Hi, we’re planning to knock down our house and rebuild with Simond Homes. My question is: Should we demolish our house before or after signing the contract? Please advise. Thank you.

Stay away from Simonds at all costs. We did the same thing as you're thinking about. They won't give you a fixed price until they can do soil testing, which can't be done until you knock down the house. If you need finance, they won't approve the finance until you get the fixed price contract so you would have to demolish first. Our journey with Simonds has been absolutely terrible each time. We've had multiple insurance claims, house in the wrong position, extended delays getting to contract, huge hidden costs and they will tell you whatever they need to to get you to sign. Go with someone else.

Has anyone checked their tiling in the shower ? Our tiler had a problem with getting lines to coincide with the corners of the shower and lining them up with the vertical tiles!!!

Anyone had garage floors with numerous cracks being passed off as "acceptable" due to shrinkage and weather conditions on the day the slab was laid and several other issues passed off as acceptable Australian standard and within a tolerance range! It's no laughing matter but one has to Ha Ha just to keep sane!!

Hi, I built with Simonds, We have an air flow issues, poor airflow, It may be a duct off problem! to my knowledge the manufacturer gives a 5 year parts and labour warranty and the installer has to give by law a 6 year warranty on their installation work. We committed to building two houses with Simonds, but the kind of service we have received so far is below average. The customer service team you have don't seem to be able to do much when it comes to the building team. What solution do you have for us? Whom do we reach out?

Our supervisor doesn't respond to us, our supervisor's boss took the responsibility but doesn't seem to be able respond to our requests.

One of the house we built (Job: 69065) was delayed by months and we were forced to settle last month with the promise from our supervisor's boss that issues will be resolved. The door we have is not aligned and is damaged in many ways. Post settlement we have not seen the promise come into actions. It just seems lies after lies. Devices installed are not as per the contract. Instead of Remote, Wall mounted Remote has been installed. Zoning doesn't work. Oven was never connected to power supply.

The second house (Job: 73794) is in limbo as well. The supervisor doesn't respond to the issues we brought out through our private inspector. He doesn't even respond to your Customer support and Accounts team.

We really need help resolve the issues we have.

Defects, Service Deception, Being ignored & poor workmanship | When will this be over?!

No communication and being ignored! even after many contact attempts through every channel available and requests for escalation.

After 7 months of admin errors and delays, the defects and poor workmanship began with construction.

We are now 2 years into our build with no completion date in sight.

Out-of-pocket additional costs of over $4000 per month that Simonds continue to drag us along while ignoring even an application to the Domestic Building Dispute Resolution Victoria.

Not meeting minimum building standards, ignoring defects and independent reports. We’re now chasing our 6th Site Supervisor just to return a call or text while they continue to put us into more financial hardship.

Putting aside the lack of contact from the many supervisors, the lack of respect that the trades have for our home is nothing short of unacceptable. Urine and faeces left in ALL 4 toilets and on flooring, left to sit for such a time that it’s soaked into the grout and silicon, bugs had then found their way into the mess. This was encouraged by the fact the site toilet was removed from site giving trades no other option and no sanitary products to meet a safe work environment or hygienic home for us.

This is NOT what we signed up for! This is definitely not what Simonds advertises to be the service they offer. We were deceived and mislead by Simonds and every much wish for this to be over!

Sorry to hear about your situation, I can only speak of my experience with Simonds and to sum up I have no complaints. We first saw the sales rep in December 2021, we were told our build would commence in November 2022. Construction commenced in June 2022 and the building was completed at the end of November 2022. Communication was excellent and the team dealt with any queries promptly.

Thanks Jim, I’m so glad that you’ve had a better experience. I really wish we could say the same. With titled land ready to go, we signed up with Simonds Homes in early March 2021. We are now being ignored by Simonds. I’ve emailed, called, left messages with our supervisor, their manager, head office, the complaints area and even tried to reach the CEO. No one has even bothered to contact us back.

We are in the dark with no answers on when or if our home will ever be complete.

They’re the worse! We had to seek the help of lawyers to end this horrifying nightmare although, it’s still not over. Even with this, they didn't provide the keys when issued a legal notice to, we had to get a locksmith to gain entry and change the locks. We will never be able to get back the lost time and toll it’s taken on us. We have been left with a pile of debit, incomplete home and a pile of defect's. These defects that have qualified professionals stating that to rectify, the home needs to be pulled down to repair. Given the financial situation they’ve left us in, we will give everything we have to make sure this is made right. The best advice I can give is to avoid this company and if it’s too late and you’re in a similar situation, don’t wait and allow too many chances as we did, get legal help!

Trades available, The timber shortage being experienced across the industry as well as the availability of land. Is there any email or link where we can raise our concerns as we have found no one is helpful at all. Raised concerns to Supervisor, CRC their managers, tried facebook nothing can make them hear. We have paid all the 5 invoices last November and was meant to get house hand over in Feb 2022. It’s end of May and no PCI confirmation yet. I am 34 weeks pregnant and can’t take this stress any more.

Just FYI ..! No response from anyone. Can’t imagine simonds can’t organise to finish one dwarf wall, hanging one door and finishing touch ups in 5 months. I would like to express our utmost disappointment and frustration with the delay of our KDRB. We had initially made contact with Simmonds in July and since your company came highly recommended by two of our friends we decided to move ahead with engaging Simmonds as our builder. We understand that due to the pandemic which delayed certain processes and which is out of your control,however till date we are unable to obtain information from the office on our application. Friends of ours who have commenced a similar process with another builder have already moved ahead with knocking down and commencing the first steps to getting their build in progress.

You have been extremely helpful with trying your best to push the paperwork, at this stage if we do not receive any update on our paperwork by 31st Jan, we will have no choice but to reconsider our options of engaging another builder. We were eagerly looking forward to building our new house with Simmonds and are really disappointed on how slow this process is taking. We are concerned that at this rate we may not be able to even obtain a gallery appointment in Feb which again is a push back for us. Appreciate of you can escalate this to your senior management team.
