Mark, our Sales Consultant at the Austral Display Centre, who went above and beyond from the very beginning. Mark was incredibly thorough, patient and always willing to answer our many questions and take the time to explain everything clearly. He made the initial stages of the process such a positive and enjoyable experience, and we really appreciated the level of care and attention he gave us.

Our Site Supervisor, Jack, was also absolutely impeccable throughout the build. He kept us updated regularly, made himself available whenever we had questions, and made what can often be a stressful process feel easy and manageable. Jack was fantastic to work with and played a huge part in making our building experience so positive. He also managed to have our home completed within a very fast timeframe, which we were extremely happy with.

We would also like to give a special mention to Jordan Perez from Jedge Carpentry, who completed meticulous work throughout our fully cladded home, including the interior fit-outs. The quality and attention to detail in his work was exceptional, and we were very happy with the finished result.

The main area where we feel there is room for improvement is the pre-construction stage, particularly communication and clarity around selections and costs. During our colour selection process, we chose kitchen cabinetry that we understood to be part of our selections, only to find that it had not been included in the costing. Clearer communication and confirmation of inclusions and costs during this stage would make the process much smoother for future clients.

That said, once construction commenced, our experience was fantastic. The communication, workmanship, support and speed of the build exceeded our expectations, and we are absolutely thrilled with our new home.

Hugo at the Box Hill office. He was excellent to deal with, very accommodating and willing to work through a number of changes with us. At one stage we were also considering other builders, but Hugo took the time to understand our concerns and addressed them very well, which gave us the confidence to continue with Eden Brae.

The tender process was handled well, and since then the administration team has maintained very good communication with us throughout the different stages. As first-time home builders, having clear communication has been very important and has helped us understand the process much better.

After demolition, we handed over the land in the fourth week of March, and we are now reaching the completion of the fix-out stage. We are very pleased with the progress and the overall pace of construction so far.

Ben, our site supervisor, has also been very good to deal with. He has been approachable, helpful and willing to explain things when we have had questions about the construction.

One point that may be useful for anyone considering building with Eden Brae, or with a project home builder generally, is to make sure you finalise your selections and upgrades before construction starts. Towards the end of the lock-up stage, we wanted to make some further upgrades to items such as tiles and kitchen finishes, but we were advised that changes or upgrades could no longer be made once construction was underway.

We were aware of this policy and had also been advised about it earlier in the process, so this is not a criticism of Eden Brae. It is simply something we would highlight for other first-time builders. Once construction starts, the project is already coordinated around approved selections, orders, trades and schedules, so late changes can be difficult or impractical. Our advice would be to spend extra time reviewing all finishes, colours, tiles, cabinetry and upgrade options before signing off the final selections.

We are now getting close to the stages that will ultimately define the finished home, so we are very much looking forward to seeing the final outcome. For us, the finishing details will be especially important — not only that everything functions properly, but also that the painting, cabinetry, tiling, doors, trims, fittings and other finishing work are completed neatly and with good attention to detail.

A well-built home should feel right both aesthetically and functionally, and we hope the care shown during construction so far continues through the final finishing, quality inspection and handover stages.

At this point, we are pleased with our experience and the progress of the build, and we look forward to seeing the completed home. I will update this review again after practical completion and handover once we have seen the final result.

ultimately we have decided not to proceed with the build.

The biggest issue has been the ongoing lack of attention to detail throughout the tender and selections process. We experienced numerous significant quoting errors, which amounted to tens of thousands of dollars and resulted in considerable delays, additional costs and a huge amount of our own time spent identifying and correcting mistakes.

There were approximately $20,000 worth of incorrect quoting issues during our initial Project Manager’s involvement. After she left, we encountered a further $15,000 in quoting errors. During our internal selections, we provided a detailed list of items we wanted to consider, including requests for approximate pricing. Many of these were subsequently quoted incorrectly and then revised after the meeting, often at significantly higher costs.

The latest issue was particularly disappointing. We were advised that we would need to pay approximately $9,000 to extend our tender period by three months. While we acknowledge that the tender documentation contained an expiry date, extensions had previously been discussed with us during the sales process and we were told the cost would be approximately $2,000 per month. The sudden increase to $9,000 was therefore unexpected and difficult to understand.

We also do not believe the delays can reasonably be attributed solely to the delayed registration of our land. As late as September, our plans were still not finalised. Given that Better Built advised a minimum three-month period would be required to complete the process, it was difficult to see how the original timeframe could ever have been achieved. We were also only notified of the tender expiry issue after the expiry date, which added to our concerns about the level of communication and care throughout the process.

Overall, the tender process was a continual cycle of errors, corrections, delays and unexpected additional costs. While we appreciate that issues can occur during a building process, the frequency and financial impact of the errors we experienced were unacceptable.

This has been a very time-consuming and frustrating experience and has significantly reduced our confidence in proceeding with Better Built. Based on our experience, we would not recommend Better Built to others considering building with them.

and has been riddled with an endless stream of errors and non compliant building techniques.

I paid for supervision but the amount of problems demonstrate little to any supervision on this site. Except for the roof nearly everything is this house has been done twice.

They used filthy muddy bricks which had been submerged in flood waters in Taree in 2025, laid without washing, despite the contract specifying “ all building materials must be new”. The mortar encased the mud and is now bleeding out mud stains.

The kitchen installed wrong and replaced, despite paying extra and it being on the plan, cupboards , bench top all wrong dimensions. All three bathrooms will need to be redone, I specified continually I needed all shower openings to be a minimum or 900mm wide. Nup. I have 700mm, 800mm and 500mm

Plans specified wall hung vanities. They weren’t.

The internal stairs, I specifically wanted a minimum width of 1m. I asked the owner of Matto Luke Pty Ltd on the day I signed the contract, “ Are you sure these stairs are 1 m wide?” He got quite cranky with me and grabbed the plans, shoving them in my face and saying “ the landing is 2 m wide, of course your stairs are a metre wide”. Except they weren’t. Try about 89 cm wide after they installed widest handrail possible. Stairs were also ripped out and done twice, to no avail.

Every single door, including cupboards in bedroom was hung damaged, painted, removed and rehung.

Carpet was then laid MONTHS too early, not covered up for 5 days and then only covered with loose black plastic, allowing a huge amount of grit, sawdust, plaster dust etc be ground into the pile. The foreman, said he would get the carpets shampooed, and “ what was my problem?” The carpets are ruined and not a sorry word in sight. When I said to the owner of Matto Luke Pty Ltd in March 2026 that I did not accept shampooed carpets full of grit and smelling musty his response……” I’ll see you in court”.

No batts were installed in the floor cavity, despite me telling them it had to be done. I was ignored. They had to rip down the entire garage ceiling, which had been painted, corniced etc to put the batts in. Ha ha ha. I did enjoy watching that being done at their expense.

I paid Matto Luke Pty Ltd to construct a retaining wall because I thought they would do it properly. No, silly me. Wall was not back filled, causing the neighbours garden to subside. My partner and I worked all Xmas to back fill this wall with no acknowledgement from Matto Luke Pty Ltd.

The entire build has been a stuffup from day one. I have never encountered such unprofessional and amateur conduct along with no moral compass. The lies have never stopped, with fabrications and variations of lies piled one atop each other. I have 3 lever arch files documenting this sorry saga.

This build has ruined my life, destroyed my health and caused no end of grief. I have scrimped and saved for 40 years to build what I had thought would be a nice house. I regret every day of my life ever signing up with Adenbrook Homes Port Macquarie.

The main company of Adenbrook Homes in Sydney have not offered any support or rectification, not even the filthy carpets.
