couldn't get through. I sent an email and there was no response. Then I tried to phone tbe Noosaville office. The first one rang out. The second one was eventually answered by somebody who didn't listen to a word I said and kept asking me the same questions. Eventually she tried to put me through to a property manager. No one was available. She asked to take a message. I said what's the point? I've already tried three times now nobody responds. This was really disappointing because I liked the company. They'd sold the property for me in the past, but dealing with a property manager who is never available is quite scary to me. This review is just really meant for the organization to check out its operations and make some desperately needed improvements. I would have liked to a have leased and sold with them again but not at the risk of poor communication and organization. The Noosaville office is not even listed on the drop down menu so I had to put Spring Hill!

two years. What I expected was professional property management. What I received instead was mismanagement, negligence, and a complete lack of accountability — all while paying ongoing management fees. Below is what you can realistically expect from LJ Hooker based on my experience:
Poor Communication & Administrative Failures • Important information was not communicated, or communicated incorrectly. • Paperwork was incomplete, incorrect, or not submitted at all. • Requests for documentation were ignored or refused.
Failure to Conduct Required Inspections • End‑of‑lease (including broken lease) inspections were not carried out. • As a result, property damage was not recorded, leaving me unable to claim costs from the outgoing tenants. • LJ Hooker failed to charge tenants for lease‑renewal fees and other break‑lease expenses, despite these being clearly outlined in the tenancy agreement.
Mishandling of Bond Money • Part of the bond from tenants who broke their lease was returned to them instead of being used to cover costs they were responsible for. • Bond from the following tenant was withheld and is still outstanding, despite clear evidence of property damage.
Lack of Knowledge of SA Tenancy Law • LJ Hooker demonstrated little understanding of the South Australian Civil and Administrative Tribunal (SACAT) processes. • They appeared unaware of — or unwilling to follow — the legal definitions of “fair wear and tear” under the SA Residential Tenancies Act. • Their actions (or inaction) repeatedly placed me at financial disadvantage.
Financial Losses Due to Mismanagement Because of LJ Hooker’s negligence and unprofessional behaviour, I have been left thousands of dollars out of pocket, covering: • Unpaid rent • Lease‑renewal fees • Property damage • Costs that should have been charged to tenants but were not Why would anyone pay management fees for this outcome?
Final Thoughts If you’re happy to throw away your hard‑earned money, then LJ Hooker might be the agency for you. Otherwise, I would 100% recommend looking elsewhere, because the service I received was nothing short of appalling

A great balance between protecting my interests while also looking after the tenants respectfully. They also have excellent contractors on their books so I know when landlord works need to be done I can rely on them to do a good job at a reasonable cost. For an issue as important as insurance, I expected a much more professional and proactive approach. Based on my experience, I would not feel confident leaving my property under their management.

very easy. The ad went live on Wednesday, and we held open homes on Saturday and Sunday. We had around 20 groups attend over the weekend and received 8 applications. I was able to choose the best tenant, complete the background checks, and have the lease agreement signed by Wednesday that same week. In just 7 days of marketing, everything was done. They also provided the rental agreement and clearly explained the bond process and what needed to happen next. I’ll never use a property manager again.

12 years. Unfortunately, it was only after the tenant moved out that we discovered significant issues — the lawn had completely died, and there was water leakage causing damage to the flooring. None of these concerns were identified or raised during routine inspections by the property manager. These issues could potentially have been addressed earlier or even claimed through insurance, but we are now left with a substantial out-of-pocket expense. Throughout the tenancy, communication was minimal. Phone calls were rarely answered, with most responses limited to email. It felt as though the property was simply being “coasted” due to having a long-term tenant, rather than being actively managed. We have since decided to move on, and disappointingly, there has not even been a courtesy call to understand our reasons for leaving. Based on this experience, we would not engage their services again.

that she didn't have a clue about the actual property. She said the only internet I could get was ADSL. This was incorrect. ADSL was not available in that area and there was already an iiNet cable installed. She refused to allow someone to come out and switch the internet from the front if the property to the back stating that she didn't want them " bashing through a fire wall' ummmm it's a suburban property, there is no firewall. Then after I educate her on these matters she submits but purposefully writes the wrong address on the form to allow it to go ahead. She wouldn't send someone out to fix my blocked toilet. She implied I would have to pay for it. It wasn't until she was away and by now my shower is flooding that another worker sent out someone immediately. Disappointingly they removed her name but she is from McGrath Geelong office. I've rented for decades and never been treated so badly. I'm with a new agency now and they are fantastic. Everything that required fixing was done so without threats that I'd be responsible for payment, without the flat out refusal to fix it, without incorrect property information and without bullying. clearly written complaints were ignored, my trust was betrayed and any attempt to discuss positive changes morphed into more pushing to lower the price. Farha is accomplished at brushing complaints aside and turning them into something completely different taking no accountability for lack of performance and blaming any relevant or irrelevant outside influences that could be dredged up as well as a good dose of blaming me and the house. She refused to discuss or even acknowledge several issues I raised to such a degree that I have had to consult legal advisors. Not recommended.

She was nothing else except rude and condescending. We found another short term rental and purchased not long after. As an ex property manager I will never understand the brutality towards tenants.
