During the important build phase both Riley and Mandy were very responsive to any questions and requests we had and we genuinely looked for to our weekly calls with Riley to update us on progress. Homes in Burrum Heads, QLD and the entire experience has been outstanding. While the contracting stage took a little longer than expected, the extra time ultimately worked in our favour. The team made sure we understood every detail of the contract and they worked with us patiently to refine and vary items until the final package sat comfortably within our budget. By the time we signed, we knew exactly what we were getting - no surprises, no confusion, just clarity and confidence.
Our Colour Selection Consultant was another highlight. She had an exceptional understanding of the product range and quickly grasped the style we were aiming for. Her guidance made the process enjoyable rather than overwhelming. There were plenty of upgrade options across different price points, but she helped us choose what genuinely suited our home and lifestyle rather than pushing unnecessary extras.
But the true standout of our entire build was our Site Manager, [Name Removed].
Because we weren’t local, communication was absolutely critical and [Name Removed] exceeded every expectation. He kept us updated with regular photos, clear explanations, and prompt responses to any questions we had. Any issue that arose was dealt with quickly and professionally. [Name Removed] attention to detail was exceptional; we had our own our private inspection where only very minor items needed attention and [Name Removed] even identified a few things we hadn’t noticed ourselves.
[Name Removed] treated our home as if it were his own, ensuring every trade delivered quality workmanship and that the final product met a genuinely high standard. Thanks to his leadership, the end result is a beautiful, well‑finished home that we absolutely love.

He was reliable, friendly, responsive, and always kept us informed about the progress. Any questions or concerns we had were handled promptly and professionally. It was clear that they genuinely cared about delivering a high-quality result and making sure we were happy. From start to finish, the entire experience was professional, smooth, and stress-free. The quality of workmanship was excellent, and the team paid great attention to detail throughout the project.

agent I get to go through many homes and would say I have an eye for detail and have been accused of being to fussy. Felicity will keep you well updated along the way, makes sure you are well organised so there are no hold ups and is always happy to give her professional opinion on colours, tiles, etc. Deano is the most easy going builder to talk too. If you have an idea he will do his best to make it work for you. He is also willing to add in some suggestions that may save you some money or to create the look you want. They have a great bunch of builders with whom you can have a laugh, but they are highly professional on the job. Finally a great build can only come from having great subcontractors and the guys Integrity work with have been amazing. We are so grateful in the end result what you have created for our family. We look forward to having a beer or two with you on the front deck!

shower in the ensuite which does not drain properly. Puddles of water remain there 24 hours after a shower. So we have to mop the floor after every shower. We are elderly and it is not something we thought we would have to do with a near new house. I have raised it with Oakford Homes and they sent the tiler out to look at it. The tiler said he had attempted to fix it for the people who had the home built, but what he did did not solve the problem. The tiler confirmed there was a problem but since the slope of the tiles was within regulation Oakford Homes would do nothing about this. The tile on the ensuite floor is no longer available so we will have to find another tile and replace the floor. My reason for this review is to let anyone who is building with Oakford Homes and has a double shower just be aware that this can happen.

into our "turnkey" property in March and logged all maintenance items within the required 3-month window. Six months later, major defects remain completely unresolved. Whenever I request updates, I am continually met with administrative delays and excuses, including: Claims that they are still awaiting contractor quotes. Staff members being away on sick leave. Promises that our issues will be "brought up at the next internal meeting" with no subsequent follow-through. Told that trades have been allocated (yet we never hear from any of them).
Due to this prolonged lack of action, we obtained independent assessments from qualified, licensed trade professionals. The total estimated cost to rectify Rivergum’s outstanding defects is $25,000. Disappointing performance from a state-preferred builder. WE CAN IN NO WAY RECOMMEND RIVERGUM HOMES

