction to rectify is a powerful tool when repairs hit a wall.

We are finally settled in now, and quite frankly, we are just glad to be done with them. Getting to the finish line was a stressful learning curve that we are very happy to have in the rearview mirror.

in May 2024 and told our home would be completed in 6 months - it took over a year & a half. * Before construction started, we were told by [Name Removed] to have a retaining wall built using a contractor recommended by him. We paid for the wall as requested, only to later discover it was never going to be high enough for the finished property * During site works, Ausbuild cut and filled our block higher than the approved plans. We were the ones who noticed something wasn’t right and raised it with them. After they re-surveyed the site, they confirmed the slab had been built at the wrong height. This affected multiple measurements throughout the build & has resulted in visible issues throughout our home, including uneven flooring and skirting boards. * We also noticed that the proposed driveway gradient would direct stormwater towards our front door. Initially, we were told there wasn’t an issue. Later, Ausbuild agreed it needed changing, so we redesigned the driveway and added a front deck to conceal the drainage. * Despite those changes, the driveway was poured using the original plans. Once again, we were the ones who discovered the mistake. The driveway had to be demolished and rebuilt. We also questioned why the kerb hadn’t been cut out correctly. We were told we had signed paperwork requesting it be left that way. When asked for a copy of this signed document, Ausbuild couldn’t provide one. As a result, our property is the only one in the estate with this issue, despite it not complying with council requirements. * We then dealt with Andrea and Nathan, in an attempt to resolve the situation. Rather than taking responsibility, they blamed us despite having email correspondence documenting what had occurred. Nathan should stick to the office and not deal with clients in my opinion. * Eventually, Ausbuild agreed to build a second retaining wall. While we appreciated this, it still wasn’t built to the required standard, changed the whole appearance of our yard and by that stage we felt we had little choice but to accept it. * I contacted our client liaison Al the day before PC to confirm everything would be finished. I was told “well it’s not our first rodeo, why wouldn’t we be” However, when we arrived the next day, the front deck still hadn’t been built and trades were rushing to complete outstanding work while our inspection was supposed to be taking place. The front of the house and garage were blocked, preventing our inspector from carrying out a proper assessment, despite us having paid for his services. * Before & after moving in we brought up multiple times we noticed our front door didn’t look right, there was a black stain. They told us “that’s the grain of the wood”. The clear mould continued to grow and they finally admitted the door hadn’t been sealed correctly and needed to be ripped out. Well what an ordeal that was, they sent 1 man in his 70’s to rip a huge door out and replace it. The damage he left behind was horrific. They spent months fixing it and it still looks horrible. * Finally, during the major hailstorm in 2025, every home in our street either required or is currently receiving a roof replacement due to hail damage. At the time of the storm, our home was still covered under Ausbuild’s insurance. Despite this, Ausbuild has refused to accept responsibility, has been unable to provide us with the roof inspection report they claim was completed, and has declined to replace the roof.

Honestly this isn’t even half of it. I am nothing short of disgusted by this company. The amount of stress you guys have caused myself and my husband is unmeasurable. The amount of sleepless nights we have had is unhealthy. You should all be so ashamed of yourselves. No one puts pride into their work, no one gives a crap about your home once they have your money.

EDIT - they asked us to contact them to review issues, we did and they still claim they’re right in everything
