massive offers for our home, then once we marketed with them they conditioned us to accept that our home was worth far less and when we tried to terminate they would not agree. The tactics were subtle yet devastatingly negative for the eventual sale of our home for less than its potential. Communicating with them was difficult. We regret not using a boutique agency with a more individualized and positive rather than negative marketing experience. Advertising was also very expensive and didn't represent good value for money in our opinion as it seemed to be used to promote Ray White more than the house. Even in the final calculations for commission mistakes were made. It was a stressful experience that has left us unable to recommend this agency to any of our friends and relatives seeking to market their home.

Very professional but friendly. I particularly like how well they have chosen my tenants and how well they deal with my tenants. A great balance between protecting my interests while also looking after the tenants respectfully. They also have excellent contractors on their books so I know when landlord works need to be done I can rely on them to do a good job at a reasonable cost. least 23 March 2026, my business advertisement was displayed with incorrect pricing , despite multiple notifications to your company advising of the error. This is evidenced by enquiries received on 25 February, 10 March, and 23 March 2026, all of which were made while the incorrect pricing was active.

On 16 March 2026, I was expressly advised that the issue had been resolved and that my listing had been upgraded. However, enquiries continued to be generated from the incorrect advertisement after this date, demonstrating that the defect had not been rectified as represented.

The timeline clearly establishes that:

The advertisement contained materially incorrect information No Agent Property was notified of the issue on multiple occasions Assurances were provided that the issue had been resolved The issue persisted for a prolonged period The service continued to generate enquiries based on inaccurate information

As a result, the core service contracted—accurate advertising of my business—was not delivered.

Under the Australian Consumer Law, services must be provided with due care and skill and must be fit for purpose. In this instance, the repeated failure to correct the advertisement, despite notice and opportunity to do so, constitutes a failure to meet these statutory guarantees.

This has caused ongoing inconvenience, reputational impact, and a loss of confidence in the service provided.

I would strongly caution prospective customers to carefully consider this experience before engaging this platform.

the tenancy, there were repeated breaches, uncooperative tenants, and ultimately legal action. In our experience, the agency did not take sufficient control of the situation or adequately represent our interests as landlords.

What makes this particularly concerning is that our property was managed directly by the Principal and General Manager. Given that level of senior responsibility, we expected strong leadership, accountability, and oversight. In our experience, this standard was not met.

We were informed the evening before a confirmed move-out date that the tenants would not be vacating — with no clear plan provided. Being told, “We’ll let you know when they advise,” gave us little confidence that the situation was being effectively managed.

We were also concerned that serious tenancy issues, including breaches, unpaid bills, and tribunal involvement, were not clearly disclosed when references were provided.

When we attended the property, we found it in an extremely poor condition, requiring approximately $30,000 AUD in repairs. In our view, this level of deterioration raises serious concerns about the adequacy of inspections, reporting, and overall management during the tenancy.

Quite simply, this raises the question: what were we paying this agency for?

In our experience, this was a failure to adequately protect our property or act in our best interests.

of the home was well maintained, I was very disappointed with how matters were handled toward the end of the tenancy.

A maintenance issue involving a tree overgrowing into the guttering was not escalated to me in a timely manner, and by the time it was identified the work had become more significant than it likely would have been with earlier attention.

The rental bond was also released by the RTA due to a lack of response from the agency, resulting in the bond being refunded by default before a valid dispute was in place. I was subsequently advised that the bond had not been released, which was incorrect. This meant I lost my statutory right to reconciliation and the opportunity to formally present my position regarding end-of-tenancy matters.

Although outstanding rent was eventually paid, this occurred after the bond had already been released and did not restore the security the bond is intended to provide.

Throughout the management period there appeared to be high turnover of property managers, and the level of service varied depending on who was handling the property at the time. Consistency and communication were not always what I would expect from a professional agency.

I hope processes improve moving forward, however based on my experience I would not engage this agency again.
