[Name Removed] of Resicert Perth conducted a pre-purchase building inspection on my property and failed to pickup or report on several serious structural and foundation defects, some of which were that bad you could notice before you even walked through the front door (not him but).

Massive gaps between the eaves/soffit and top of the brickwork in numerous locations, door and window frames protruding above the top of brick walls, gaps under window frames outside, several wall cracks in the master bedroom, sticky doors the list goes on! All of which are telltales of a sinking foundation.

He only reported the smallest of the 5 eave gaps and stated we could “fill it with mortar”, any normal competent inspector would take a step back and think ok there is somthing serious going on here and what has actually caused this gap? Not just advise a bandaid fix like he did.

Upon moving in and noticing several issues each day as well as a bad crack in the slab and spider cracks in the master slab after I removed flooring. I engaged a structural engineer to take a look and they were dumbfounded at the defects [Name Removed] had missed, they advised that the foundation was sinking excessively at the front of the house and completed a soil compaction test that failed.

I reached out to [Name Removed] and he then came out to my property to view the defects he missed. He blatantly denied all of them saying that eave gaps are “normal” and just did want a bar of what I was telling him or showing. 1 week later he emailed me telling me to forward my complaint onto the Resicert complaints department which I did in great detail with a heap of photographic evidence to go with it. After numerous phone calls to Resicert which is a 1800 number and you have to talk to an Ai Bot not even a real person that is also pathetic of Resicert, no managers contact numbers available anywhere! It took them over 2 weeks to come back to me with a response of that they are not liable for anything and that it was a ‘non-invasive’ inspection so these items can’t be picked up (all of the defects ARE non invasive that were missed) the response was also clearly Ai generated to.

After numerous emails back and forth they have still stood there ground and completely ignored all my photo proof and written evidence- completely wasted my time.

I have recently engaged with Lawyers to resolve the issue with them as the repair bill to raise the slab and foundation along with other defects will likely be upwards of 30k. I would NOT have gone through with the purchase of this property had Resicert and [Name Removed] have picked up the serious issues and alerted me in the pre-purchase Inspection.

Absolute failure of something that is so important to a homebuyer!

pre-slab to handover. I couldn’t have asked for more. From the very start the builder understood that unless Final Inspect ok’d the stage, there would be no payment. Final Inspect made sure that the works conformed to the contract and to the relevant Australian Standards from start to finish. The builder tried it on once, and only once, after which I had no problems and the house was built to spec. I remember near the end there was a dent in the gutter which I didn’t think much of and wanted to let go - just so I could move in. Peter’s comment to me was “ if you bought a new car and went to pick it up and it had a dent in it, what would you do?” He had a point. You pay for a new house without any defects, do not settle for anything less! Thanks Peter, and thanks Final Inspect. Five stars and worth every cent!

If you are building a new house from scratch, I Highly recommend you to use their full Stage inspections package. ( Slab, Frame , Enclosed, Handover)

Skilful inspectors, punctual and give you on site tour, showing every critical details which can save you hundreds of dollars in a long run.

intervals (ie $75) as stated they charged me $660+GST. The front sheet of the work order, clause 1, and the T&Cs, state $300 /hour rate, in 15 minute increments, both for variations and additional visit. But they also have a vague clause that they charge pro-rata without stating how they work that out. Sounds consistent with the $300ph stated, sounds like they'll charge in proportion to the extra hours required. But no, you find out when they use your credit card for a second time. Multiple emails got nowhere. Would give a negative number of stars if that was possible.

I've always had photos supplied on building inspections, but they didn't got that far.

the progress stages of my builder for the Frame Stage. Therefore, I asked Landmark Inspections to give my builder a call to ensure the site was ready for them to perform their Frame Inspection. I specifically stated that I didn’t want to get a report back with a lot of incomplete items as the work had not been completed yet. Landmark Inspections contacted the construction supervisor and stated that they were good to go. I then received the report back, which had 23 total inspections, with 13 of them marked as incomplete (i.e., they couldn’t check more than half the job). When I called them up to query this, they were not very helpful and were not willing to offer any compensation. The frustrating part of this was that I specifically called them before they went out to make sure it didn’t happen and they still went ahead with the job site not ready for a full inspection. If you are going to engage Landmark Inspections, I would advise making sure that the job site is at the correct stage, or they will happily turn up and only do half the job.

