either a poor understanding of the building process or a lack of due care. We felt approximately $100,000 of a $1.3–1.4 million build was attributed to costs for works that were either unnecessary or would not be undertaken in practice. I will highlight only two of the more significant issues, noting that there were numerous other less substantive concerns. First, we were quoted approximately $48,000 for an H-slab, screw piles, and additional footing reinforcement, despite engineering drawings specifying an M-slab as a standard inclusion. When this discrepancy was raised, the price was reduced by only $1,111, which we did not consider reflective of the true cost differential. Second, we were quoted approximately $55,000 for a detention pit and associated stormwater works, which we were told were required by council. We subsequently confirmed this was not the case. While Simonds’ engineers later identified a level-related stormwater issue requiring at least a pumped system, this could have been avoided through modest level adjustments or an application for dispensation to raise site levels, at significantly lower cost. Instead, we were pushed to proceed quickly, with the additional cost borne entirely by us. We acknowledge that the issues we raised were not straightforward and required careful consideration. However, this is precisely what we expected when planning to invest $1.3–1.4 million in a build. Rather than addressing these issues upfront, they were largely ignored, and we were instead pressured to commit to the next stages with additional deposit. Despite this, the Kinane display home is an appealing product with a well-considered floor plan. Sales and the Design teams were professional, capable, and positive to deal with. However, these positives were insufficient to address our overall dissatisfaction with Simonds.

property developed serious slab heaving issues, and over time multiple defects started appearing throughout the house. There was a broken underground pipe that kept the soil constantly moist, which eventually damaged the floorboards. We also experienced a leaking shower that caused damage to the internal wall. On top of that, the backyard sliding door became a nightmare to use and stopped closing properly after around two years, most likely due to the slab movement and heaving.

What made the situation even more frustrating was the way the warranty claims were handled. Instead of properly resolving the issues, I was repeatedly put through recurring site visits, inspections, and ongoing delays with very little actual repair work completed. It felt more like a process of prolonging the issue rather than fixing it.

The entire experience caused significant stress, inconvenience, and financial loss. In the end, I completely lost confidence in the property and felt forced to sell my investment property because I no longer trusted the quality of the build or the support process.

I strongly recommend that anyone considering building with Sherridon Homes carefully research their build quality, warranty handling, and after-sales service before making a decision.

Ravindra from the building permits team was extremely polite, professional and prompt. He got us the building permit in a timely manner and assisted us with all our enquiries we had.

Areas of improvement for Singh Homes can be with the pricing at colour appointment stage. $20,000 spend at colour selection stage would not go very far. Everything at colour selection is overly priced and you can't negotiate at all so you end up spending way over budget. My advice to all future potential customers who are looking to build to get the things added in the sales quote before even going to the colour selection so you exactly know how much it's going to cost you at the end.

Unfortunately, once construction started, we encountered numerous quality and workmanship issues throughout the build. Even with the assistance of an independent building inspector, many concerns continued to arise and required ongoing follow-up.

Partway through the build we changed site supervisors, which did help improve communication and appeared to get things moving more efficiently compared to earlier stages of the build.

The overall build timeline still extended to approximately 75 weeks, which added further stress and frustration to what should have been an exciting experience.

Kingsbridge promotes that they “go the extra mile” and support customers “beyond into aftercare”. Unfortunately, our experience after handover has not reflected those statements.

Our PCI process extended for close to 8 weeks, yet very little appeared to be properly rectified prior to handover.

Since moving in, we have experienced ongoing staircase and landing defects, flooring squeaks, paint defects, plumbing issues and water leaks. One leak, linked to a previously raised box gutter concern, resulted in water damage to upstairs carpet and water entering through a downstairs heater vent during heavy rain, for one example.

The painting quality throughout parts of the home has also been well below expectations for a new build. Multiple painters attended throughout the build, PCI and warranty period, however many of the same issues repeatedly reappeared or remained unresolved despite ongoing touch-ups and rework. In some cases, we eventually stopped pursuing certain items as it became evident they were never going to be rectified to an acceptable standard.

Our $42,000 staircase, which is the showpiece of the house, has been particularly disappointing. The finish and staining quality have been left in a state well below what would reasonably be expected, and we are still actively pursuing this matter. In one instance, one of the upstairs glass panels was barely sitting within the handrail channel, which we considered to be a significant safety concern.

What has been most disappointing has been the lack of communication, accountability and urgency in actually finishing the house and resolving defects that were raised before handover and should never have continued this long. On multiple occasions we were assured items would be fixed, only for communication to then go silent for extended periods despite numerous emails, phone calls, text messages and documented warranty requests.

While some individual trades were professional onsite, the overall quality of workmanship and warranty rectification experience has fallen well below expectations. This is just a brief summary we had put off writing anything negative about Kingsbridge but if you are considering a builder do your research on social media, not paid incentives reviews.

We are now proceeding through the formal dispute resolution process in the hope of finally obtaining a proper and lasting outcome.
