requests during the design meeting and also for imparting her expertise in ensuring that we choose and decide what’s best - for our future family home.

To Andrew V (Electrical Meeting) — thank you for your expertise and for being so helpful in ensuring we include the elements that are essentials (electrical priorities) in building a home.

To Sophie Carrara of Celebration Homes - we truly appreciated your patience, guidance, and professionalism during our selections appointment (Prestart). You made the whole experience feel smooth, enjoyable, and exciting for us. Thank you as well for taking the time to explain everything clearly and helping us feel confident with all our selections and paperwork.

We’re also very grateful to the rest of the Home Collective team (Lindy (tiling selection) and Veronica (carpet selection) — for their support and assistance. It was such a wonderful experience, and we genuinely felt cared for every step of the way.

And of course, our building consultant Innocent, who has been so supportive in making sure the whole process run smoothly and also gives us helpful tips throughout the process.

to the quality of the build, our home has exceeded expectations. Even after five years, we regularly comment on how happy we are with the design choices we made and the exceptional workmanship that went into building our family home.

What has impressed us just as much is Brighton's after-sales service. In an era where quality customer service can be difficult to find, Brighton has continued to provide outstanding support whenever we've needed it. That level of care and commitment long after handover speaks volumes about the company and its values.

I don't often take the time to rave about a business, but Brighton Homes has absolutely earned it. Thank you for helping create a home that our family loves living in every day.

As a bonus, we also love seeing Brighton Homes supporting our local community as a major sponsor of the Sunshine Coast Lightning. We enjoy cheering on the girls at their home games at USC, and it's great to see a company that gives back to the region.

Highly recommended!

lack of maintenance, no idea how a roof wears and tears or how to maintain an inner ceiling, when queried the best I got was "you're supposed to walk around the home once a year looking at the roof, if there's any screw popping, you need to get a contractor in to fix it" Completely ignoring the fact it was done poorly in the first place, even the finish on the roof from build is atrocious. Home assist wasn't very helpful, due to risk of collapse got a contractor in who stated "these trades building the homes get away with murder" (implying how bad the job was) 25 year warranty means nothing

My experience with Burbank has been excellent from start to finish. I commenced my process in roughly April 2025 and construction was completed mid… Read more

June 2026. To me this timeframe was very reasonable as I was building on untitled land.

My initial sales person Corey did well with me being an interstate customer. He went out of his way to send me information to ensure I had what I required to make decisions. He made the initial process as smooth as possible.

My administrative staff at Burbank headquarters changed a couple of times throughout the process - Lisa Krawczyk, Simon Vu, and Kylie Simpson. But overall the administrative process still went smoothly so I have no complaints there.

Sam Spiteri has been my site manager. Sam's management of the site has been very impressive, to keep on top of trades within a street that was fully under construction is commendable. She has kept me in the loop through out the journey by providing me weekly updates with what has happened and what was coming up. This communication made me feel like not just a customer. Sam is a brilliant site manager! I would recommend her 100%. Thank you Sam!

Brayden made all the difference throughout my experience with Celebration Homes. When I first started exploring my options, I didn't know Brayden at… Read more

all. I contacted three different builders, asked countless questions, compared information, and tried to determine who I could trust with such an important investment.

From our very first conversation, Brayden stood out. He was open, honest, and transparent in a way that immediately put me at ease. Every question I asked was answered clearly and professionally. He never tried to pressure me into making decisions, nor did he rely on unrealistically low prices or misleading figures to win my business. Instead, he focused on helping me understand the building process, the associated costs, and the decisions ahead. That level of integrity is rare and played a significant role in my decision to move forward with Celebration Homes.

As things progressed, it quickly became clear that Brayden's contribution went far beyond that of a sales consultant. He helped me secure the right block of land, introduced me to the developer, and was always available whenever I needed advice or direction. His industry knowledge, professional network, and willingness to assist made what could have been a complicated undertaking feel straightforward and manageable.

One thing Brayden and I often joked about was his incredible memory, but it genuinely became one of his greatest strengths during the design phase of the home. He provided countless practical suggestions that improved the overall design, functionality, and liveability of the house. Every time we met, he remembered details from previous conversations, my preferences, features I wanted, and even small points that I had completely forgotten myself. More than once, it felt like he remembered my project better than I did. That level of attention and commitment made me feel like I wasn't just another customer, but someone whose success he was personally invested in.

Working with Brayden felt less like dealing with a salesperson and more like having a trusted business partner by my side. I always felt he genuinely cared about achieving the best possible outcome for me. I was comfortable relying on his advice, knowing it was being given with my interests in mind rather than simply trying to close a sale.

His understanding of the building industry is exceptional. No matter the question or challenge, he either had the answer or knew exactly how to find the right solution. That expertise provided reassurance throughout what is often one of the biggest financial commitments a person can make.

Building a home is often described as stressful, overwhelming, and sometimes even unpleasant. Thanks to Brayden, my experience has been the exact opposite. He has made the entire process enjoyable, exciting, and something I genuinely look forward to. Looking back, he played a major role in transforming what could have been a stressful experience into one of the most rewarding projects I have undertaken.

In all honesty, one of the main reasons I chose Celebration Homes was Brayden himself. The level of professionalism, integrity, expertise, and genuine care he demonstrated was unlike anything I encountered elsewhere.

I couldn't be happier with the support he has provided and would highly recommend both Brayden and Celebration Homes to anyone considering building a home.

Celebration Homes should be extremely proud to have someone like Brayden representing their business. People like him do far more than sell homes — they build trust, create lasting relationships, and elevate the entire customer experience. Brayden has been outstanding in every respect, and I am incredibly grateful for everything he has done to make this experience such a positive one.

