communication. Fortunately, I now believe from reading some of these reviews, that I did not construct a home with them. My problem was a complete lack of communication from their Head Office (not locate reps) with respect to unexplained pricing increases.

My story began in March of last year when I went to the regional office in Oak Flats to sign off on my tender. With me, I had a list of variations which I wanted to include in the build and which were priced in writing by the on-site rep. When I presented this list to the representative at Oak Flats, I was advised that the pricing of each item was not correct. The sales lady at Oak Flats for example pointed out that the gas fire which was priced at $10,000 was in fact $18,000, the kitchen sinks which were quoted at $1200 were in fact $3000 each (note a price check by me with a supplier of these sinks indicated approximately $1200) and so it went on to the tune of some $40,000 more than originally quoted for the variations and needless to say, I did not sign off on the tender.

When I raised the issue with the representative at Wongawilli, I was advised that the pricing was provided by the Sydney office. I was then advised that the area manager would contact me to discuss the issue. That manager did not meet with me and he was replaced by another gentleman who also indicated he would be in touch but once again, it did not happen. A third representative contacted me from Sydney advising me that she would also try to reconcile the issue. That also did not happen and that lady advised I would be contacted by the company General Manager and that also did not happen!!!

Frankly, I was well and truly over it and decided understandably not to proceed with McDonald Jones Homes. Based on the fact that the build did not proceed, was in no way caused by any action from my side but clearly through their lack of any attempt to resolve the issue with me. To that end, I requested that they refund my $5000 deposit which they refused (I was not surprised). What is very clear to me is that this company is motivated by profit and customer satisfaction is secondary! I would like to add that the representatives at Wongawilli were most helpful and proactive at all times.

To conclude, I have lost a year of trying to build my dream home and it is my intention to contact the parent company in Japan and make them well aware of the experience that I have had with their local company. I am quite sure they will not be impressed.

just completed the Pre-Construction stage of our build. Like any major project there are always challenges along the way however [Name Removed], our Customer Service Consultant, has handled these exceptionally well. Frequent communication particularly on what has been completed, what was next and timeframes for each step, was done very well and much appreciated. The only real delays we experienced were related to the final construction drawings and a supplier change that impacted some of our internal selections. Both these were managed very well by [Name Removed] and in the overall project whilst annoying, they were relatively minor. Clarendon have great house designs and are very accommodating with customer requested changes. Whilst this is very important to us, the most important aspect is delivery of a quality build at a reasonable price. challenging. We experienced a lack of communication, long periods without updates, and found ourselves having to follow up regularly to understand where things were at. We also encountered cost variations on two separate occasions, which was frustrating and added unnecessary stress to what should have been an exciting process.

However, once construction commenced, our experience changed completely.

From the moment John Coorey took over as our Construction Supervisor, the level of communication and professionalism was exceptional. John provided regular updates by both phone and email, so I always knew exactly where the build was up to without having to chase anyone for information. The communication was proactive, consistent, and gave us real peace of mind throughout the construction process.

The quality of the build has been excellent, and John has been fantastic to deal with. His commitment to customer service didn't stop once we received the keys, he has continued to be responsive, helpful, and willing to assist with any questions we have had. Janie has also been wonderful to work with and has always been approachable and supportive.

While I believe there is significant room for improvement in the pre-construction administration process, particularly around communication and managing cost variations, the construction phase more than restored our confidence. The professionalism, transparency, and customer care demonstrated by John and Janie made a real difference and turned what had been a frustrating start into a very positive overall building experience.

Jason visited my home and carefully went through every item on my defect list, taking the time to inspect each concern thoroughly. What stood out was his patience and willingness to determine whether issues could be resolved on the spot or whether a follow-up visit would be required. He listened attentively, remembered every concern I raised, and ensured that nothing was overlooked.

Beyond addressing the defects, Jason generously shared practical advice on home maintenance, including tips on managing minor settlement cracks and understanding normal house movement. As a first-time homeowner, I found his guidance incredibly valuable. He even provided additional documents and resources to help me better understand how to care for and maintain my home in the long term.

