forward it's 2026 and now Cubbi has upgraded to sending me text messages too about my property. Do you really think my property would be left unrented all this time? I don't even have access to the account, why am I getting enquiry messages from people after 8 years? Stop sending me messages/emails Cubbi and take my listing down already. Using my property to boost their listings, it's just fraudulent and I bet these reviews are all from bots too.

What should have been a straightforward leasing experience became a nightmare. I appointed Harcourts ASAP to manage my rental property in late July.… Read more

I received updates during the first few weeks, but from around mid-August, communication became difficult. I was unable to reach the agent managing my property by phone, and my calls were not returned. Emails often took several days to receive a response. By late September, I was contacting the agency myself for leasing updates and suggesting a rent reduction.

I emailed at least three times asking the agency to collect the keys from my previous agent. In October, around two and a half months after Harcourts ASAP took over, six of the eight keys were still with the previous agent.

I understand that the agent responsible for my property was unwell, but I did not see an effective handover or adequate cover arranged. The property remained unrented for around two and a half months, and I lost more than two months’ rental income.

After I emailed in early October to end the management arrangement, I received prompt emails about the fees. In my calculation, the applicable fees totalled $500. The agency offered to reduce that amount by $100, leaving $400 payable. I emailed that I was willing to pay $280 for the $200 minimum standards assessment and the $80 photography fee. However, the agency still insists that the full reduced amount of $400 is payable, despite my concerns about the service.

I raised concerns about the keys not being collected, the difficulty contacting the agency and how the work was managed during this period. I did not receive a clear response from senior staff explaining what had gone wrong or how the agency would review its processes, and I did not receive an apology. After I decided to end the arrangement, the agency’s communication became prompt when pursuing payment.

I also escalated my complaint to Harcourts Head Office. I was told that the local office is an independently owned and operated franchise and handles its own invoicing and debt recovery, and that escalating my complaint did not change the office’s position on the invoice. I was also told that if I did not pay, the outstanding amount could be referred to a third-party debt collection agency.

There was also a serious issue when my new agent collected my property keys from Harcourts ASAP. Harcourts ASAP phoned me and asked me to contact my new agent about returning extra keys that had been handed over. I had not seen the photos at the time of the handover. I only saw them after receiving that call, when my new agent sent them to me. The photos confirmed that keys belonging to another landlord had been included. My new agent was still driving away from the office when the keys were handed over and had taken the photos to check them later; they had not realised that another landlord’s keys were included. I was genuinely shocked.

Based on my experience, landlords considering this agency should pay close attention to how staff coverage and handovers are managed, and keep checking that their property keys are properly accounted for. They should also be prepared for the possibility that the fees charged may not feel consistent with the service they receive.

Our complaint concerns the professional conduct of our former property manager, Cora Lu (Ray White Burwood), at 215/180 Reynolds Road, Doncaster… Read more

East.

Our tenants reported a balcony ceiling leak. Cora advised us to engage a plumber, and has confirmed this in writing. Ray White arranged True Blue Plumbing on 27 April 2026 and the $385 cost was charged to us. The report showed the leak came from the building, not our unit. That day Cora sent the report to the then OC manager requesting reimbursement, and we asked her to pursue it on our behalf.

She did not act on our request: 1. No follow-up in the 3.5 months before Ray White's management ended on 10 August 2026. 2. At handover she simply told us we "might need to seek reimbursement from OC" ourselves. 3. Our 18 August request for the builder's contact details was not answered. 4. She delayed builder access to our unit, for which she apologised to the upstairs owner's lawyer.

The builder later rectified the defect, but the new OC committee declined reimbursement because it was not progressed through the OC at the time. Had Cora followed up as we asked, we would not be in this position. We do not believe a professional agent would have acted this way.

Cora's reply to our complaint did not address our request. She claimed Ray White's authority to deal with the OC was limited, yet she wrote to the OC herself on 27 April. On 29/09/2026 we escalated to the Director, Henry Lin, and the office. We have had no response at all. It has been dead silence.

We ask Ray White to: 1. Review Cora's handling and acknowledge it fell short of professional standards. 2. Reimburse the $385 we incurred on Ray White's advice.

Otherwise we will lodge a complaint with Consumer Affairs Victoria. Supporting emails, report and invoice attached.

constructive feedback and giving people the opportunity to put things right. Everyone has a job to do, and I appreciate that property management isn’t always straightforward.

The staff at Acton | Belle Mandurah have always been lovely to speak with. They are friendly, welcoming and pleasant in conversation. Unfortunately, being personable and delivering a professional service are two very different things.

I’m sharing our experience not to criticise individuals, but to help other landlords understand what to look out for when trusting an agency with something they have worked hard for.

This wasn’t simply an investment property to us. It was our family home, which we entrusted to the agency to manage while we rented it out for two years. It was a home we had worked hard for, cared for and intended to return to. We expected the people managing it to recognise that responsibility.

Rental pricing

From the beginning, we relied on the agency’s professional advice when setting the rental price. We subsequently agreed to reduce the rent by $20 per week based on their recommendation. Over the tenancy, that amounted to a considerable loss of income.

We understand market conditions change, but landlords rely on agents to provide informed advice that protects their interests as well as securing tenants.

Inspections and maintenance

This was where our confidence began to deteriorate.

Maintenance issues were identified during inspections, but there was consistently little follow-through from the property manager and her team.

Requests dating back to January 2025 remained unresolved. Concerns about gutters were raised in March 2026, yet by July their condition had deteriorated significantly. Other maintenance matters were raised but not properly followed up.

Inspection reports were inconsistent, with previously identified issues disappearing from later reports without explanation.

We repeatedly found ourselves chasing updates and asking questions about matters we believed were already being managed.

Maintenance coordination

We had agreed on maintenance and painting works, expecting the agency to coordinate and oversee their completion.

When we regained access to the property, we discovered that the agreed works had not been carried out.

There had been changes to arrangements without clear communication, and once again we were left trying to establish what had happened.

The issue wasn’t simply the unfinished work. It was the absence of follow-through, ownership and communication from the agent and her team.

End of tenancy

We made every effort to accommodate the tenants, including offering an early departure with either a week’s rent-free accommodation or flexibility around professional cleaning.

Unfortunately, the final inspection and cleaning arrangements resulted in further confusion and disappointment.

We eventually accepted a proposed $200 deduction simply to bring the matter to a close, rather than because we were satisfied with the outcome.

Having also been tenants with Acton | Belle, we found the apparent difference in expectations particularly frustrating.

What disappointed us most

For us, this was never simply about money or maintenance.

This was our home. A place we had invested our time, money and hard work into creating for our family. Renting it out for two years didn’t make it any less important to us.

I don’t feel the agency truly appreciated what that home represented or the trust we placed in them to look after it.

To a property manager, it may be one of many properties on their portfolio. To the owner, it can represent years of hard work, sacrifice and memories.

We weren’t expecting perfection. We expected communication, honesty, follow-through and accountability when things didn’t go to plan.

Instead, we often felt that we were managing the process ourselves while paying someone else to do it.

My advice to other landlords

Don’t assume that because inspections are being completed or maintenance is being discussed, the necessary follow-up is happening. Ask questions, check reports carefully, follow up on outstanding work and request confirmation that agreed actions have been completed.

The people we dealt with were pleasant, and I don’t doubt that they have good intentions. However, good intentions and friendly conversations don’t replace professional responsibility.

I genuinely wish our experience had been different. I would much rather be writing a positive review.

Unfortunately, based on the service we received from the initial rental advice through to the final inspection, I cannot recommend Acton | Belle Mandurah for property management.
