Beaches please read this first. We listed our three bedroom freestanding family home near Maroubra Beach expecting the premium service his reputation promises. What we got was the opposite.

1. Broken Promise — After we took our property off market Nader pursued us assuring us he had interested off-market buyers. Not a single contract was exchanged. He then pivoted to a new campaign framing the advertising as a discounted favour. It did not deliver.

2. Embarrassment — No pre-auction offers. No registered bidders. The digital styling placed a lounge chair blocking the only backyard access and the signboard used the same photo twice.

3. Hidden Cost — We paid $10,776 for a campaign industry data suggests should cost $4,000 to $8,000. Zero results.

4. Failure — The property sold 24% below independent valuation and 17% below our reserve in a market that only softened 3 to 6%. Our expectations were talked down throughout the campaign. His commission was higher than competitors and he refused to reduce it.

5. Negligence — The house was left unsecured five times. Garage left open exposing valuables. Sliding doors left open causing wet carpets. Lights and aircon left running for days at our cost. When raised we were met with denial.

6. Disappointment — Most interactions were handled by junior staff. When Nader was needed he required persistent chasing. Not what you pay a premium for.

Mahia Terrace, Kings Beach, their property management was bullying and unjust. They threatened me with eviction over a completely freestanding windbreak on my exclusive-use balcony, ignoring the fact that the property owner had already approved it. They also tried to force me to pay $400 for a cracked window, only backing down and admitting it was pre-existing when I provided the original entry condition report. To top it off, they completely ignored my valid complaints about disruptive 8 PM neighbourhood renovations. Very poor, unprofessional management. Communication throughout the process was unhelpful and, at times, dismissive. Genuine offers I made did not appear to be treated seriously, leaving me with the impression that only offers they believed would achieve the highest outcome were being actively pursued.

When I requested a private inspection, I was advised that there were already "heaps of RSVPs" for the open home and that they would not be arranging additional private viewings. I was effectively told to attend the scheduled open home or not bother because there was already plenty of interest in the property. As a genuine buyer, I found this inflexible and unhelpful, particularly when a private inspection could have accommodated my circumstances.

I was also concerned by comments made during discussions regarding a deceased estate, which I interpreted as suggesting the trustees could be played against one another to achieve a better outcome. Whether that was the intended meaning or not, I found those comments inappropriate and they significantly reduced my confidence in the professionalism of the process.

I expected transparent communication, genuine engagement with interested buyers, and a willingness to facilitate negotiations. Instead, I experienced what I felt was a dismissive approach, reluctance to assist with reasonable requests, and a lack of professionalism.

Based on my experience, I would not recommend this agency to buyers. If I were selling a property, I would also question whether this is the level of service and representation I would want from my agents.

The Owner ([Name Removed]) of 15 & 15a Hopkinson Way are a lazy, neglectful, greedy and childishly irresponsible landlord that needs to be exposed for how they fail in simply supplying a dwelling. They are so freak'in lazy that they take the word of the worst Property manager (SF) who fabricates issues to claim bond money. These issues existed before we moved in and the recalcitrant and selfish goes along with it because they have no respect to their tenants. Of the 3 years we tenanted the house I had to push and pull to get them to fix seriously dangerous situations. They ended our lease due to sour grapes for being made to comply with the law. The place was a run-down dump that we moved into and the owner was required to fix the collapsing, rotten shelves. But that is as far as the lazy morons would go until I took action. The property manager stone-walled me at every turn to follow the miserable owners evasion behaviour. They still hadn't fixed the broken vanity. They allowed me to seal the gaps around the doors to keep out ants, roaches and crickets but not a single word of appreciation. Just a threat that if it wasn't of high standard then i would be required to pay for damage. That is when I knew we had a special type of C%&T on our hands. Professionals Cannington have had the Senior Property Manager's behaviour bought to their attention many times and continue to employ this psychopathic bully with a serious personality problem. We all know that the entire property management industry attracts people of this nature but The Unprofessionals Cannington persist with this toxic influence on tenants. No respect for personal property. I also got a threat from the property manager via text for me to comply with allowing tradies in while we were packing to leave. She said she would damage my record for applications to rent. The tenants in the front house complained to me about the unreasonable and bullying coming from the property manager. She would try to make the women be at the property during inspections. She would say nasty things which made our women feel insecure and of low value. To try to get anything done by email was a nightmare. She would respond in two word replies and would be online like this at 10pm. For me, that time was to get problems solved before bed to be read the next day. This moron would lie awake at night trying to counter her responsibility. Sure, it is noble of Unprofessionals to supply a job to a mentally ill woman but do they really need to make this woman a "Senior" in her title? Should she be given so much power over tenants?