As a first-home buyer, I ultimately decided not to proceed with B1 Homes after progressing through the preliminary works and PCQ stages. My concerns… Read more

stemmed from what I considered to be significant inconsistencies between early discussions, written assurances, PCQ documentation and the final contractual position presented. Matters relating to build time expectations, price hold understanding, fixed site costs and later variations became increasingly difficult to reconcile as the process progressed.

I ultimately lost confidence in proceeding with what would have been a major financial commitment. My request for consideration of a partial refund of the $3,000 preliminary works fee was also declined, despite my concerns being supported by email correspondence and documentation exchanged throughout the process.

My advice to future buyers is to avoid building with B1 homes as the initial verbal and written attractive assurances very quickly fade out when you get the inked document and that's when reality settles in! In my opinion, there are other builders worth considering before committing to B1 Homes.

Types of home builders

Project home builders • See all

Project builders (also called volume builders) have a set catalogue of home designs which they use to construct many homes, so they’re suited to those who don’t want to design their own home. These builders usually have display homes you can visit to let you get an idea of what the end result of your home will look and feel like, including the finishes.

Pros
Typically cheaper than custom builders.
Project homes are usually quicker to build than custom built homes.
Can see display homes that show you exactly what the end result will be.
Cons
You’re usually limited to the builder’s fixed range of floorplans, materials, fixtures and finishes.
Project homes can’t always work with or around any unique features of the land you're building on.

Custom home builders • See all

Custom builders are usually smaller companies that construct homes that have been designed specifically for their client. This means they don’t construct as many homes as project builders. While they don’t have display homes, you work with the builder to design your home, choosing the materials, fixtures, plans and finishes in person.

Pros
You have more control over the design of your home, with custom builders offering more or complete flexibility in design.
A custom builder can maximise and work with any unique aspects of your land, such as hills or slopes on your property or views that you want to take advantage of.
Cons
More costly than project builders.
A custom home will take longer to design and construct than a project home.

Prefab & modular home builders • See all

Prefabricated homes is an umbrella term that refers to homes manufactured and constructed off-site and then transported and assembled later. Modular homes and kit homes are two types of prefab homes.

  • Modular homes are prefabricated homes that have been manufactured and constructed off-site and arrive at the property completely assembled.
  • Kit homes are also manufactured and constructed off-site, but arrive at the home disassembled and must be constructed on-site.

Prefab homes differ from traditional houses, which are built on-site over a longer period of time. It’s not the most common choice, but their design allows them to be relocated, even after they’re constructed. They’re particularly sought after by those wanting tiny houses and cabins on their property.

Still stuck on what to choose?

You can read our article on whether to use a project builder or a custom builder for your new home. We go into how to compare the two types of builders, discussing differences in price, flexibility, design options, the time it takes to build, the service you’ll receive and more.

What to consider when choosing a home builder

Licence and insurance

You should check that a builder is licensed, registered and insured. If they don’t have this information publicly available, or if they’re reluctant to show you their credentials, then consider that a red flag.

At the very least, your builder should have public liability insurance and home warranty insurance (known as domestic building insurance in Victoria). You should also check whether the builder is registered with the Housing Industry of Australia or the Master Builders Association of Australia.

You should be able to look at a builder’s licence through relevant overseeing bodies. For example, the NSW Fair Trading website lets you look at the licence of a builder, contractor or tradesperson as well as details of any cancellation or suspension, warnings issued to them, and results of any prosecution against them.

Services

The services a builder offers will largely depend on whether they do project or custom builds. Some builders outsource their work, for example working with independent designers, while others will have an in-house design team.

Experience

Check how long the builder has been in business. While there are many newer building companies around, they may be staffed with experienced builders and technicians who have been in the industry a long time.

You should also see whether they have experience in the type of build you want. If they’ve successfully completed similar projects to yours, particularly in the last few years, then that’s a good sign. Many builders specialise in certain home styles, so it’s worth seeking out one that is likely to understand the design you’re seeking.

Ask for references and examples of past work to get the reassurance you need.

Reputation

A builder with a good reputation can help give you confidence that your build will be completed to a high standard, with minimal hiccups and any issues that arise dealt with quickly.

A good way to gauge the reputation of a builder is to read home builder reviews. Reviewers on ProductReview.com.au have left their feedback on a number of home builders, discussing aspects like customer service, timeliness, the structural integrity of their home, and the transparency of the company they worked with.

You’ll be doing extensive work with a builder, so good communication from the get go is key. A builder that keeps you updated on the progress of the project and can address any issues you have will save you many headaches (and potentially money) in the long run.

Location

It’s a good idea to choose a builder that’s based nearby or has completed many projects in the area you’re building in and is familiar with the location. Non-local builders will likely cost you more to account for things like longer transportation times. Of course, building in a metro area is easier than in outer suburbs or a rural area because materials and labour are closeby.

You can filter home builders by location on ProductReview.com.au, to make it easier to find what you’re looking for. You can also read our article on how to make ProductReview.com.au’s home builder reviews work for you.

Time frame

If you’ve had a home built or a renovation completed, you’d know that most of the time the project takes longer than planned. That’s why it’s important to get the most accurate time frame possible from the builders you’re considering doing business with. Each delay costs you money, usually in paying rent or another mortgage elsewhere until your new home is finished.

Price and budget

Building contracts can be overwhelming. It’s a good idea to first do your research into the type of builders you want, and then get quotes from your shortlist. Review the quotes carefully, considering the scope of the job, materials, labour and other inclusions.

While it’s important to compare prices, remember that the cheapest option isn’t necessarily always the best option, particularly if that means cheaper materials are used or quality workmanship is sacrificed. Also, don’t pay a builder anything without a written contract.
