Right from the start Stroud went above and beyond - acknowledging our budget and providing suggestions such as flipping the plan / decreasing some areas to increase the size of others without having to increase the price. We opted for the standard inclusions - the range to choose from was more than adequate - with considered choices such as tile layout and complementing colours we were able to achieve a "top end" look within our budget. The communication was excellent with weekly updates from the supervisor and any issues were communicated immediately. The build itself was smooth and any issues were dealt with effectively and efficiently. Handover was straight forward, minor defects were rectified in a very timely fashion. Post handover we reached out to Stroud for advice regarding a couple of issues we had (not related to the construction). David and Chris came out to site to offer advice - again Stroud going above and beyond. We are very satisfied with how the build went and the finished house is beyond our expectations. through construction, selections, finishing and handover—I can confidently say that choosing AusDream was one of the best decisions I made for our home.

From the beginning, what impressed me most was their willingness to listen to what I actually wanted rather than simply trying to fit my ideas into a standard project-home design. I had a very particular vision for the house. I wanted something modern, spacious and premium, but at the same time practical for our family and designed around the way we live. There were many custom elements, details and changes along the way, and the AusDream team worked closely with me to turn those ideas into a finished home.

Quality of construction

For me, the most important consideration when choosing a builder was quality. A beautiful design means very little if the construction and workmanship behind it aren't equally good.

Throughout the build, I was impressed by the attention given to the structure, workmanship and finishing. AusDream didn't make me feel that I had to accept something simply because it was "within tolerance" or "good enough". Whenever I raised a question or wanted something looked at, the team was prepared to discuss it and find a practical solution.

The finished home has the solid, premium feel I was looking for. From the overall construction through to the internal finishes, cabinetry, tiling, electrical work, lighting and detailing, there is a noticeable level of care throughout the house.

A genuinely customised home

One of AusDream's biggest strengths is their flexibility.

This wasn't a situation where I selected a standard floor plan, changed a few colours and called it a custom home. I was personally very involved in the design and wanted to incorporate a number of ideas that were important to me and my family.

There were plenty of discussions along the way—some ideas were straightforward, while others required more thought and problem-solving. I appreciated that the team didn't immediately say "no" when something was outside the ordinary. Instead, we would discuss what I was trying to achieve and work through how it could realistically be incorporated.

That collaborative approach made a huge difference. The result feels like our home, rather than simply another house built from a catalogue.

Communication and dealing with issues

Anyone who has built a house knows that a construction project of this size will have challenges and decisions along the way. I don't believe a realistic review should pretend otherwise.

What matters is how the builder responds when something needs attention.

This is an area where I had a positive experience with AusDream. I was a very involved client and probably asked more questions than the average homeowner. When I wasn't satisfied with something, I said so. When I wanted clarification, I asked for it. The team remained approachable and worked with me to resolve matters rather than becoming defensive or disappearing once construction was underway.

That accountability was extremely important to me.

Value for money

When building a premium home, it is easy for costs to escalate quickly. My focus wasn't simply on finding the cheapest builder; I wanted to achieve the right balance between design, construction quality, inclusions and overall value.

Looking at the finished result, I believe AusDream delivered excellent value for the level of home we created.

More importantly, I never felt that the objective was simply to build the house as quickly as possible and move on to the next project. There was genuine pride in delivering a home that both the builder and homeowner could be proud of.

Local builder with a personal approach

Another thing I appreciated was dealing with a builder where the relationship still felt personal.

With a home of this scale, you are trusting a company with a significant investment and something your family may live in for many years. Being able to have real conversations, discuss ideas and speak openly when something needed attention gave me much more confidence throughout the process.

AusDream has also been a long-term supporter of our local community, including supporting the Macarthur Region Nepalese Community and its Teej celebrations for several years. As someone actively involved in our community, I value businesses that don't simply operate locally but also contribute back to the communities that support them.

The final result

The best compliment I can give AusDream is that the finished house reflects the vision I had when we started the journey.

There is a huge difference between looking at drawings and selections on paper and eventually walking through the completed home. Seeing all those individual decisions come together into one finished house was incredibly satisfying.

Friends, family and visitors regularly comment on the design, space and overall finish of the home, and I'm genuinely proud of what we created together.

Building a home is a major financial and emotional commitment, and choosing the right builder is probably the most important decision in that process.

If you have an idea he will do his best to make it work for you. He is also willing to add in some suggestions that may save you some money or to create the look you want. They have a great bunch of builders with whom you can have a laugh, but they are highly professional on the job. post-build follow up.

I recently arranged a qualified electrician come out to our place to complete a simple fan installation in our al-fresco. During this process, he noted an electrical non-compliance with Australian/NZ standards 3000 (wiring) after a failed fault loop impedance test.

My immediate concern was that Oakford's Electrician issued a Electrical Ceritficate of Compliance (ECoC) - despite not actually being compliant! Make you wonder what else they signed off?

To remedy the issue, in simple terms, the 10A RCBO needed to be replaced with a 6A RCBO for lighting circuit - at a cost of $159.23. Rather than call Oakford and wait for them to send out the original electrician to have a look - I asked the electrician to replace the RCBO, and that I would pay him and then seek reimbursement for Oakford (seeing as it is 100% their fault in the first place! ).

