reviews before you think of going with this Queensland mob. They took FIVE AND A HALF YEARS TO BUILD OUR HOUSE. Two and a half years later it is falling apart along with the dodgy electrics from TAPP ELECTRICAL and the Bunnings fixtures and fittings that they put into our upgraded package. They have zero concern or respect for you as their valued customer or your future dream home. They have no shame, integrity, no sense of guilt, not a scrap of professionalism, attention to detail and I can safely say there is no pride in their product.!!! If I was them, or even working for them I would be mortally ashamed and embarrassed for the product they supply and with the lack of respect, ethics and morals in which it is delivered. The list of things that was wrong with this place when we first moved in was endless. Two and a half years later and the list is three times longer. You as a consumer deserve so much better than this. This is your money and your biggest investment, if you want something really beautiful and done with honesty, precision and pride then you need to swipe left immediately!!! I have reported them twice and I really hope others who have had the same misfortune have done the same!!! We need to stand our ground and put a stop to people like this who inflict greed and corruption onto their fellow man !!!! These people are exactly what is so wrong with the world today!

practically nothing significant emerged and what did emerge they rectified pretty quickly.

There are a few minor things that are not worth taking away a star from their rating for, but could be improved:

- we did feel invoices for some stages were handed to us earlier than what the condition of the house was. We did delay payment of the final invoice on these grounds and had no issues with that, but generally it would be better if they could define the stages more accurately and wait a bit with the invoices. I.e we got the Practical Completion invoice with incomplete plumbing, garage door, some tiling - since this was not a turnkey house it would be great if they could proactively update us on an expected handover date. We need to organise a lot of trades to come and finish the site and that is difficult if we don't know when they can come

This is about it. Honestly the house quality is very good, they finished quickly and came under budget (in our last variation we got money back). Would definitely build with them again!

They continuously were walking us through each step and advising of what it meant/included and what to expect through to answering any questions or concerns promptly and in a way I would understand. which is why we recommended our daughter to sign up for a fixed package home. We were copying the Oakford exhibition home so thought this should be straightforward.

One of the first problems we had was we found that the stud work had been built out of level with pieces of work which were defective which would cause problems for future wall fixtures ie TV or grab rails. Upon checking the brickwork ahead of releasing the next progress payment, we were horrified to find that over a quarter of the house of the exposed face brickwork looked like a chess board. This is an entertainment area.

The brick layers chose to carry on building knowing that the colour was completely different. There were plenty of the correct colour bricks at the front of the house but they couldn’t be bothered to go and get them.

The spacing (perks) between the bricks varied all over the house. We raised the issue immediately. The Oakford building managers response was that this was normal and wanted us to release the payment to them as it would be rectified. Their version of rectify was using Ecotone to spray the bricks to match the others.

While reading the email thread, which we were tagged in, we can see the brick company asking Oakfords manager “Why did the bricky carry on when the colour difference is so obvious?” the Oakford manager replied “I don’t know why it went pear-shaped.”

When we met the Oakfords manager we were met with patronising and sarcastic comments to us like “How many houses have you built?” He told us that the stud work would be corrected and followed it up with “What difference does it make as it’s going to be covered up anyway.” This stud work was never corrected and just covered up.

Against our wishes, they used Ecotone and the colour difference was still visibly different. They were requesting payment and threatening interest if not paid which is why we sought advice.

We were recommended a building inspector who advised not going through the HIA because Oakfords are members of the HIA and he said “It’s very unlikely that the HIA will rule against them.” He also advised against going through Consumer and Business because he said “By the time they get around to you your house will be finished and it will be too late.” It’s for these reasons we instructed a solicitor. After doing this, Oakfords offered to render over the affected areas for free.

The next problem consisted of the portico ceiling being incorrectly structured and resulted in the design being changed to make it look normal. The slab garage opening was laid incorrectly and needed to be rectified. Oakfords own structural engineer flagged that the ceiling joists were running in the opposite direction to what’s on the plans. The tiler laid the wrong tiles outside the laundry and they had to be ripped back up again.

Oakfords have been awful to deal with, their trades don’t check the plans. Their errors have become our problems. The house that we chose looks nothing like what we got. Our house is still not finished. We are no longer interested or keen to receive the keys after this experience. This was supposed to be our forever home but we know it definitely won’t be. Oakfords handling of the problems has caused nothing but stress and upset.

was doing his best getting the property ready, keeping us up to date on the progress, particularly on the last few weeks before hand over. When we found issues during the hand over inspection, he was very helpful to get them resolved immediately. Fast forward 3 months, as part of the 3 months warranty period, I am experiencing difficulty with Rendition Homes in having repair/incorrect items resolved. My experience with their maintenance customer service was poor. Even through I have been proactive in raising my issues, I felt that their customer service was bias to denying a repair request rather helping a customer resolve the issue raised.

