Rent Street was easy to use, even for me as a private landlord. It got my listing onto all of the major real estate websites and was fast to edit at any time. It was also a fair price for the package I purchased. I would highly recommend Rent street

End of lease nightmare – I rented the apartment unit for over 2 years. The agency was under Mint360. The apartment is located in Eastwood but their office is in Randwick.… Read more

Before I moved in, we completed an outgoing condition report with pictures, noting that the kitchen benchtop had a chip. However, they transferred this cost to me based on the ongoing condition report. Even after sending them the photo taken 2 years ago, they forwarded the bill to the repairer. Despite arguing with them and them taking a few days to review the report, they eventually declined the claim and still billed me. I'm tired of waiting and their rude responses have caused me stress and sleepless nights. This agent is clearly biased towards the landlord and sides with them to the detriment of the tenant. I opted for the end-of-lease cleaning recommended by them. Despite the cleaning service being double the price of other companies, I chose it to avoid any potential issues. However, the cleaning was still unsatisfactory, requiring the cleaner to return three times. Therefore, I advise tenants currently renting from this agent not to use their recommended cleaners. The results are likely to be subpar, and their recommendations are significantly overpriced, almost double that of other options.

Using my property to boost their listings, it's just fraudulent and I bet these reviews are all from bots too.

nothing has happened. I asked them not to show us properties with mobile towers in the vicinity, and that is what they did, and I rejected it. After that, people moved out of the company, and I wanted to see properties close to Victoria so that I could inspect them myself as I lost trust in them. Then this [Name Removed] took over, she just googles properties that I can better google and sends them to me, does not bother if they match my criteria or not. She did not hold a single meeting with me. I am begging for my refund, no one cares, I have emailed them, called them, requested, begged, no reply to my emails or phone calls. So many people have changed in the mean time, Now, they do not return my email/call/whatsapp calls.

Please don't steal our hard-earned money. Please please please refund if no one is interested to do anything. I wish I could give -100 as the rating for all the trouble and trauma these people have caused me through these months. I will be taking action against you as a consumer, this is my first step, watch for it!

What should have been a straightforward leasing experience became a nightmare. I appointed Harcourts ASAP to manage my rental property in late July.… Read more

I received updates during the first few weeks, but from around mid-August, communication became difficult. I was unable to reach the agent managing my property by phone, and my calls were not returned. Emails often took several days to receive a response. By late September, I was contacting the agency myself for leasing updates and suggesting a rent reduction.

I emailed at least three times asking the agency to collect the keys from my previous agent. In October, around two and a half months after Harcourts ASAP took over, six of the eight keys were still with the previous agent.

I understand that the agent responsible for my property was unwell, but I did not see an effective handover or adequate cover arranged. The property remained unrented for around two and a half months, and I lost more than two months’ rental income.

After I emailed in early October to end the management arrangement, I received prompt emails about the fees. In my calculation, the applicable fees totalled $500. The agency offered to reduce that amount by $100, leaving $400 payable. I emailed that I was willing to pay $280 for the $200 minimum standards assessment and the $80 photography fee. However, the agency still insists that the full reduced amount of $400 is payable, despite my concerns about the service.

I raised concerns about the keys not being collected, the difficulty contacting the agency and how the work was managed during this period. I did not receive a clear response from senior staff explaining what had gone wrong or how the agency would review its processes, and I did not receive an apology. After I decided to end the arrangement, the agency’s communication became prompt when pursuing payment.

I also escalated my complaint to Harcourts Head Office. I was told that the local office is an independently owned and operated franchise and handles its own invoicing and debt recovery, and that escalating my complaint did not change the office’s position on the invoice. I was also told that if I did not pay, the outstanding amount could be referred to a third-party debt collection agency.

There was also a serious issue when my new agent collected my property keys from Harcourts ASAP. Harcourts ASAP phoned me and asked me to contact my new agent about returning extra keys that had been handed over. I had not seen the photos at the time of the handover. I only saw them after receiving that call, when my new agent sent them to me. The photos confirmed that keys belonging to another landlord had been included. My new agent was still driving away from the office when the keys were handed over and had taken the photos to check them later; they had not realised that another landlord’s keys were included. I was genuinely shocked.