available on google Street view (water stains on brick wall) and nearmaps (slipped roof tile) for 3 years prior. There was also a big hole in the sarking made by a builder to install a pergola which was clearly visible in the roofspace (you could see daylight comming in) None of this was picked up in the inspection report. And they deny any responsibility for failing to identify the damage. They gave me a legal response saying a close line blocked their view and that there was rain so they couldn't access the roof. They clearly dont know about moisture meters and thermal imaging. They also said they identified tile slippage which they did but it was a tile in a different area as the photo on their report clearly shows and that particular tile had only partially slipped and the sarking was fine in that area. It was another smokescreen. They also said they advised me to get a professional roofer to fix the slipped tiles and if I did it could have prevented the water damage. The funny thing is that I did get a roofer to fix the slipped tile and he identified others and a hole at the time one month after I took poessession of the house but the damage was at the base of the cavity wall which he couldn't see from the roof. I found this myself 9 months later when removing skirtings for renovations.

I have attached photos of the staining on the wall which can be seen on street view for 3 years prior.

I would not recommend this company as they did a poor inspection for me and took no responsibility.

certifier couldn’t issue the Form 21 due to defects which should have been picked up by ASBIR, delaying my settlement and leaving my family and I facing homelessness.

ASBIR Missed These Issues: 1. Hot Water System: The system was sitting on a 30 cm pile of soft sand, almost toppling off with a slight push. This was a major safety concern. How did ASBIR miss this? 2. HVAC Unit: Not attached to anything, wobbling dangerously. Another major oversight. 3. Additional Defects: Loose bricks, dangerous door skirtings, broken window lock, lock on the security screen didn’t work or lock. 4. ASBIR also missed checking essential BAL-rated items like ember guards and was unaware that the home was BAL rated. 5. ASBIR missed that the downpipes were not glued/secured and nor were they straight, which has since caused significant issues. 6. ASBIR missed that 50% of the security screens were not installed, which is mandatory for BAL compliance, and stated that he had “inspected them”, when 50% of them had not even been installed yet. 7. The inspector didn’t check windows, doors, or the garage door properly, that the blinds were broken on some installations, skirting missing, shockingly bad painting, drips, dents, spills etc. 8. The inspector didn't pick up that the shower leaked. 9. The ASBIR inspector failed to notice the 2-4mm gaps between floor boards and skirting and dangerous and crooked wood cuts.

Other Concerns: 1. When I mentioned that I had installed plumbing shut-off valves under each sink/tap, he insulted me and called me dumb for making this choice, and dismissed my preferences. 2. He failed to recognise the importance of proper fence installation to prevent wood rot. The builder had left a 10-20 cm of soil form the ground level to 10-20cm below ground level, where there was meant to be concrete to the ground level. 3. His unprofessional attitude was appalling, from eye rolls to refusing to take off his shoes in my brand new floors/home, to using a walking stick with dirt all over it scraping my brand new floors. 4. The ASBIR inspector could barely move around or get up on a ladder, and failed to get up into the roof to inspect the roof cavity properly, nor did he inspect the exterior roof.

From missing crucial certification required items which caused a delay to our family’s move in date, to the unprofessional behaviour form the ASBIR inspector to ZERO acknowledgement from the Owner when I advised them via email what happened, ASBIRs service was HORRENDOUS!

Yes, these were issues caused by a shonky builder, but I paid ASBIR for their expertise in picking up these issues and helping me get the builder to rectify them before handover.

ASBIR failed! There should be an option for ZERO stars.

I did not receive the quality inspection I paid for, and I strongly recommend avoiding their services.

- me 64 and a first-time builder. Darrens reports were comprehensive with photographs, so if I did not know what he meant the photographs helped. The builder also found his reports helpful, and they were in addition to their own quality control. An extra set of eyes. I managed to learn a lot about building, through Darren and others, and was fortunate that I had a really good building supervisor. The supervisor works for the builder, while Darren worked for me. Darren's advice was objective, realistic and subjective. Building standards although not referenced in his reports were clear to the reader and the builder. Not being a builder myself I went with a reputable builder. I chose to have a building inspector, to tell me the things that I didn't know. Building is hard, complicated and I misunderstood a lot of things, having a building inspector is helpful, Darren as well as his reports that were formal gave me the informal version as well - which was probably more useful to me. Overall, we had a good build. Having had building inspector, I know most of the issues that the builder or I will have to fix in the future.