Jason's support didn't stop after the inspection. He continued to follow up with the relevant tradespeople/contractor to ensure the repairs were completed. When a replacement part was delayed due to delivery, he kept track of the situation and, once it arrived, personally assist to install it without unnecessary delay. process was a nightmare, and in hindsight we should have pulled out based on this alone. However we told ourselves that once the build started we would be dealing with builders then not admin staff. After months and months of delays (which we were threatened with fines for even though none of it was our doing) the build finally commenced at the end of 2023. That’s when the real problems began. For the purpose of this review I’m not going to list all the silly defects that have mostly now been dealt with. Instead, I’ll concentrate on the BIG issue that today remains unresolved. Very early in the build I contacted the person that was assigned as our “site manager” to alert him to several problems I had with the brickwork. For the next 6+ months my concerns were ignored and we were told not to worry as the job wasn’t finished, and we would have the opportunity to submit a defects list a few months after we took possession. So towards the end of 2024 we moved in. We were paying rent and a mortgage while the house was under construction, so we’re in a difficult position financially to dig our heals in a potentially delay things while demanding that problems be addressed. In Jan 2025, as requested by the warranty department, we submitted our defects list. The biggest defect remained the brickwork. In short, it looks terrible and is not compliant with the national standard. The standard width for mortar lines is 10mm, we have entire brick courses that have vertical joints of 3mm, and some go all the way up to 22mm! The visual appearance is terrible, it looks like someone used their finger to smooth the mortar, which is also full of stones and other debris. The builder sent someone to fill all the holes, which again was done with a finger and 2 lots of the wrong colour mortar, so it only looks worse. The brick colour is blotchy due to uneven acid wash, and there are large areas where the bricks are not even laid straight! I am a tradesman too and go to multiple homes every day. In the last 2 years I have taken particular notice of the brickwork on every house I have visited and can not find one that is anywhere near as bad as ours. Our warranty manager took one look at it and said “the only way to fix this is to render the entire house”, which would hide all problems. We didn’t want render because that will mean maintenance costs further down the road. In the end we reluctantly agreed that this was the only practical solution. A few months later we were told that “head office” would not agree to render the bricks, and would only agree to pay a bricky to spend 5 days on site to tidy up the mortar. Obviously this would do nothing to address the fact that they were laid badly. We agreed to let the builder attempt a fix, that was 6 months ago and to date nothing has happened. The warranty manager said he couldn’t find a bricky in Canberra willing to take it on. I had an expert come out who specialises in mortar repairs and he wouldn’t even quote it. Everyone besides head office agrees that it has to be rendered. As of today we are considering our next move, but I think it’s time we warn others about our experience with Rawson Homes. Their advertising says “every Rawson home is built to the highest standard by a team of experts”, in our experience this definitely not the case.

If i had to find anything that could be improved it would be the painters. Some of the painting is pretty rough and even after pci and them fixing it, Its still not great so I've had to fix alot of it myself. modular build. What initially turned us off a slab build was exactly that—the slab itself and the impact it would have on the environment. However, Stroud Homes' Facebook marketing caught my attention, and their home designs felt different from everyone else's.

After reaching out, we discovered they could customise their plans to suit our needs. Following our first discussion with Travis—who is so genuine, honest, and completely open—we learned the house could be stepped down to follow the natural slope of our land. Combined with their generous inclusions package, it exceeded our hopes and dreams.

As our trusty council seemed determined to throw every possible curveball in both our and Stroud Homes' direction, it really highlighted a couple of stars on their team.

First, Sandy (Contract Administration). I'm sure she hears this all the time, but I've cried, laughed, and celebrated with her over the phone. She is absolute gold at what she does—efficient, professional, honest, and personable. Those qualities are hard to come by these days.

Then there's Cam. You only meet him a handful of times during your building journey, but every Friday between 1 pm and 3 pm, you find yourself eagerly waiting for his update. Without fail, he lets you know what has been completed, shares photos of the progress, and explains what to expect over the coming week. Those updates became something we genuinely looked forward to.

