they have just removed the water damaged vanity and architraves. Recently, the there has been water in my walk in robe that shares a wall to my ensuite. This was inspected but declared that there was no leak. After escalating this to management, I have had no reply and it’s been a week. I have had to buy a wet/dry vacuum to remove the water. The team were extremely patient with every question and query my wife and I had (mainly my wife). I want to highlight the professionalism and diligence of our site manager Rory Ohannolan. He was unbelievably helpful through the entire building journey. There was no request to big or small and he was extremely informative and punctual with his time lines. Brighton homes actually gave us a sum of money back after handover because Rory had managed the project correctly without double handling everything. property in a new estate. They have admitted by email that they should have been aware when they received the contour map on 20/8/23. However, they also admit by email that they did not realize this until 27/11/23 - over 3 months later - when it went to Council for DA approval and they rejected it saying "you have the NBN pits under the driveway. We need a letter from NBN to say that is alright".

Stroud have admitted by email that they DID NOT contact NBN.

I was called in the day after they were contacted by Council and I was told by Stroud "NBN have put the pits in the wrong spot". They said I only had 2 options, 1) for me to contact NBN and get the pits moved which Stroud said would take forever or 2) move my house 1.2 meters closer to a 3.6 meter wall and have my driveway cut around the 2 NBN pits.

Had they contacted NBN as requested by Council, they would have been told, as I have now been told, that the pits could have had special lids put on allowing them to be made trafficable, which means that I did NOT have to move my house or have my driveway cut around the pits.

Had I been contacted 3 months prior, when they should have known, I could have had time to change the plans but I was deprived of that opportunity.

They pressured me to make a decision there and then. I trusted them at that point so, very reluctantly, I had to go ahead with option 2.

My house is now 1.5 meters from this 3.6 meter wall (retaining wall plus fence) and this has had a huge affect on the amount of light coming into all that side of my house.

I didn't realize, and wasn't told, that cutting the driveway around the pits meant that I lost 1.5 meters of driveway at the curb, so it is very difficult to back out if another car is parked opposite. They put a bit on the other side to try to make it look better but this can't be used as it's in front of a pole. The driveway now looks an odd shape as it curves in on both sides.

I lodged a complaint with Stroud Homes Corporate but I have never been contacted, even though Corporate was ccd. into various emails between Stroud Homes Coffs Harbour and myself.

and has been riddled with an endless stream of errors and non compliant building techniques.

I paid for supervision but the amount of problems demonstrate little to any supervision on this site. Except for the roof nearly everything is this house has been done twice.

They used filthy muddy bricks which had been submerged in flood waters in Taree in 2025, laid without washing, despite the contract specifying “ all building materials must be new”. The mortar encased the mud and is now bleeding out mud stains.

The kitchen installed wrong and replaced, despite paying extra and it being on the plan, cupboards , bench top all wrong dimensions. All three bathrooms will need to be redone, I specified continually I needed all shower openings to be a minimum or 900mm wide. Nup. I have 700mm, 800mm and 500mm

Plans specified wall hung vanities. They weren’t.

The internal stairs, I specifically wanted a minimum width of 1m. I asked the owner of Matto Luke Pty Ltd on the day I signed the contract, “ Are you sure these stairs are 1 m wide?” He got quite cranky with me and grabbed the plans, shoving them in my face and saying “ the landing is 2 m wide, of course your stairs are a metre wide”. Except they weren’t. Try about 89 cm wide after they installed widest handrail possible. Stairs were also ripped out and done twice, to no avail.

Every single door, including cupboards in bedroom was hung damaged, painted, removed and rehung.

Carpet was then laid MONTHS too early, not covered up for 5 days and then only covered with loose black plastic, allowing a huge amount of grit, sawdust, plaster dust etc be ground into the pile. The foreman, said he would get the carpets shampooed, and “ what was my problem?” The carpets are ruined and not a sorry word in sight. When I said to the owner of Matto Luke Pty Ltd in March 2026 that I did not accept shampooed carpets full of grit and smelling musty his response……” I’ll see you in court”.

No batts were installed in the floor cavity, despite me telling them it had to be done. I was ignored. They had to rip down the entire garage ceiling, which had been painted, corniced etc to put the batts in. Ha ha ha. I did enjoy watching that being done at their expense.

I paid Matto Luke Pty Ltd to construct a retaining wall because I thought they would do it properly. No, silly me. Wall was not back filled, causing the neighbours garden to subside. My partner and I worked all Xmas to back fill this wall with no acknowledgement from Matto Luke Pty Ltd.

The entire build has been a stuffup from day one. I have never encountered such unprofessional and amateur conduct along with no moral compass. The lies have never stopped, with fabrications and variations of lies piled one atop each other. I have 3 lever arch files documenting this sorry saga.

This build has ruined my life, destroyed my health and caused no end of grief. I have scrimped and saved for 40 years to build what I had thought would be a nice house. I regret every day of my life ever signing up with Adenbrook Homes Port Macquarie.

The main company of Adenbrook Homes in Sydney have not offered any support or rectification, not even the filthy carpets.

(Positive update) Don’t be lured into a building contract by their “everything is possible” front office salesman – We thought we can build our dream house with windows to embrace the pool and water view at the rear of our house. At their display homes at… Read more

Helensvale with gigantic ceiling height windows, we worked with their salesperson over several weeks to finalise the largest windows after several design drafts from head office. We have stated to the salesperson that not having these windows are deal breakers for us (even though they are only 1.2m height which are comparatively small compared to the 2.4m height windows at their display home). We were assured by the salesperson that once they are finalised in the contract, they should not change and if additional cost are required to build the house, the company will have to cover the additional cost because it should have been considered at the precontract phase.

Everything changed after signing the contract. Communication was painfully slow at the head office with gross lack of attention to details, including several variations that were discussed at the point of signing of the contract not being updated in the final working drawings 3 months thereafter.

The most infuriating issue is the very size of the 4 windows and 1 sliding doors were reduced by at least 20% of the size, with a sliding door losing almost a metre in length. They snakily made the changes in the drawings, without informing us or offer a credit for the reduced size (they did- only very eventually offering this when we showed our disapproval). We were utterly upset when we noticed the changes. When we queried about it, we were only given the reason as being “bracing issues”, “ building code” and “engineering requirements”, to brush us off, and if not, you will compromise on the structure of the house. That’s rude and they almost didn’t have the intention to credit us for these changes stating that extra material would be required to fill in the space where our big window should be in?? Yet they could happily charge us for these sized windows at contract?! Also if it is bracing issues, why are the window sizes not increased instead so that the windows brace more steadily to the main pillars and beams? We sent them an unhappy email and they claimed to have a meeting with the GM. We thought there was hope. Alas, this meeting resulted in even more issues- they have now decided that my splashback window in the kitchen needs to be reduced further as well!!!

We were misled to committing to the building contract after being shown our dream home in the drawing, only for this company to take it away again. This house that they have drawn for us is no longer our house we had in mind. It is their house. Now, we need to seek QBCC assistance.

We have lost confidence in this builder before we even started the council approval application.

Definitely not a dream home builder.

UPDATE: Even though we were unable to get the windows and doors to the original size stipulated in our contract, we were given time to discuss our grievances with N, the GM, and they have since then won us over with minimal delays in our build plus value added bonuses to our build, mostly at their cost. We have had the pleasure of having A as our site supervisor, with weekly updates to our build, and have not had a problem since. Definitely 5* for customer relations and management post issues.