Oakford have flat out refused to reimburse the amount. It's not the amount of $$ thats the issue, it is the principle of the situation that they aren't across what their trades are doing and will make it hard to for you to fix up, if there are any problems. It is disappointing to me as a loyal customer who has used them to build twice!

was doing his best getting the property ready, keeping us up to date on the progress, particularly on the last few weeks before hand over. When we found issues during the hand over inspection, he was very helpful to get them resolved immediately. Fast forward 3 months, as part of the 3 months warranty period, I am experiencing difficulty with Rendition Homes in having repair/incorrect items resolved. My experience with their maintenance customer service was poor. Even through I have been proactive in raising my issues, I felt that their customer service was bias to denying a repair request rather helping a customer resolve the issue raised.

Specifically, my issue was regarding an outlet behind the fridge that was installed low being behind the fridge causing the fridge to be placed further out of its spot and showing more in the hallway. I even provided a picture to show the fridge was showing too much from the fridge area. She denied this repair item in her initial reply, saying that "Our installers have installed the outlet at standard height. No further action to be taken as this is completed as required." I challenged this and requested that it be checked and determined if it installed correctly or not as the fridge is sticking out and looks unprofessional. She then replied, she cannot see it in my plans so she wanted to confirm if it was really part of the build. -- How can she say it was installed correctly (in the first reply) if now she is saying she cannot even see it from her end in the plans? But I let it go. I replied to her question - it was part of the build because it was there in the hand over, and I even discussed it with the site manager during hand over. She then came back saying, "Given this information, if it was in the wrong location, the site manager would have relocated the item. Our maintenance team are unable to assist with this unfortunately." Is this for real? We are not expected to find all the faults in that 3 floor property during that hand over inspection - that is why there is this 3 months warranty period so we can still raise items. -- I had to point that out to her as she denied it again.

I requested to speak to someone else to escalate the matter as I do not feel that she was being helpful. She ignored this request and requested another photo, now of the specific outlet. I replied to her saying, 'I described the issue clearly and given a photo of the fridge sticking out. Now she wanted to have a photo of the outlet, when there is already a fridge there. Next you will ask for me to measure the height of the outlet from the floor'. And she did, saying 'a measurement will be helpful as I could pass this onto the electrician to reply that it is at an acceptable height'. -- look at that reply...so biased on not helping. She wanted me to measure but she has made up her mind already that she will have her electrician reply that it was in an acceptable height.

It would have been better if the customer service should have said in the first instance that OK, we will have this checked if installed correctly before we can determine if it needs fixing.

It was only after 10 email exchanges that I had her to finally agree to have the issue checked out by someone who is not an electrician. It was a difficult experience. Such poor customer service. I have no confidence that she will approve the item to be rectified.

All of this is documented in our email correspondence.

I really wish someone can help me get this fixed. Having a standard fridge protruding because of incorrectly installed outlet at the back, is making the fridge is a trip hazard, especially when there are little toddlers.

Build quality was poor, all we wanted was what we paid for, not better than the display home, just what we paid for, and within all builiding guidelines. To date customer support remains poor, we have sent numerous requests and for the most part all we get is excuses, that is when they finally answer.

had hoped, but I'm now 3 months post handover & living in my new home and just delighted. I chose Gallery Living as they were the only builder whose designs really impressed me. I was not after the standard 'cookie cutter' layout that I could see from the other volume builders. I was also after a sustainable and thermally efficient home through correct solar orientation & good design, things that mattered to Gallery Living also. My budget was tight though, so a true custom home build was not within my means. Gallery living have given me a customised home at a really pleasing price. My new home is light filled & warm despite the cool climate location I built in & the chilly winter we're experiencing. I'm looking forward to testing out the cross flow of breezes and summer shading once the heat comes. The build was managed by an experienced site supervisor with excellent communication, something that I really valued. Being widowed & building on my own I really needed someone who would answer my many questions and help me understand the building process. There were definitely some issues with a few things post handover, but it seems to be the way things go these days. Trades seem to rush though jobs & perhaps should just slow down & exercise a bit more care. Overall though I'm satisfied with the build quality & feel I received value for money. She was with us from the very beginning, back when we were still buying the land and barely knew what we wanted, asking a lot of vague questions. From that point right through to council approval, she was there for every step. And I mean actually there. Emails answered, calls returned, updates sent before we had to chase them. Anyone who has built a home knows how rare that is. There's a lot of waiting in this process, and Imeshi was the person who kept us in the loop, so the waiting never felt like being left in the dark.

We changed our minds plenty of times, and she never once made us feel like a nuisance. She'd just come back with options and explain what each one meant for the budget. That's the solution-oriented part I want to highlight, because plenty of people will tell you what can't be done. Imeshi told us what could be done, and how.

Her knowledge of the product and the process is another standout. She knew the plans inside out, understood the council side of things, and could explain the technical detail in a way that made sense to two people who had never built before. When she wasn't completely sure about something, she said so and came back with a proper answer rather than guessing. That built a lot of trust with us early on.

The part we didn't expect was the selections. Strictly speaking, that isn't her job. She'd already done what she was engaged to do. But she sat down with us anyway, gave her honest opinion on what worked together, flagged where we were about to spend money for very little return, and helped us feel confident about decisions we'd otherwise have stressed over for weeks. She had nothing to gain from doing that. She did it because she genuinely wanted the house to turn out well for us, and that says everything about the kind of person she is.

On top of all of it, she's simply lovely to deal with. Warm, patient, easy to talk to, never pushy, and not once did we feel like we were being sold to. Building a home is stressful, expensive and full of decisions you can't undo, so having someone calm and organised in your corner makes an enormous difference. We were lucky to work with her, and we know it.