The contractors Stroud Homes work with were brilliant and reflected the family-like culture the business has created. During our colour, electrical, and selections meetings, the lovely lady helping us (I'm so sorry I can't remember her name!) was an absolute delight and incredibly knowledgeable. She gave us confidence in every decision we made, leaving very little chance of regretting any of our choices.

Our home is so perfectly suited to the area. It is welcoming, warm, and will be a haven for our family for many years to come.

and has been riddled with an endless stream of errors and non compliant building techniques.

I paid for supervision but the amount of problems demonstrate little to any supervision on this site. Except for the roof nearly everything is this house has been done twice.

They used filthy muddy bricks which had been submerged in flood waters in Taree in 2025, laid without washing, despite the contract specifying “ all building materials must be new”. The mortar encased the mud and is now bleeding out mud stains.

The kitchen installed wrong and replaced, despite paying extra and it being on the plan, cupboards , bench top all wrong dimensions. All three bathrooms will need to be redone, I specified continually I needed all shower openings to be a minimum or 900mm wide. Nup. I have 700mm, 800mm and 500mm

Plans specified wall hung vanities. They weren’t.

The internal stairs, I specifically wanted a minimum width of 1m. I asked the owner of Matto Luke Pty Ltd on the day I signed the contract, “ Are you sure these stairs are 1 m wide?” He got quite cranky with me and grabbed the plans, shoving them in my face and saying “ the landing is 2 m wide, of course your stairs are a metre wide”. Except they weren’t. Try about 89 cm wide after they installed widest handrail possible. Stairs were also ripped out and done twice, to no avail.

Every single door, including cupboards in bedroom was hung damaged, painted, removed and rehung.

Carpet was then laid MONTHS too early, not covered up for 5 days and then only covered with loose black plastic, allowing a huge amount of grit, sawdust, plaster dust etc be ground into the pile. The foreman, said he would get the carpets shampooed, and “ what was my problem?” The carpets are ruined and not a sorry word in sight. When I said to the owner of Matto Luke Pty Ltd in March 2026 that I did not accept shampooed carpets full of grit and smelling musty his response……” I’ll see you in court”.

No batts were installed in the floor cavity, despite me telling them it had to be done. I was ignored. They had to rip down the entire garage ceiling, which had been painted, corniced etc to put the batts in. Ha ha ha. I did enjoy watching that being done at their expense.

I paid Matto Luke Pty Ltd to construct a retaining wall because I thought they would do it properly. No, silly me. Wall was not back filled, causing the neighbours garden to subside. My partner and I worked all Xmas to back fill this wall with no acknowledgement from Matto Luke Pty Ltd.

The entire build has been a stuffup from day one. I have never encountered such unprofessional and amateur conduct along with no moral compass. The lies have never stopped, with fabrications and variations of lies piled one atop each other. I have 3 lever arch files documenting this sorry saga.

This build has ruined my life, destroyed my health and caused no end of grief. I have scrimped and saved for 40 years to build what I had thought would be a nice house. I regret every day of my life ever signing up with Adenbrook Homes Port Macquarie.

The main company of Adenbrook Homes in Sydney have not offered any support or rectification, not even the filthy carpets.

beginning, everything has been well-organised, transparent, and easy to navigate, which has made what could be a stressful process feel exciting instead.

Piera has been amazing throughout the whole journey. She was has been there for us every step of the way. She always takes the time to answer our questions and guide us through decisions. Even now, during the build, she continues to check in and offer support, which really shows her dedication and care for us.

Our builder, Mick, has also been outstanding. He is extremely accommodating, flexible, and reliable—nothing ever feels like too much trouble. He approaches everything with a positive attitude and consistently goes above and beyond to make sure things are done right. His communication has been excellent, and we feel confident knowing our home is in such capable hands.

Overall, we couldn’t be happier with our experience so far. The team has made this journey not only stress-free but genuinely enjoyable, and we’re really looking forward to seeing the final result. We would highly recommend them to anyone considering building their home.
