Good morning Emily, below is the email I wrote this morning to my building supervisor. I believe if the highest level of management see the strategy of the SW sale manager in Bunbury , they could possibly improve the way your good company is represented by stopping certain behaviours that according to my lawyer is deceiving , misleading and potentially fraudulent. I have been told by all the people I have communicated before you took you position ( 2 building supervisors and 2 site supervisors ) that the sand finish on the internal wall was not within the scope of work but no one could say why . It seemed a set answer for everyone to give . I have asked a builder friend of mine if he was aware of any reason but he could not see why . That is why I have asked you again to see if we can change the contract on that point.

In regards of the penalty rates document that your sale manager is refusing to sign, just be aware that this is the document HE gave me when I asked him about penalty rates in case of delay. Why on earth anyone rappresenting a company of the magnitude of Dale Alcock with all of its honest and hard working employees would give me a form of such importance if it did not apply to my case? He certainly did not underlined this fact , he only said : this is what we do"...and with this statement I have trusted him together with the other statement of his that if I signed now ( mid November 2022 or there abouts) I was able to have the new house ready to go around Christmas 2023.

So you can see now just a couple of the reasons why I often regret having started this whole process with this working group that I have chosen to trust.TRUST!

All of the above has been reinforced again when no one took 5 minutes of their time to communicate to me that the roof carpenters, that were booked for the last week of August , have now been delayed by two months at this stage. Dear xyz, I have enjoyed taking to you everytime , you seem a very nice person so this is obviously not directed at you personally, but honestly I no longer care about the sand finish on the internal walls , or the penalty rate document or when the roof carpenters are going to finish or when Dale Alcock/Home buyers centre is going to finish my house, so I won't bother you any more with any requests or questions. I just feel that the above should become of general knowledge at the highest level of management so they can hopefully see the opportunity to improve things. I leave all in your capable hands. hi I am not happy the way homebuyers are about the problem my son has with his home.my son was away for 3 weeks and came home to this problem. Here is a list of the problems- 1.Around laundry area and in the family area.it was totally flooded . 2. The walls are covered in Mold and smells badly. 3. they said it was coming from laundry sink [ they haven't got anyone to check for leaks. the house is only 1year old. 4. they told me and my son that he has to dry the walls himself and to get the mold off. Its a totally disaster. How can people blame my son for this [ of course he tried the fittings under laundry sink and he discovered the water was coming from there . For the amount of water that was on the floor and walls Isn't caused by the laundry sink. there must be a leak in wall because he wasn't home and no one used the water. So I would like a better response about this and to get it fixed as my son is now staying with me as it was making him sick. So how can they say its not there problem well i don't agree they built the house and they should get the builders out to fix it. Hi just wondering if someone could help me….my husband has just spent 3 months in hospital,and then we get home from hospital to find our gyprock has come away from the beams apparently when the house was built,there was no glue put on,surely this should be monitored by somebody,not sure where we go from here

We built in 2001 with HBC and all of the Jason window frames on one side of our house have corrosive holes where the frames sit on the mortar. I have never, ever seen this before, even on a house that is significantly older. It is as if something was not done correctly at the time of building, be it not lining the window frames correctly or using inferior mortar. It is extremely disappointing as it will cost us a lot of money to replace all of our windows down one side of our house which I feel should last longer than 20 years. I am so disappointed in HBC. Nobody seems to be able to give us an explanation as to why this has happened.

Hi there, We have a massive ceiling sagging in our living area, there is no water damage. the reason seems to be a common defects as per Building commission report with the problem predominantly happened for properties built between 2005 to 2009. Hi there, I was assigned a job number (Job# 11009) and i have been in touch with your maintenance team but no response from them after being in constant touch with them. The whole ceiling has gone into total collapse stage within few days of raising this issue to the maintenance team. Is 14 years a reasonable period for a ceiling to collapse? The reasons sighted by the maintenance team clearly show that you are finding reasons for not accepting poor workmanship sighted by our independent assessors. The reports have been passed to the maintenance team as well.