was doing his best getting the property ready, keeping us up to date on the progress, particularly on the last few weeks before hand over. When we found issues during the hand over inspection, he was very helpful to get them resolved immediately. Fast forward 3 months, as part of the 3 months warranty period, I am experiencing difficulty with Rendition Homes in having repair/incorrect items resolved. My experience with their maintenance customer service was poor. Even through I have been proactive in raising my issues, I felt that their customer service was bias to denying a repair request rather helping a customer resolve the issue raised.
Specifically, my issue was regarding an outlet behind the fridge that was installed low being behind the fridge causing the fridge to be placed further out of its spot and showing more in the hallway. I even provided a picture to show the fridge was showing too much from the fridge area. She denied this repair item in her initial reply, saying that "Our installers have installed the outlet at standard height. No further action to be taken as this is completed as required." I challenged this and requested that it be checked and determined if it installed correctly or not as the fridge is sticking out and looks unprofessional. She then replied, she cannot see it in my plans so she wanted to confirm if it was really part of the build. -- How can she say it was installed correctly (in the first reply) if now she is saying she cannot even see it from her end in the plans? But I let it go. I replied to her question - it was part of the build because it was there in the hand over, and I even discussed it with the site manager during hand over. She then came back saying, "Given this information, if it was in the wrong location, the site manager would have relocated the item. Our maintenance team are unable to assist with this unfortunately." Is this for real? We are not expected to find all the faults in that 3 floor property during that hand over inspection - that is why there is this 3 months warranty period so we can still raise items. -- I had to point that out to her as she denied it again.
I requested to speak to someone else to escalate the matter as I do not feel that she was being helpful. She ignored this request and requested another photo, now of the specific outlet. I replied to her saying, 'I described the issue clearly and given a photo of the fridge sticking out. Now she wanted to have a photo of the outlet, when there is already a fridge there. Next you will ask for me to measure the height of the outlet from the floor'. And she did, saying 'a measurement will be helpful as I could pass this onto the electrician to reply that it is at an acceptable height'. -- look at that reply...so biased on not helping. She wanted me to measure but she has made up her mind already that she will have her electrician reply that it was in an acceptable height.
It would have been better if the customer service should have said in the first instance that OK, we will have this checked if installed correctly before we can determine if it needs fixing.
It was only after 10 email exchanges that I had her to finally agree to have the issue checked out by someone who is not an electrician. It was a difficult experience. Such poor customer service. I have no confidence that she will approve the item to be rectified.
All of this is documented in our email correspondence.
I really wish someone can help me get this fixed. Having a standard fridge protruding because of incorrectly installed outlet at the back, is making the fridge is a trip hazard, especially when there are little toddlers.

had hoped, but I'm now 3 months post handover & living in my new home and just delighted. I chose Gallery Living as they were the only builder whose designs really impressed me. I was not after the standard 'cookie cutter' layout that I could see from the other volume builders. I was also after a sustainable and thermally efficient home through correct solar orientation & good design, things that mattered to Gallery Living also. My budget was tight though, so a true custom home build was not within my means. Gallery living have given me a customised home at a really pleasing price. My new home is light filled & warm despite the cool climate location I built in & the chilly winter we're experiencing. I'm looking forward to testing out the cross flow of breezes and summer shading once the heat comes. The build was managed by an experienced site supervisor with excellent communication, something that I really valued. Being widowed & building on my own I really needed someone who would answer my many questions and help me understand the building process. There were definitely some issues with a few things post handover, but it seems to be the way things go these days. Trades seem to rush though jobs & perhaps should just slow down & exercise a bit more care. Overall though I'm satisfied with the build quality & feel I received value for money. I'm arranging my own concrete driveway, retaining walls, fencing & decking so just waiting for some fine weather to have these things finalised.

Which now has made our house look and feel like a second hand house and not our new home. Forever putting us under stress and not following what's in final plan that was put though to our bank. Not wanting to take fult for there mistake and i would not trust there docasign as they have now produced forms that were not signed by us. Making us Forever make contact with them as no communication. Trades leave mess, rubbish and screws everywhere. With us finding lots of alcohol cans left around our house also. I could go on. They say they are finishing build early then the year when so many other builders build quicker and communicate more with home owners. Meeting build standards I glad we had our own inspectors go check out each stage as lots of errors.

