We inspected a property, loved it, got approved and received the lease documents. Everything was going smoothly until we encountered a minor issue with the signing link, something that could’ve been fixed with a two-minute phone call.

That’s when the absolute circus started.

We repeatedly tried contacting the agent, administration team and senior staff, including William and Ambros. Calls went unanswered, some appeared to be declined, and our emails and messages were completely ignored.

We were about to transfer nearly $10,000 in rent and bond, yet couldn’t get a single person to respond. ARE YOU SERIOUS, MICM?

We were extremely flexible and cooperative throughout the process, but received absolutely bugger all assistance. Eventually, we resolved the signing issue ourselves and signed the documents. Even then, nobody bothered to acknowledge receiving them!

We also needed assistance with Victoria’s bond transfer process, but once again, there was no meaningful communication.

My biggest concern: If this is how MICM treats prospective tenants BEFORE they’ve even moved in, imagine dealing with them when something actually goes wrong with the property!

William, Ambros and MICM senior management, I genuinely hope this reaches you. This level of communication and customer service is simply embarrassing. People deserve basic respect, especially when making such a significant financial commitment.

For the record, I have retained the emails, messages and records of our attempts to contact MICM to support everything stated here. I’m happy to provide them directly to senior management.

To anyone considering MICM: PLEASE BE CAREFUL BEFORE SIGNING ANYTHING OR TRANSFERRING YOUR MONEY. Get everything confirmed in writing.

There was also a prolonged loss of access to an allocated car space for approximately three months, with no compensation or meaningful resolution offered.

At the end of the tenancy, I was presented with claims that appear to go beyond fair wear and tear and do not adequately account for depreciation.

Overall, my experience was that tenant concerns were not taken seriously, and basic obligations around property maintenance and communication were not consistently met. I would recommend exercising caution.

I received updates during the first few weeks, but from around mid-August, communication became difficult. I was unable to reach the agent managing my property by phone, and my calls were not returned. Emails often took several days to receive a response. By late September, I was contacting the agency myself for leasing updates and suggesting a rent reduction.

I emailed at least three times asking the agency to collect the keys from my previous agent. In October, around two and a half months after Harcourts ASAP took over, six of the eight keys were still with the previous agent.

I understand that the agent responsible for my property was unwell, but I did not see an effective handover or adequate cover arranged. The property remained unrented for around two and a half months, and I lost more than two months’ rental income.

After I emailed in early October to end the management arrangement, I received prompt emails about the fees. In my calculation, the applicable fees totalled $500. The agency offered to reduce that amount by $100, leaving $400 payable. I emailed that I was willing to pay $280 for the $200 minimum standards assessment and the $80 photography fee. However, the agency still insists that the full reduced amount of $400 is payable, despite my concerns about the service.

I raised concerns about the keys not being collected, the difficulty contacting the agency and how the work was managed during this period. I did not receive a clear response from senior staff explaining what had gone wrong or how the agency would review its processes, and I did not receive an apology. After I decided to end the arrangement, the agency’s communication became prompt when pursuing payment.

I also escalated my complaint to Harcourts Head Office. I was told that the local office is an independently owned and operated franchise and handles its own invoicing and debt recovery, and that escalating my complaint did not change the office’s position on the invoice. I was also told that if I did not pay, the outstanding amount could be referred to a third-party debt collection agency.

There was also a serious issue when my new agent collected my property keys from Harcourts ASAP. Harcourts ASAP phoned me and asked me to contact my new agent about returning extra keys that had been handed over. I had not seen the photos at the time of the handover. I only saw them after receiving that call, when my new agent sent them to me. The photos confirmed that keys belonging to another landlord had been included. My new agent was still driving away from the office when the keys were handed over and had taken the photos to check them later; they had not realised that another landlord’s keys were included. I was genuinely shocked.

Based on my experience, landlords considering this agency should pay close attention to how staff coverage and handovers are managed, and keep checking that their property keys are properly accounted for. They should also be prepared for the possibility that the fees charged may not feel consistent with the service they receive.

yelled at me loudly, rudely and arrogantly over the phone when I was providing him with feedback. This reflects upon his mentality, manners, character and low levels of professionalism and competence.

[Name Removed] asked me to build a walk-in robe in a room which I disagreed with, because this is an unnecessary hefty expense. When the renovation company (which [Name Removed] recommended) damaged the grass at the common area shared with neighbours (which he was clearly aware that it was damaged by the renovation company), he told me to incur costs to fix it by myself. This does not make sense, which shows that he is not acting in the best interest of the property owner and I asked the renovation company to fix it. I wanted the outdoor deck to be free of shoe stains but [Name Removed] said he cannot stop potential buyers from walking on the deck with shoes. This is ridiculous, which I raised with other sales agents and they confirmed that what I wanted is easily doable and very common, which is to put a sign to inform potential buyers.

What [Name Removed] yelled at me loudly: which shows his inability to accept feedback from clients: - I am not your slave! - I am disappointed! - You should be grateful to me!