Can HBC show some morals and take responsibility, provide a resolution on fixing a major ceiling collapse issue. These are not aesthetic complaints, these are really hazardous and essential issues that require immediate action.

Waiting to see if you are really genuine builders and how you treat your customers. If response is not satisfactory i will be escalating this matter further.

If the build is beyond the 7 year period, you will not have any luck with taking it further( if it is under that you can challenge them legally) HBC initially sent their team just to ensure that the ceiling collapse doesn’t become a news material, as it is a negative PR for their sales team. They didn’t do the right thing and gave a quote higher than the market value, now why would I use them who failed in the first instance.

Take pictures and put them in the forum so people know how poor their workmanship is.

For the fix itself, if you want to keep the costs lower, using ceiling fixers who will fix it without replacing the ceiling ( although the finish is not same as replacing it is half the cost of replacing). Is an option for you.

We have just received our keys and are painting the walls ourselves but have been told to hold off and wait for wall cracking as homebuyers won't fix it if we have painted. Is this true ???

We do generally recommend to wait approximately 6 months before you paint your home to ensure that the moisture & PH levels are within the paint manufacturers recommendations. Looking at the homebuyers centre for our home.. can anyone tell me what is not included in the price?

Hi, they are very open as to what is and what isn't included and you can select extras/upgrades at pre-selection (at a cost), something to think about is extra electric sockets, we had extras in all rooms and I believe it was far cheaper getting it done at that stage versus later on.

Also, the show home will not be standard, it will have the higher ceiling more likely, we never went for it, the height of the standard is sufficient. We did go for the extra coursework in the garage though.

One thing we did miss on the plan was the family bathroom not vented, would have payed extra at the time if we realised. You also get one nbn connection, we had it in the living, a bit pricey from what I can remember to get it in the theatre room.. When the Foxtel guy came we got him to put another line in and cost 150.

Also think about upgrading to a slightly wider front door, not much bigger but makes the difference for getting furniture in.

What's included: electrical points ( certain amount), air con, all flooring, all blinds, cooker/hob and hood ( we payed extra for more tiled splash back). Stone bench tops. Garage front roller door ( no back roller door). Doors/frames,ceilings and cornices painted. Paved driveway/path to crossover and front landscaping package. Alfresco paved ( we left this off and got a deduction as we wanted to put deck down).

Think bout the cost of the additional work/costs required, paving down both sides, crossover completed and back landscaped. Painting, if you don't mind painting, do it yourself and save quite a bit.

I am just at the start of my build,plumbing and electrical is just about done then the roof will be put on..i am having a massive freak out about my kitchen colours,i chose a stone grey for the cupboards and wish that i just gone with plain white.. i called HBC before the slab had even gone down and asked if i could change it but was informed that the build contract had already been sent to the contractors. Has this happened to anyone else?. It's the only issue i have with the house and it's making me feel uneasy about the build.

Hi Hendrix We had a few changes too but they were not cupboards. I would just ring HBC and request your home building supervisor's assistance to ask if approaching the contractor yourself is an option? I was nervous about my bathroom tile colours as well but after everything was finished the colours came together very beautifully. We accept compliments coming and I don't even hint I had doubts along the way. What you are feeling is normal but it won't be as bad as you are thinking if you fail to make the changes. Good luck!

Hi All,

Just wondering if anyone had included in their house package with HBC the upgrade to 900mm kitchen appliances? And did this include the range hood? We were told if we signed up by a certain time we could get the upgrade to 900mm appliances so we did and were then told we had to purchase the range hood (which you require for the appliances to operate safely..?). Would love to know if this is standard or if it should have been included. Thanks!

The rage hood should come with he upgraded oven. Free. Ask for ceased stone benches too if it's the kitchen upgrade for signing up. Ask for as much as you can as builind seems to have died down a bit

I have submitted an email to Homebuyers customer support on the 3/10/16 and have no one attended to my structural defects of the house yet. It needs refix of the Bulkhead into position, prop back to original location .. bulkhead to rear bedroom as its now causing damage to the plaster walls and ceilings. I have also attached pictures of the defects/damage to the effect. I have contacted three times in the past few days and spoke to 3 different ladies.
