We purchased our home from Wisdom Homes and have experienced several minor issues with the build. We chose to address these ourselves, as they were relatively minor. However, just before Christmas last year, we noticed water running down one of the internal walls. We contacted Wisdom Homes twice via their emergency maintenance number and left messages, but unfortunately, our calls were not returned. As a result, we were forced to engage an emergency plumber. Upon inspection, the plumber identified a construction defect: a nail had been driven through a pipe, and over time, with the natural settling of the house, this caused the pipe to loosen and leak. We paid for the emergency repairs ourselves, and there is now damage to the wall where access was required to fix the issue. Since then, I have sent approximately five to six emails to the Maintenance Supervisor and followed up with messages, all of which have gone unanswered. I am seeking clarification on how this matter will be addressed, particularly as the issue falls within the building warranty period. It is disappointing that, despite Wisdom Homes promoting themselves as a leading builder, we have experienced a lack of response and support. We are also aware of similar concerns raised by other homeowners in the Catherine Park area.

Wisdom Homes. We live in a property in Catherine Field that was built by your company and its been my life than 1.5 yrs now since moved into the house, however we have been facing severe issues with backyard drainage in our property with the backyard getting completely water logged after every heavy downpour. On contacting your office post our maintenance issues, we are were asked to talk to wisdom landscaping team, however they say it's not their responsibilty. This issues is causing a lot of stress on us having to consult with plumbers to see what's options we have however these works are quite expensive. Honestly this should have planned during the construction. Does this fall under your scope of work at all?

Hi We are in the construction process. We commence last July 2022 and we are very much concern in regards to so much delays of our house build. Hi, As I have mentioned above, we handed over our land July 2022. They commenced construction of swimming pool July 14th, 2022. Our home build contract was supposed to be 46 weeks, but because we are building a swimming pool there’s an additional 4 weeks added. In total, this is 50 weeks. There was an EOT for 12 days due to poor weather conditions, but today we are on the last week of September 2023 already. We visited on site with the area supervisor last September 11th, 2023. With a look around, it’s evident that work is too slow and there is so much more to be done. However, since last Thursday 21/9 until today, for 1 week, nothing has been done. We did raise this issue with the site supervisor, but he is trying to pacify us by saying; scaffold has been taken down on the side of the house. It is extremely frustating. Our stress and the frustration is taking a toll on us due to increasing delay of work and uncertainty on the date of the practical completion of the build. Initially, the site supervisor said that PC would be first week of November. However, it has now been moved to the end of November, and who knows the possibility of a delay again. I tried to ring the area supervisor yesterday, unfortunately i wasn’t able to contact him. My family are endlessly hoping we can move in before December! Since we all have been waiting for this for a long time. Is there anyone that can truly help us? Thank you

I purchased off the plan so had to pay an upfront deposit of 5%. I believe it is different when you have your own land as you need to pay in stages as the build progresses.

Hi there, I recently made an enquiry for an off the plan terrace being built. Your website states to view a contract it will cost $500. However the sales consultant from Wisdom Homes is quoting me a 0.25% fee (which equates to near $20K). Why is the price to view a sales contract so varied and confusing? Also the funny thing is, the property has been on sale for more then 10 months and the sales consultant was saying "they cannot simply send a contract out to interested buyers due to a large number of enquiries they receive". Could you please clarify?

I can agree if you want a home to last more than the 2 years don't sign with them, they'll give you the instant message that the warranty period has ended so no further action from them. workmanship is very poor.

Are Wisdoms prices negotiable or locked in? I like really one of their designs but they are more expensive than the other builders Ive had quotes from. If they were able to reduce their price slightly ($20-$30k on a $650k build) i would be very keen to proceed.

I too am a previous customer of Wisdom Homes. Hand over late 2018. Very poor experience, long an drawn out and yes not very good quality. These reviews are a total fabrication and are scripted only due to their recent lack of customers/ business. They just want the money. The customer doesn’t even get a look in. Shame on Wisdom.

