Before I moved in, we completed an outgoing condition report with pictures, noting that the kitchen benchtop had a chip. However, they transferred this cost to me based on the ongoing condition report. Even after sending them the photo taken 2 years ago, they forwarded the bill to the repairer. Despite arguing with them and them taking a few days to review the report, they eventually declined the claim and still billed me. I'm tired of waiting and their rude responses have caused me stress and sleepless nights. This agent is clearly biased towards the landlord and sides with them to the detriment of the tenant. I opted for the end-of-lease cleaning recommended by them. Despite the cleaning service being double the price of other companies, I chose it to avoid any potential issues. However, the cleaning was still unsatisfactory, requiring the cleaner to return three times. Therefore, I advise tenants currently renting from this agent not to use their recommended cleaners. The results are likely to be subpar, and their recommendations are significantly overpriced, almost double that of other options.

nothing has happened. I asked them not to show us properties with mobile towers in the vicinity, and that is what they did, and I rejected it. After that, people moved out of the company, and I wanted to see properties close to Victoria so that I could inspect them myself as I lost trust in them. Then this [Name Removed] took over, she just googles properties that I can better google and sends them to me, does not bother if they match my criteria or not. She did not hold a single meeting with me. I am begging for my refund, no one cares, I have emailed them, called them, requested, begged, no reply to my emails or phone calls. So many people have changed in the mean time, Now, they do not return my email/call/whatsapp calls.
Please don't steal our hard-earned money. Please please please refund if no one is interested to do anything. I wish I could give -100 as the rating for all the trouble and trauma these people have caused me through these months. I will be taking action against you as a consumer, this is my first step, watch for it!

couldn't get through. I sent an email and there was no response. Then I tried to phone tbe Noosaville office. The first one rang out. The second one was eventually answered by somebody who didn't listen to a word I said and kept asking me the same questions. Eventually she tried to put me through to a property manager. No one was available. She asked to take a message. I said what's the point? I've already tried three times now nobody responds. This was really disappointing because I liked the company. They'd sold the property for me in the past, but dealing with a property manager who is never available is quite scary to me. This review is just really meant for the organization to check out its operations and make some desperately needed improvements. I would have liked to a have leased and sold with them again but not at the risk of poor communication and organization. The Noosaville office is not even listed on the drop down menu so I had to put Spring Hill!

The defining moment: I called Steven before settlement to express my displeasure with the whole process. His response, in his own words, was that he serves the vendors and has no obligation to provide a good buying experience to me. That attitude explains every other failure on this list. His motto of "Honesty, integrity and transparency" is the biggest contradiction if I've ever seen one.
Steven is the primary agent on the advertising but doesn't even list a mobile number, never showed up at inspections, and was basically unreachable. Jaiden yelled at me at our first interaction for arriving near the end of an inspection window — something I'd only done because nobody at their office answered a phone.
The property itself was disgusting at inspection — mould and algae in the showers, sewage smell in the bathrooms, holes drilled across the house, rubbish strewn through both yards, tenants' belongings blocking every access point so you couldn't even see the place properly. Jaiden's response? Tenants can keep the property however they like and it's not their place to question it. That is literally the managing agent's job.
Additional clauses had to be attached to the contract before I'd sign. Jaiden told me he couldn't do it and pushed me to sign as-is. I had to call Steven's office directly to force the issue.
Then came settlement, which Riverbank dragged out by failing to deliver vacant possession — their contractual responsibility. No proactive communication, just delays and excuses. I'd already served notice on my rental, so they had me cornered, and they knew it.
The end-of-lease clause we'd negotiated was ignored. The property was handed over with destroyed gas cooktop and rangehood (rust and oil literally dripping), filthy oven, sewage smell in the bathrooms, mouldy showers, rubbish on the premises, overgrown lawns, power points coming off the wall and sparking. Jaiden agreed with everything at the pre-settlement inspection. Then Steven had the audacity to walk through separately with the vendors, tenancy agent, and suggest REDUCING the agreed settlement figure because he was "impressed" by the condition.
Jaiden did grow to become more empathetic towards the end of the settlement, but unfortunately, failed in his duties as the selling agent.
By his own admission, Steven doesn't care about the buyer experience. Believe him. Steer clear — there are far better agents in the area. If there was a 0 star option, I would be selecting that.

two years. What I expected was professional property management. What I received instead was mismanagement, negligence, and a complete lack of accountability — all while paying ongoing management fees. Below is what you can realistically expect from LJ Hooker based on my experience:
Poor Communication & Administrative Failures • Important information was not communicated, or communicated incorrectly. • Paperwork was incomplete, incorrect, or not submitted at all. • Requests for documentation were ignored or refused.
Failure to Conduct Required Inspections • End‑of‑lease (including broken lease) inspections were not carried out. • As a result, property damage was not recorded, leaving me unable to claim costs from the outgoing tenants. • LJ Hooker failed to charge tenants for lease‑renewal fees and other break‑lease expenses, despite these being clearly outlined in the tenancy agreement.
Mishandling of Bond Money • Part of the bond from tenants who broke their lease was returned to them instead of being used to cover costs they were responsible for. • Bond from the following tenant was withheld and is still outstanding, despite clear evidence of property damage.
Lack of Knowledge of SA Tenancy Law • LJ Hooker demonstrated little understanding of the South Australian Civil and Administrative Tribunal (SACAT) processes. • They appeared unaware of — or unwilling to follow — the legal definitions of “fair wear and tear” under the SA Residential Tenancies Act. • Their actions (or inaction) repeatedly placed me at financial disadvantage.
Financial Losses Due to Mismanagement Because of LJ Hooker’s negligence and unprofessional behaviour, I have been left thousands of dollars out of pocket, covering: • Unpaid rent • Lease‑renewal fees • Property damage • Costs that should have been charged to tenants but were not Why would anyone pay management fees for this outcome?
Final Thoughts If you’re happy to throw away your hard‑earned money, then LJ Hooker might be the agency for you. Otherwise, I would 100% recommend looking elsewhere, because the service I received was nothing short of appalling

very easy. The ad went live on Wednesday, and we held open homes on Saturday and Sunday. We had around 20 groups attend over the weekend and received 8 applications. I was able to choose the best tenant, complete the background checks, and have the lease agreement signed by Wednesday that same week. In just 7 days of marketing, everything was done. They also provided the rental agreement and clearly explained the bond process and what needed to happen next. I’ll never use a property manager again.

plan with minimal follow-up or meaningful engagement. For a fee of $4,675, I expected ongoing strategic input and a collaborative approach across accounting, finance, and property advisory. Instead, their recommended accountant was unreliable, and I ultimately had to rebuild my entire team independently.
Despite clearly communicating my dissatisfaction and lack of value received, Metropole refused to refund the fee—even though I never proceeded with the plan or received ongoing support. Their justification was that the plan was "delivered" and "hosted on a platform." That level of service, in my view, does not justify the price tag.
Since moving to KHI, I’ve received a comprehensive, integrated, and genuinely helpful property strategy at no additional cost—and already purchased my first property with their support. I would not recommend Metropole to anyone looking for a genuine end-to-end wealth creation strategy.
