deposit. Immediately after signing, I was told the plan we had agreed upon was no longer applicable due to council guidelines.

I asked what checks had been done before signing the contract and taking the deposit, and why the plan’s suitability for the land had not been verified beforehand. I requested they submit for DA approval, but they refused outright, stating they only work through CDC.

What I find most frustrating is that we spent months finalising floor plans and modifications, and at no point was I told the plan would not be approved.

When I requested a refund of my deposit, they refused, citing a “change of mind.” After months of back-and-forth correspondence, they agreed to refund approximately one-quarter of the deposit.

Please proceed carefully if you are considering this builder. Before signing, they are very accommodating, but once the contract is signed, the attitude changes markedly.

I lost my hard-earned money and regret the day I decided to go with them for my dream home.

for over a year to continue operating it as a display home. Since the property was handed over to us after the display home was closed, we have encountered many issues, including poor to appalling workmanship, unfinished work and cheap materials that have not lasted. This included an internal bedroom door that mysteriously went missing between the final handover inspection with a Clarendon Homes representative and the first tenants moving in and making us aware of this, which Clarendon Homes replaced after a protracted argument, an upstairs bath missing its drainage pipe, which caused severe leakage through the suspended floor and ceiling below into the laundry at the ground floor when a tenant used the bath and pulled the plug the first time ever, other plumbing issues that caused leakages from the first floor to the ground floor requiring ceiling replacements, various electrical problems, replacing pool fencing panels that were falling apart after only a few years, poor workmanship on the rainwater tank requiring repairs, garden bed perimeter walls cracking and splitting apart and having to be replaced, replacing the central air conditioning unit long before it should have been, etc., etc., etc. Right now, we have a repair company on site to repair cracked and leaking boards and decorative hoods on the front elevation of the house. These defects were due to cheap, poor-quality materials being used and shockingly poor workmanship on the flashing on top of decorative hoods which allowed rainwater leakage into the house. In buying a display house, we thought we were buying top quality. We could not have been further off the mark. Never again will I deal with Clarendon Homes, and neither will anybody I know if I can help it.

fantastic - the site looks clean and tidy for the most part and the workmanship quality is great. I would like to see DAH spend more time in outlining insulation and the steps taken to ensure their houses are energy efficient. I would have liked sarking under my roof, however consultants I spoke to had no idea what sarking even was, let alone whether it would be on the house. There is no provision to add this in at any point and now the roof is on it is too late. I understand Australia/West Australia's rules deem sarking not mandatory, but it would be good to have the option.

beyond during the planning stages. We had a pretty clear vision of what we wanted, and Aaron worked with us to make it happen. Nothing was ever too much trouble, even with the amount of customisation we threw his way.

Equally, Trent Newton deserves a huge amount of credit. His communication throughout construction was excellent, he was always approachable, and any questions or concerns were dealt with promptly. His attention to detail and commitment to getting things right really stood out.

Given the size and complexity of our build, I fully expected a few headaches along the way, but the entire process was surprisingly straightforward.

18 Weeks Into Our Build – Slow but Steady We are currently 18 weeks into our build with Content Living, and so far our experience has been mixed. … Read more

Our biggest frustration has been the slow and inconsistent progress of trades on-site. Work seems to be very stop-start, and we haven't really experienced a trade commencing a stage and seeing it through to completion without interruptions or lengthy gaps.

We completely understand that trades are juggling multiple jobs and that delays are part of building. However, it can be frustrating watching stages drag on when there appears to be relatively little work remaining.

Communication has also been inconsistent at times. We initially received regular weekly updates, which were appreciated, but these stopped for a period, leaving us having to follow up ourselves.

On a positive note, following a recent discussion with Content Living, our concerns were acknowledged, and we've been assured that regular weekly updates will resume.

We have also engaged our own independent building inspector throughout the construction process. Following the submission of inspection reports to Content Living, we have been pleased with how quickly they have addressed and rectified the defects identified. This has been a definite positive in our experience.

Overall, we have been mostly happy with both Chloe, our client liaison, and Lee, our site supervisor, and appreciate their assistance throughout the build so far.

We understand that our site supervisor is currently responsible for approximately 38 homes, which seems like a significant workload for one person. We do wonder whether additional supervisors would help ensure each home receives the level of attention, oversight and consistency that clients are paying for and reasonably expect.

Our frustrations are therefore more around the pace and continuity of the construction process rather than the individuals involved.

As we approach lock-up in the coming weeks, we're hopeful that the remaining stages of our building journey will be a little quicker, smoother and more consistent, with fewer interruptions between trades.

We're excited to see our home come together and look forward to updating this review as the build progresses.

the time for prestart and other activities i am not counting. It took 14 months to complete from slab down. In reality only 4 months the real work happened rest of the time my work got postponed. And my site was ruined with weeds and other plants which later i paid to get it cleaned.( they removed building materials after construction) and on handover day MY HOUSE WAS IN MIDDLE OF AUSTRALIAN BUSH AND WEEDS. THE Sales persons commitment was 8 to 10months. Never trust sales and prestart. They will change things which they agree on prestart (which looks better and they offer you that for free, which later they will tell u that it is not available so choose cheap item from their available list or pay for expensive). Immediately after I SIGNED THE CONTRACT, WHEN I TALKED TO OPERATION TEAM THEY SAID THEIR BUILD TIME IS 12 MONTHS WHICH AGAIN DELAYED 2 MORE MONTHS. If you want to know the reality ask your sales person that you need to talk to the operation head or the building supervisor and need a commitment from them on the deadline then the truth will get revealed infront of you.

Management is heartless they dont listen to your grievence. My solar installation got postponed atleast 5 times just because Ross north didnt finish their job or they didnt allow my solar panel installers to their job. CRACKS on floor and WALL. even before handover, i got cracks on my floor and wall. And my HOT WATER UNIT is broken and whenever i tried to get help they want me to contact the installer now i am running between pillars. POOR ARCHITECTS OR ENGINEERS They will throw unwanted drainage pipes around your house which is opening to nothing. Later they will cover is with plastics... They dont have esthetics too my elevation have a stupid drainage pipe running on my elevation piller and when i asked about that they told me it is part of complaince. But there is another 10 houses newly built in my street SERPENTINE MEANDER, GOSNELLS 6110 and non of them have this pipe. And most annoying part is 2 DRAINAGE PIPE WHICH IS ONLY 30CM APART

POSITIVE ATTRIBUTE is they make your house big and use maximum space allowable.