I am looking at building a double storey home and was looking at Wisdom or Eden Brae. While our pricing is almost gone from 480k base price to 700k I am still unsure if Wisdom is the right choice. The reviews are quite confusing and much lower compared to other builders .... A lot of people we spoke to have said to stay away from wisdom and need to know if there is reason why real estate agents , mortgage brokers recommend to stay away

Samdownunder. I would recommend to stay away. 2yrs ago we signed up to build with Wisdom. Our slab was poured in September 2018, our home was supposed to be completed by April 2019.. As of today 26/9/19 we are still waiting, we have had so many problems it's a joke. If you choose to roll the dice & build with them I recommend you get a independent inspector. We used Houspect it cost around $2500 but was so worth it, they picked up so many faults during our build that we never wouldn't of. Goodluck Sharon NSW

Hi Tak - many tks for your reply. Can you tell me what sort of changes you have made to improve the process? Unfortunately there is a big gap between reviews ie between now and 4 years. For example, your competitors have a much bigger sample size of reviews. A few negative reviews doesn't seem to matter. Whereas, if Wisdom homes only have 200 reviews but 80 (or so) are bad but are from 4years ago (or even 6 months ago) - what has changed?

Post a review on this website, and print it out stand in front of their sales office to warn others so they dont have to go through the same unwise choice and go to a current affair. They are very sneaky for over 2 years had blocked this website from people publishing theor opinoins of the company because they knew how bad thier workmanship was. Good luck.

Hi, we are building with Wisdom at Colebee. Inspiration 34 house. We started of with lots of hickups with Admin team such as paperwork process being delayed. Our land got released in Feb 2014 and I am told we are getting house keys in mid April this year. During this period the project managers changed. My main concern here is the water connection for the fridge. Since being our first home we had no idea we were supposed to ask for this connection. After looking at other houses when we questioned why during sales stage we were never asked about the connection. Now it is becoming too late and the variation itself is costing us $1000 apart from plumbing charges. I just need to ask if anyone was asked if they needed the water connection when they initially signed the contract???

Hi Vini, I don't recall being specifically asked by the sales team about such a connection.We did consider it though and discussed it as we had seen it in display homes. We decided not to worry about as it wasn't of interest and filtered water was provided at the sink in our package.

We did learn that if we changed our mind it would be cheaper and easier to have a plumber run a water tube through the back of the kitchen cupboards at a later date.

out of site and relatively easy to do. Talk to a friendly plumber.

A $1000 seems extreme to me.

Our wisdom home was finished in July 2012, and basically every cornice in the house has cracked. One very large one that's split down into the gyprock around 40cm. We asked wisdom maintenance to come out, maintenance supervisor was booked and advised us they would do nothing as it's just the house shifting. I would firstly like to know if this is common and why would this not fall under structural warranty??

Hi Michelle, Sounds nasty! I can only suggest your question be directed to Wisdom or someone in the building industry as I don't know the answer to it. With such a split I'd certainly be getting a professional builders opinion as it may well be caused by an underlying "structural issue".

I do know that Wisdom have, since we moved in (4/4/14) and to date (28/1/15), carried out the maintenance work as listed in our "3 monthly" list of rectifications.

We had minor cracks in cornices , the odd "dent" or "bulge " in the gyprock which have been addressed by Wisdom. Nothing as severe as yours.

We have one rectification item to go from our list due to be finalised tomorrow which means we can (hopefully they turn up) be free of them as the work has dragged on too long.

Hello Michelle, This is definitely not a common problem and the reason of "house shifting" is not a good reason for this to be happening. If you noticed these cracks when you first moved in you should have alerted Wisdom Homes as soon as you could. Contact the other people you have dealt with during the building process to draw attention to this problem to ensure that your problem gets high priority. If nothing ensues from this then contact a third party (professional builder) to inspect the property. Hope it all works out.