Specifically, my issue was regarding an outlet behind the fridge that was installed low being behind the fridge causing the fridge to be placed further out of its spot and showing more in the hallway. I even provided a picture to show the fridge was showing too much from the fridge area. She denied this repair item in her initial reply, saying that "Our installers have installed the outlet at standard height. No further action to be taken as this is completed as required." I challenged this and requested that it be checked and determined if it installed correctly or not as the fridge is sticking out and looks unprofessional. She then replied, she cannot see it in my plans so she wanted to confirm if it was really part of the build. -- How can she say it was installed correctly (in the first reply) if now she is saying she cannot even see it from her end in the plans? But I let it go. I replied to her question - it was part of the build because it was there in the hand over, and I even discussed it with the site manager during hand over. She then came back saying, "Given this information, if it was in the wrong location, the site manager would have relocated the item. Our maintenance team are unable to assist with this unfortunately." Is this for real? We are not expected to find all the faults in that 3 floor property during that hand over inspection - that is why there is this 3 months warranty period so we can still raise items. -- I had to point that out to her as she denied it again.

I requested to speak to someone else to escalate the matter as I do not feel that she was being helpful. She ignored this request and requested another photo, now of the specific outlet. I replied to her saying, 'I described the issue clearly and given a photo of the fridge sticking out. Now she wanted to have a photo of the outlet, when there is already a fridge there. Next you will ask for me to measure the height of the outlet from the floor'. And she did, saying 'a measurement will be helpful as I could pass this onto the electrician to reply that it is at an acceptable height'. -- look at that reply...so biased on not helping. She wanted me to measure but she has made up her mind already that she will have her electrician reply that it was in an acceptable height.

It would have been better if the customer service should have said in the first instance that OK, we will have this checked if installed correctly before we can determine if it needs fixing.

It was only after 10 email exchanges that I had her to finally agree to have the issue checked out by someone who is not an electrician. It was a difficult experience. Such poor customer service. I have no confidence that she will approve the item to be rectified.

All of this is documented in our email correspondence.

I really wish someone can help me get this fixed. Having a standard fridge protruding because of incorrectly installed outlet at the back, is making the fridge is a trip hazard, especially when there are little toddlers.

I absolutely love the kitchen, smart layout, loads of storage! Pretty good for off the plan design.

I also got my finance through Rivergum’s finance partner, Truevest, Grant and his team were really helpful and made the process easy.

build. There is no way to speak with site manager and having to always go though a middle person. Have made many errors and even installed wrong air conditioning unit. Which now has made our house look and feel like a second hand house and not our new home. Forever putting us under stress and not following what's in final plan that was put though to our bank. Not wanting to take fult for there mistake and i would not trust there docasign as they have now produced forms that were not signed by us. Making us Forever make contact with them as no communication. Trades leave mess, rubbish and screws everywhere. With us finding lots of alcohol cans left around our house also. I could go on. They say they are finishing build early then the year when so many other builders build quicker and communicate more with home owners. Meeting build standards I glad we had our own inspectors go check out each stage as lots of errors.

felt that the consultant understood what we wanted and was very helpful and knowledgeable, this was evident when we looked at the first draft of floorplans. We were also very fortunate to have had an excellent site supervisor who although lacked some communication skills was extremely experienced and had a good eye for the small details so problems were identified and resolved before they became a major issue. The workmanship and build quality was excellent and the tradesmen on site were very respectful. There were a few minor delays that were due to the building environment at the time but overall we were satisfied with the way the build progressed. Due to the expertise of our consultant the design was finalised before the construction commenced which kept changes to a minimum which in turn kept our costs contained.

sales manager and he was fabulous he explained things so in depth. we also were very sure on what we wanted so he made the experience super interactive and explained how we can do what we wanted at not a big cost. Our contract did not change one bit through out the build unless it was some variations that we decided we wanted to change last minute which the team at Nesci were so helpful and on it with out making it difficult for us or making it feel like we were a burden. The build was as well managed as we could have expected- we did think that the supervisor could have been on site a bit more but at the same time we trusted that he trusted his contractors as he has worked with them for a long time and the workmanship compared to other houses that were getting built on our street was 10/10. I honestly could not stop recommending Frank Nesci to all our family and friends that are thinking of building. I would also like to make mention of how amazing our selections were we got taken around by their accounts manager and I truly do not think our house would look as good as it does if she was not there! She gave us such good advice and things to think about that you just wouldn’t even think of at the time. We have been living in our home for 5 months now and have had no issues at all we are still in love with it every time we walk through the door. At the start of the process, the sales representative provided a clear introduction to the company—its values and the building materials used—reinforcing their focus on delivering a long-lasting home. They also quickly helped me identify a home that suited my needs. Throughout the settlement process, the sales representative was friendly and easy to deal with, consistently responsive, and did their best to accommodate my requests—including liaising with their solicitor to meet our requirements where possible.

The guys dealt with the rectifications fast and efficient and far exceeded expectations! I was hugely impressed about how they took ownership of the problem and arranged absolutely everything to have it fixed and tidied up all a few weeks before Christmas! I know this was a really big job and took a lot of co-ordination so 10 points to the guys who don't usually get to sit on the pleasant end of the process!