The biggest thing for us though was the week to week up dates from him and the open communication with the time frames he gave us. ( Neptune Homes don't let him go a credit to your business) Our only critisism is that the process between you signing a contract to construction is way to long winded and the HR paperwork needs to be a quicker process. The problems have either been rejected out of hand or have not been fixed satisfactorily. The house is under constant maintenance by ourselves. This is partly due to the environment but in our opinion, mostly due to poor workmanship and finishing during construction.
We are now faced with a structural problem involving a timber beam, that has been flatly rejected by Sarah Homes. It seems the Structural Guarantee is of no value.
Most annoyingly, despite our requests, Sarah Homes have refused to attend the property, as we had asked, to inspect the issue. We have had no discussion with anyone representing the company, not even the common courtesy of a telephone call. In our experience it is impossible to speak to anyone at Sarah Homes. They hide behind their emails. They have also not offered us any advice as to what needs to be done to fix the issue, again despite our requests.
Overall, an extremely poor experience reflecting very badly on Sarah Homes. The customer service post construction is non-existent. We would definitely not use them again.

They guided us through the planning and construction stage with advice on materials and upgrades to enhance our home. Trent the construction manager was very helpful and approachable at all times and was a huge asset in the building process. Questions we have been asked. Q. How long did it take A. Council approvals dragged out to about 4 months, but the build time was originally estimated 10 months and was delivered in 10 months. Q. Are you happy with the house. A. Absolutely it is spectacular. Q. Did you meet all the new laws, eg energy efficiency, accessibility etc. A. Yes 7-star energy rating and all accessibility requirements. Q. Would you recommend to a friend or family to build with. A. Most definitely no hesitation at all. Q. Would we build with them again. A. Absolutely, very professional company with excellent tradesman and their eye to detail is second to none. Q. Did you get value for money. A. Most certainly, the quality lingers long after the cost is forgotten. Overall Chapmans Traditional Queenslanders are a company full of hardworking, helpful and professional people, who are dedicated to make your home exactly what you want it to be.

sales manager and he was fabulous he explained things so in depth. we also were very sure on what we wanted so he made the experience super interactive and explained how we can do what we wanted at not a big cost. Our contract did not change one bit through out the build unless it was some variations that we decided we wanted to change last minute which the team at Nesci were so helpful and on it with out making it difficult for us or making it feel like we were a burden. The build was as well managed as we could have expected- we did think that the supervisor could have been on site a bit more but at the same time we trusted that he trusted his contractors as he has worked with them for a long time and the workmanship compared to other houses that were getting built on our street was 10/10. I honestly could not stop recommending Frank Nesci to all our family and friends that are thinking of building. I would also like to make mention of how amazing our selections were we got taken around by their accounts manager and I truly do not think our house would look as good as it does if she was not there! She gave us such good advice and things to think about that you just wouldn’t even think of at the time. We have been living in our home for 5 months now and have had no issues at all we are still in love with it every time we walk through the door. So thank you to the team and Frank Nesci for making our first build so enjoyable!!! If we were to build again it would 100% be through them without a doubt!

An AAMI-arranged professional report found the roof non-compliant and states that the upper-storey apron flashings “were never installed correctly.” There are also serious issues with the balcony waterproofing (never done), resulting in water penetrating into the building. Despite these serious defects, Lofty refused even to inspect the property, simply relying on the 5-year warranty period. This has caused my family significant stress, health concerns and financial burden. Very disappointing workmanship and after-sales response. Based on my experience, I cannot recommend Lofty Building Group.

At the start of the process, the sales representative provided a clear introduction to the company—its values and the building materials used—reinforcing their focus on delivering a long-lasting home. They also quickly helped me identify a home that suited my needs. Throughout the settlement process, the sales representative was friendly and easy to deal with, consistently responsive, and did their best to accommodate my requests—including liaising with their solicitor to meet our requirements where possible.
Customer care has also been excellent: helpful and responsive in resolving any potential issues both before and after settlement. The handover presentation was thorough, covering all aspects of the home before I received the keys, along with a welcoming gift.

The guys dealt with the rectifications fast and efficient and far exceeded expectations! I was hugely impressed about how they took ownership of the problem and arranged absolutely everything to have it fixed and tidied up all a few weeks before Christmas! I know this was a really big job and took a lot of co-ordination so 10 points to the guys who don't usually get to sit on the pleasant end of the process!