Hi Michelle, It sounds like a structural problem and hopefully not the slab shifting that much, If they pour the wrong class of slab then this is a serious problem and not using a drop edge beam within the slab if you have a slope on your block or can be problem when the frame was assembled, not enough frame strengthening during the build.

we're experiencing the same. We have talked to fair trading recently. they advised to give the builder a demand of notice , requesting them to fix all the defects within a reasonable timeline say half a month, even with the ones that you can see but have doubt if they are covered under warranty. If they refuse to acknowledge or fix the problem, lodge a formal online complaint with fair trading then they will send out inspectors to investigate. It's no cost and will make sure you , as a consumer, gets treated fairly.

Thanks, fair trading was my next step. After me sending more requests to sort the problem out especially the larger crack near a floating cupboard in the kitchen. They then turned around and agreed yes that crack is structural, but as it falls into the 90 day maintenance clause, sorry too bad what a joke . Wisdom homes internal finishes are not up to standard including painting which we did get fixed before handover. Would never build with widsdom again nor recommend them. We have a home which was completed in 2013 with cracks everywhere.

After going through all the reviews here I am scared what to do ? I have paid the booking amount for the house and land package in Oran Park with wisdom and the construction is due to start around February 2015.I have selected Washington 32 and have asked for many upgrades as well .It will cost all about $700000 and this is our first home .But to be honest after reading all reviews I am not very sure to go ahead with them or cancel the booking . Any suggestions or comment would be appreciated. If some one have got the house in that area if they can recommend some good builder and I can start the research all over again .

The only advise I could think of is to supervise your site often. Contact your site supervisor straight away if you see a problem. And also make sure everything is up to your standard before your final payment . We had some brickwork issues and they just kept telling us that those would be fixed under the 3 months house maintainance, so we moved in. Then the nightmare started.

Hey Archi23, Be very carefully with that amount of money that you are spending. You are better off putting it towards are more professional and smaller building company. Like what they say the bigger the company the less quality you get.

I am under construction at the moment the building quality is very poor. When i get in contact with my supervisor about a problems and defect they try there best to get out of fixing it.A lot of short cuts.

Think very carefully if i was to go back in time i would have built with a private small builder you get more quality for the buck.

If this your first time of buiding then have a solicitor to check your contract. Things to watch out for are tender expiry date & price, construction period, delay & penalty clauses. Check your documents before signing then keep a copy of signed & dated documents. We had issues and not happy with the end result becuse we have spent $375k and took over 2 years to compklete for poor customer services & workmanship. We have built with Masterton & Claredon and we were neppy with both but have choosen Wisdom for our currently home because of the design and it was a costly mistake. Chi

Hi! I have built a wisdom homes via house and land package in nearby area. You are right to be worried! They say "700k" but in the end its 800k. My advice: for similar pricing, buy a luxury display home. Talk to the consultants at the display village and buy a display home. They have top of the range inclusions and have very good returns. After about 6 months of good return, usually you get to move in. Its stress free and a great choice! Good luck! :-)

Hello Catherine436, I was reading this website and I saw your building nightmare with your project builder and like the question above from Gwenda_Fox, Can you tell us the name of your brick that you chose? We have the same kind of problem on the brick issue but we are with a different reputable builder, Anyways after almost two years of complain and headaches plus heartaches and in fairness, our builder did try their best to fixed it , It didn't made any difference , We chose a lightly coloured bricks with a matt finish and a lot of people who first saw our brand new house thought that our house is not brand new and is a couple of years old not like the other new houses near us and it hurts to hear this things especially when you spend a lot of money building your dream home, so we thought that our builder did a dodgy work. But we now realized after all these hassles, waste of time and feeling like a looser, it's the bricks that we chose that is giving us big disappointment but it's too late now so we might just sell it and build again and we will be careful to choose everything on our colour appointment because the bottom line is, We signed for it and this is what our builder keeps explaining to us from the beginning that it was the brick selection that we chose and they said that you cannot have each of the bricks/mortar laid to be perfect. Hope this nightmare ends soon and you find satisfaction.