Based on my experience, landlords considering this agency should pay close attention to how staff coverage and handovers are managed, and keep checking that their property keys are properly accounted for. They should also be prepared for the possibility that the fees charged may not feel consistent with the service they receive.

Do not buy or sell through Riverbank Merrylands. Steven Josevski and Jaiden Spencer are the most unprofessional and incompetent agents I've dealt… Read more

with.

The defining moment: I called Steven before settlement to express my displeasure with the whole process. His response, in his own words, was that he serves the vendors and has no obligation to provide a good buying experience to me. That attitude explains every other failure on this list. His motto of "Honesty, integrity and transparency" is the biggest contradiction if I've ever seen one.

Steven is the primary agent on the advertising but doesn't even list a mobile number, never showed up at inspections, and was basically unreachable. Jaiden yelled at me at our first interaction for arriving near the end of an inspection window — something I'd only done because nobody at their office answered a phone.

The property itself was disgusting at inspection — mould and algae in the showers, sewage smell in the bathrooms, holes drilled across the house, rubbish strewn through both yards, tenants' belongings blocking every access point so you couldn't even see the place properly. Jaiden's response? Tenants can keep the property however they like and it's not their place to question it. That is literally the managing agent's job.

Additional clauses had to be attached to the contract before I'd sign. Jaiden told me he couldn't do it and pushed me to sign as-is. I had to call Steven's office directly to force the issue.

Then came settlement, which Riverbank dragged out by failing to deliver vacant possession — their contractual responsibility. No proactive communication, just delays and excuses. I'd already served notice on my rental, so they had me cornered, and they knew it.

The end-of-lease clause we'd negotiated was ignored. The property was handed over with destroyed gas cooktop and rangehood (rust and oil literally dripping), filthy oven, sewage smell in the bathrooms, mouldy showers, rubbish on the premises, overgrown lawns, power points coming off the wall and sparking. Jaiden agreed with everything at the pre-settlement inspection. Then Steven had the audacity to walk through separately with the vendors, tenancy agent, and suggest REDUCING the agreed settlement figure because he was "impressed" by the condition.

Jaiden did grow to become more empathetic towards the end of the settlement, but unfortunately, failed in his duties as the selling agent.

By his own admission, Steven doesn't care about the buyer experience. Believe him. Steer clear — there are far better agents in the area. If there was a 0 star option, I would be selecting that.

Our complaint concerns the professional conduct of our former property manager, Cora Lu (Ray White Burwood), at 215/180 Reynolds Road, Doncaster… Read more

East.

Our tenants reported a balcony ceiling leak. Cora advised us to engage a plumber, and has confirmed this in writing. Ray White arranged True Blue Plumbing on 27 April 2026 and the $385 cost was charged to us. The report showed the leak came from the building, not our unit. That day Cora sent the report to the then OC manager requesting reimbursement, and we asked her to pursue it on our behalf.

She did not act on our request: 1. No follow-up in the 3.5 months before Ray White's management ended on 10 August 2026. 2. At handover she simply told us we "might need to seek reimbursement from OC" ourselves. 3. Our 18 August request for the builder's contact details was not answered. 4. She delayed builder access to our unit, for which she apologised to the upstairs owner's lawyer.

The builder later rectified the defect, but the new OC committee declined reimbursement because it was not progressed through the OC at the time. Had Cora followed up as we asked, we would not be in this position. We do not believe a professional agent would have acted this way.

Cora's reply to our complaint did not address our request. She claimed Ray White's authority to deal with the OC was limited, yet she wrote to the OC herself on 27 April. On 29/09/2026 we escalated to the Director, Henry Lin, and the office. We have had no response at all. It has been dead silence.

We ask Ray White to: 1. Review Cora's handling and acknowledge it fell short of professional standards. 2. Reimburse the $385 we incurred on Ray White's advice.

Otherwise we will lodge a complaint with Consumer Affairs Victoria. Supporting emails, report and invoice attached.