Has anyone had any problems with the payment schedule? we cant any bank that will pay the 25% 1st schedule. All banks are telling me this is not Australian Standard and that they will only pay 20% for the 1st variation and wisdom homes are refusing to budge on this. Yes I have already paid my 5%, However we were not told by wisdom that their payment schedules do not follow Australian standards.

Hi Keith We suggest you to seek advice from Fair Trading if you do not have a solicitor to assist you. We built with Wisdom but we did not need finance so we could not give you any advice on this matter. We had other issues with Wisdom and we went to Fair Trading for advice and found it is very helpful.

My finance is with commonwealth back and they had no problems with paying the 25% first payment they didn't even ask a thing about it.

I am building with wisdom and the construction is due to start around March 2015( hopefully). But after reading all the reviews, am wondering, how will my overall experience be, should I be scared with this all review? Should I disregard all the possibility of bad experience and think I will be one of the happiest to build with wisdom?

We are building our first home ( da Vinci series 21) at one Minto.

Any suggestion or comment could be appreciated. - Deepak&koleen

I believe people tend to vent on negativity than of postive things that happens. Suggest to wait for your experience than only you will find out

Hi Deepak I don't have all praise for wisdom homes as you have already seen in my review. There office staff delayed lot of my paperwork although I should have done my homework before going to them which includes knowing the process of approvals.

I had a very good contractor from Wisdom homes who got things done and updated me on regular basis .

In addition to above , stuff they provided and finishing are of good standard although tiling and flooring I got done personally ( DiLorenzo - their subcontractor at castle hill is very expensive if you make any changes, standard ones not very impressive)

My advise , do your homework esp. For approvals, flooring, Electricals and kitchen and compare to see what Wisdom is providing

You will feel anxious as first timer but It is a learning process.

Pay attention to your building contract ,keep a copy of all signed documents, keep all record of all correspondence via email to and from Wisdom, phone calls for example date and time and whom and all the appointments date. Make sure you know the time frame of each stage of paper works and building so that you can follow up as soon as it falls outside of the time frame. If your tender is due to expire & need to resign make sure you obtain copy of the new price list and check the Builder’s margin percentage to ensure they charge you the correct amount. Pay attention to the the workmanship,list down all the discrepancies & taken photos of it for your records and have them fix by the time you have the final inspection .Happy to answer any questions you have and wish you all the best with your building journey.

Am glad with all this feedback and now I gain some strength to go ahead for our dream home. We have completed all our selections and upgrades and which went really well and it's under our budget so far.

Tile contractor from wisdom homes are expensive but we decided to upgrade with them as we find hard to go out and find someone else.

Now, am worried if I missed anything for electrical coz it is very very important to me to have everything I need to be in my new house. Any suggestions?

Second, wisdom landscaping is just too expensive. Am thinking I am going to do by my own and hire somebody cheaper.

They are saying my land needs retaining wall, I am not too sure about how will I go about this.

So far communications been well and can't complain.hope I can say this until the end. :)

If there are council requirements prior to the approval, how soon will we be notify of these requirements and what we have to do to speed up the process?

Hi, usually our office awaits written notification from council that amendments are required. These items are handled by our compliance officer to determine the appropriate coarse of action and advise the CSO to discuss with the client. Once we have the instructions from the client we will arrange the necessary plan amendments / variations to be raised. Please consult your customer service officer for further clarification regarding the time frame for this as it may vary depending on the level of additional requirements involved.

Although your builder would arrange the approval for you, you as a client need to keep in mind that the builder gives you a certain period for which the tender price remains valid. My experience is that there are builders in market who would delay the approval for one reason or other , so that the tender price is not valid anymore and after that period they would tell you - sorry the building price has gone up. Then you will be stuck with them as they have already taken lot of non refundable money from you and you have waited for 6 months or more to get approval in place. You would be paying the higher price then for no fault of yours.

If our file was not lost why did we have to resign the color selections and variations 3 times? After we resigned them we were told the construction plan was not received so we were asked to send our copy? this is after council approval and 12 months after the building contract was signed.
